Executive Summary

Ms. Piper Stevens is the owner of Thorntree Farms, home to the 2009
Kentucky Derby winner. Public tours are held at Thorntree Farms on the weekends
to allow the public to gain firsthand knowledge of the process of raising
thoroughbred horses. Ms. Stevens has requested that the barn on Thorntree Farms
be transformed into a luxurious space with stalls for horses, office space for
business arrangements, as well as a lush master suite to be used by her farm
manager, John Hanson. The barn at Thorntree farms contains two stories with each
floor made up of 1986 square feet. Both floors are completely gutted with the stairs
and elevator to remain in their original place.

The first floor of the barn will have stalls for the horses made of rich woods
and wrought iron finishes to make the space feel high-end but retain the rustic
quality of the barn. A welcome area will be included adjacent to the entrance to
welcome tour guests on the weekends. An office space, conference room,

kitchenette, and office supply storage will also occupy the first floor. The office suite
will need to be separated from the horse stall areas and areas where tours will be
held. All areas on the first floor will be ADA compliant. A blend of warm earth tones,
muted textiles, rugged leathers, and rich wood will be used in the space to make it
feel inviting to guests.

The upstairs suite will exude luxury with its gourmet kitchen, ample dining
and living areas, master suite, and gym. Ample acoustic insulation will be included
to create separation from the activity on the first level. Cool earth tones mixed with
lavish textures will come together to make the space feel luxurious as well as
comforting for its inhabitants.

Notes:


First floor needs to contain two to three 12x12 minimum horse stalls. Client wants
stalls to have the appearance of a luxury home. A tack room should be located close
to stalls. The area close to the stalls will be a high-traffic area due to horses being
brought in and out as well as the tours on the weekends.

First floor should also have a professional office suite to house functions associated
with raising thoroughbred horses. Should include: small conference room, office,
kitchenette, public restroom with single toilet and sink, and office supply storage.
This space should be separated from stall area where public tours are held on
weekends. All spaces on first floor should be ADA compliant.

Second floor is to be occupied by farm manager John Hanson. This space needs to be
as comfortable as possible and have the amenities found in a luxury home. These
amenities should include: exercise space, luxurious bathroom, and a gourmet
kitchen with six-burner range, counter depth refrigerator and prep sink.

Original single-pane windows remain throughout. First floor is well shaded, so new
windows may not be needed. Second floor does not have much shade, so a more
energy efficient option would be recommended. These windows will need to look
rustic like the rest of the barn. If there is room in the budget, the windows on the
first floor may be replaced as well.
