General Reminders

Homeowner Association fees is due by the 10th of each month. They may be dropped off at the clubhouse
(bottom floor, in the mail slot), or mailed to:

Residents who are delinquent with the payment of fees or assessments will forfeit their right to use
the recreational facilities and the gated access to the community. A $25.00 late fee plus interest at
the rate of 18% will be added to past-due accounts. A $10.00 fee will be charged to reactivate the gate
openers. Monthly invoices for association fees are not sent out by the management. If you are a new
resident please contact Gary Carter at 568-1580.

It is important that all residents have a current copy of the Covenants, Conditions and Restrictions. If you
have not received your copy please contact Gary Carter.
The clubhouse is available for rental by any resident. However, it is limited to residential use only and
must not be used to conduct business, sales meetings or for profit. Rental fees are $35 plus a $15 cleaning
deposit (please make one check) all of which must be paid when making your reservation. The cleaning
deposit will be credited to your account upon inspection of the clubhouse by Gary Carter. If you wish to
cancel your reservation, you must notify Gary 48 hours after making your reservation; otherwise
you will forfeit your $35. Please clean up and vacate the clubhouse by 12:00 midnight and remember you
are responsible for any damage that occurs during your rental. There is a calendar in the glass cabinet
down stairs with days that are taken.
When outside, all pets including cats must be on a leash at all times; this is a Sandy City Ordinance. Pets
must not be tied up outside and/or left unattended at any time. All pet owners are required to clean
up after their pets immediately! If we have to clean up after your pet you will be charged for the
expenses. We have received complaints about dogs barking and creating a disturbance, sometimes even
when the dog is inside a unit. Please ensure that your pet does not disturb other residents, especially when
you are away. As per the C, C&R's, we are enforcing the 25-pound weight limit for dogs. Any dog
weighing over 25 pounds must be approved by the Homeowners Board otherwise the dog will be removed
from the property. Contact Gary Carter if this situation applies to you. Each person bringing in or
keeping a pet on the property is liable for any injury or damage that occurs to persons or property. When
taking your pet to potty please respect unit owners and try to stay away from there patio areas & dont
use the same area every time. We would like to keep healthy grass. All Dogs & Cats must be registered
with the office.

Please do not bring delivery trucks, moving vans, boats and motor homes, etc., through the gates. These
vehicles are required to enter the property via the 7800 South entrance only. Damage to the gate will be
the responsibility of the negligent homeowner. The Association is not responsible for any damage
caused during the use of the gates. A word to the wise, some drivers are opening the gates way
before they get to them, you are taking a risk of the gates hitting your vehicle. Pull up to the gate
then push the opener. Remember the gates close automatically. Dont push the button again after
The gate has started up or you will take away the delay, and the gate could come down on your car.
There are many decks and balconies that are in need of painting and/or repair. It is the homeowners
responsibility to keep these areas maintained properly (this includes the privacy fences around the town
homes which constitutes limited common area). If you fail to do so you will be issued a written notice.
Noncompliance will then result in the Association completing the repairs for you at the homeowners
expense. Gary Carter or the Board must approve all repairs and paint colors. Gary can advise you on the
approved paint colors and repair and maintenance requirements. There is water damage on the outside of
several buildings caused by leaking flowerpots and/or over watering also leaking decks. The homeowner
will be responsible for the repairs so please check these areas. Installation of flower boxes must be
approved by the Association.
Those wishing to submit a request for repairs must do so with a Maintenance Request form. This form is
available from Gary Carter and is required before any repairs will be made.
To prevent traffic problems and more importantly, allow access to all areas by the Fire Department, all
residents and their guests are required to park in designated parking areas at all times. This also applies to
recreational vehicles, motor homes and trailers. These vehicles must be parked in the RV storage lot
without exception. Exceptions are made for those people that are moving, delivery vehicles and
maintenance vehicles. Homeowners are responsible for making sure that their guests park in
designated areas. Just because guest parking is full near your unit is not authorization to park on the
street. There is always guest parking somewhere in the complex. We realize that our complex is lacking
in guest parking, therefore we ask all residents for their cooperation in this matter. We need all
homeowners to park in their garage or driveways or carports when possible to free up guest
parking. Street parking Violators will be towed. If your vehicle is sticking out past the outside of the
gutter it is considered in the street. Vehicle that is inoperable or unregistered must park in garage,
driveway or carport.
The RV parking lot is available for those needing storage spaces for, boats, motor homes, etc. Rentals
fees are $20 per month for open parking, $15 for covered parking.
Please put all trash in the dumpster and close the lid. If the dumpster is full, please
go to the next one that is available. Do not leave any trash outside the dumpster. Boxes and other large
objects must be broken down before discarding. The disposing of mattresses, box springs, building
materials, bikes, etc., is not permitted. You must discard these items off the property yourself. Violators
will be fined. Please put all paper and cardboard in the recycle Green bin.

