LEAVE & LICENSE AGREEMENT

THIS AGREEMENT OF LEAVE AND LICENCE made and entered at Chennai this 1 st
day of April 2012, BETWEEN Mrs. P. USHA, owner of 444/197, Goutham Apartment,
L.B. Road, Thiruvanmiyur, Chennai-600041 (hereinafter called, the LICENSOR which
expression, unless repugnant to the context or meaning thereof shall include his heirs,
executers and administrators) of the ONE PART AND Mr. A. RAMESH, working with
M/s Cognizant Technology Ltd., Chennai 600045, (hereinafter called the LICENSEE
which expression, unless repugnant to the context or meaning thereof shall include his
heirs, executers and administrators) of the OTHER PART.
WHEREAS THE LICENSOR is the exclusive and lawful owner of the 444/197,
Goutham Apartment, L.B. Road, Thiruvanmiyur, Chennai-600041, admeasuring area of
650 sq.ft. (Built up) approximately (hereinafter referred to a said Flat).

AND WHEREAS the Licensee has approached and requested the Licensor to
allow him to use and occupy the said flat/room premises for residential purpose on
Leave and Licence basis for temporary period of Twelve (12) months;
AND WHEREAS Licensor has agreed to do so on the following terms and
conditions obtained hereunder:-1.

That the Licensor has permitted the Licensee to use and occupy the said flat/room
premises for residential purpose on Leave and Licence basis for temporary period
from 1st April 2012 to 31st March 2013.

That the Licensee has deposited with the Licensor the sum of Rs. 30,000/(Rupees Thirty thousand only) being Security Deposit for the due performance of
terms and conditions of this Agreement and the Licensor does much admits and
acknowledge the receipt of the same hereunder.

3.

That the Licensee hereby agree to pay a sum of Rs. 8,500/- (Rupees Eight
thousand and Five hundred only) being the monthly compensation and the
Security Deposit amount shall be returned to the Licensee on or before the
termination of this Agreement.

4.

That the Licensee shall pay the electricity charges of said flat/room premises to
the concerned authorities in the name of Licensor every month during the period
of this Agreement.

5.

That the Licensor shall pay the maintenance charges of the said flat/room
premises to the concerned society/authority every month during the period of this
Agreement.

6.

That the Licensee shall not claim any rights or tenancy, sub-tenancy and/or
protected tenancy over the said flat/room premises during the period of this
Agreement.

That the Licensee shall not let, sub-let transfer the said flat/room premises to any
person or persons during the period of this Agreement.

8.

That the Licensee shall not make any alterations, additions, changes to the said
flat/room premises without consent of Licensor during the period of this
Agreement.

9.

That the Licensee shall not carry on any illegal trade and/or shall not store any
hazardous articles in the said flat/room premises during the period of this
Agreement.

10.

If either of the party intends to terminate the said Agreement before 12(Eleven)
months period, such party shall give one months written notice in advance to the
other party.

11.

That the Licensee shall handover the exclusive vacant and peaceful possession of
the said flat/room premises in good condition to the Licensor on termination of
this Agreement without any due process of law, and on the same day Licensor
shall repay the balance amount without any interest to the Licensee thereon.
IN WITNESS WHEREOF, both the parties here to have hereunto set and
subscribed their respective hands on the day and year first hereinabove
mentioned.

Rent Receipt
Received a sum of Rs. 8,500/- (Rupees Eight Thousand and Five Hundred
only) vide cash from Mr. RAMESH ANGAMUTHU towards the rent for
the month of APRIL 2012 for the Ground floor of the premises occupied by
him at Flat E17, No: 444/197, Goutham Apartment, L.B. Road,
Thiruvenmiyur, Chennai-600041.
