DEED OF WAIVER OF UNREGISTERED

LAND
KNOW ALL MEN BY THESE PRESENTS:
This DEED OF WAIVER is made and executed by and
between:
LILIA S. PISKA, of legal age, Married to Edward K. Piska,
Filipino Citizen, and a resident of Camp 8, Bontoc Village, Baguio
City, Philippines, hereinafter referred to as the TRANSFEROR;
-andDONALD K. SOMNGI , of legal age, married to Laura
Somngi, Filipino citizen, and a resident of Camp 8, Bontoc
Village, Baguio City, Philippines, hereinafter referred to as the
TRANSFEREE;
WITNESSETH: THAT
WHEREAS, the TRANSFEROR is the PARAPHERNAL
OWNER of a parcel of land covered by Tax Declaration No.
04-009-00157, located at Kadattay, Dalican, Bontoc, Mountain
Province;
NOW THEREFORE, the TRANSFEROR by these presents
hereby WAIVE, CEDE and QUIT-CLAIM in a manner absolute
and irrevocable, the above stated parcel of land, in favor of the
TRANSFEREE;
WHEREAS, the TRANSFEROR does hereby warrant valid
title to, and peaceful possession of the property herein sold and
conveyed and further declares that the same is free and clear
from encumbrances of any kind;
FINALLY, that the TRANSFEROR shall defend the
possession and ownership of the above-mentioned parcel of land
herein waive to the TRANSFEREE, against any possible claim of
ownership by any third party and adverse claimants.
That Article 1623 of the NEW CIVIL CODE had been
complied with and that herein parties agree to register this
instrument under the provisions of Sec. 194 of the Revised
Administrative Code as amended by Act. No. 3344.