Renters must be aware that they are required to follow all of the rules of the complex. Failure to do so
can result in the termination of their lease agreement. Homeowners are responsible for their renter's
actions and are required to inform renters of all rules. All renters must be registered at the office names
and phone numbers.
Flowers and shrubs that are planted by residents become the property of the Association. Please mark
seeds and bulbs so the maintenance people can avoid damaging them. Trees & Shrubs to be planted
MUST be approved before planting. Those with Rose Bushes must keep them trimmed or we will have
the gardeners trim them. Please reframe from feeding the pigeons we have spent a lot of time and money
to remove them.
Be courteous to your neighbors by keeping the volume levels down on televisions and stereos.
The washing of automobiles in the driveways is not permitted. If you wash your vehicle in your driveway
you will be assessed a water use fee. Please check your toilets and faucets to make sure they are not
leaking to keep the water bill down.
Tri-level residents should help keep the stairs and landings clean. We should all help keep the common
areas clear of trash, including cigarette butts. Please do not throw trash, sweep or shake rugs over balcony,
it lands on the unit below.
If you as a Homeowner plan on being away from your Condo for any extended period of time- you may
leave a key with Gary or a neighbor to provide emergency entrance. If you would notify Gary of your
plans in case there is a problem. Shut off your water.

Pool & Hot Tub Rules


1. Each homeowner using any Briarwood Springs recreational facilities
shall have in their possession and in plain view at all times, a
recreational use badge issued by the Briarwood Springs Condominium
Association.
2. Any guest using any Briarwood Springs recreational facilities must be
accompanied at all times by a homeowner of the Briarwood Springs
Condominiums.
3. All homeowners and their guests shall use the recreational facilities only
between the hours of 6 a.m. to 10 p.m. Pool limited to Homeowners and up
to a maximum of 10 Guests. If you have more guests you must rent the
Clubhouse.
4. Those using the recreational facilities shall make every effort to keep noise
levels to a minimum so as not to disturb other residents.
5. The use of any food or glass containers in the pool and spa areas is strictly
prohibited excluding the upper patio area adjacent to the clubhouse. Pets are
prohibited anywhere in the recreation area.
6."Regulation" swimwear must be worn at all times when using the pool and spa
areas. The wearing of cutoff jeans, etc. is prohibited. No nude bathing is
allowed!
7. Any individual under the age of 14 must be accompanied by an adult
homeowner at all times when occupying the pool area or when swimming. It is
prohibited for any infant or child who is not toilet trained to use the pool & Spa

8. Children under the age of 14 may use the spa only when accompanied by their
adult homeowner. Under this rule, "accompanied" shall mean the child will be
considered "accompanied" if their adult homeowner is occupying the area
around the outside of the spa or sitting on the edge of the spa. Children
under the age of 5 are prohibited from using the spa ( hot tub ). (state

9. Diving into the pool or spa is prohibited.
10. Running or horseplay in the pool and spa areas is prohibited.
11. Use of bobby pins, hair clips, rubber bands, etc. is prohibited in the pool and
spa.
12. All individuals using the pool and spa areas shall clean up after themselves
and discard all trash in the proper manner.
13. Lights shall be turned off in the restroom and exercise areas when finished.
14. The doors to the clubhouse and gates to the pool and spa areas shall be closed
and locked at all times.
15. The cover to the spa shall be replaced whenever the spa is not in use.
16. Those using the grill shall clean it after each use.
17. The pool and spa shall be used for its intended purpose only. The pool and spa
shall no to be used for washing.
18. Mechanical irregularities, damage or any safety hazard concerning any
recreational facility shall be reported immediately to Gary Carter or to any
board member.
19. Violations of the rules by any individual shall be reported immediately to Gary
Carter or any board member.
20. Any accident or injury that occurs in any recreational area shall be reported
immediately to Gary Carter or any board member. Emergencies call 911

NOTE: The glass door (south) to the clubhouse will remain unlocked during pool hours. If you
insert the key it will lock the door.
Other Facilities Rule
If you are using one of the recreational facilities (tennis court, volleyball , basketball or exercise
equipment) and another resident expresses a desire to use it, please relinquish it within one hour of the
person making the request.
