5. Introduction and Objectives of the Project. In each assignment in this class
please focus on What Problems You Want to Solve and How? This will
make you a more efficient and better professional.
This project looks at the critical environmental requirements of the Earlfort
Enterprises project management process.
The objective is to analyze and understand different project management tools
and ideas that can be implemented to help the project and improve the

environment. This will be solved by looking at examples and how they can be
implemented for marina construction projects.
6. A brief description of the methodologies applied.
A review of the book content and website content was applied for this project.
7. The Main Body of the project: Based on the process model in Assignment 1
(above) (Note: The DVD videos in your eLearning Pack offer excellent
process examples with requirements analysis opportunities !)
1. CRITICAL REQUIREMENTS: Identify critical requirements, as
described in Appendix A, and
2. HOW these apply to your company.
Additional Critical Requirements:
Site Location: This has a huge important on how the project will be run.
Depending upon the location to the water, the size of the slips and the
vicinity to transportation will direct how the project will run. Even the
access to electricity and work force will be a limiting factor on what can be
built.
Planned Population: The factor is the type of people who will be using the
marina. If they are more of the deep sea fishing types, then larger boats
and larger slips will be needed. Additional facility for gutting fish and
keeping it fresh will be required as well. If it is more recreationally, the
facilities for Wave Runners and boat ramps will be required. This will also
need to make sure that any trucks that get close to the water to not drop
any toxic liquids into it.
Cost: Cost is important in any project, and this is no different. A good
understanding of what the client wants and how much they can spend is
essentially to giving them a product they can be happy with. This client is
willing to give you money, so the company needs to make sure it is spent
well and efficiently.
Company Culture: This is not a tangible requirement, but something that
will need to be strong for the company to succeed. The people who work
at EarlE are driven to always do their best and improve themselves both
professionally and personally. They want to do their best when they go to
work every day and they feel proud of the work they did when they go
home. This type of culture is not easy to foster, but when it is, it can
create a very high functioning organization.
3. Write ABOUT YOUR EM / Project Management DECISIONS: What are
your decisions as an Engineering Project Manager and why? Write

about 200-250 words on each main topic in Appendix B, and how

these principles, methods, tools, challenges and solutions would
shape your company (the 5th company).
Pollution by the Construction Industry
Earlsfort Enterprises understands very well that due to our type of
construction and the location, there is a very high chance that our
projects could create pollution in the area of these resorts. As all of
these projects will be located on the water, trying to prevent water
pollution will be the biggest concern, along with air and noise
pollution. This will be done with a strong culture at all levels to
reduce pollution as low as possible from all levels of the company.
Pollution control is a very important requirement that is captured in
the Earlsfort Enterprises(EarlE) project management process. A
major part of the process is a site visit to understand the site and
make sure any potential sensitive areas are identified and sources
for pollution are identified. Another important aspect of this visit is
the ability to identify the best method to transport the required
materials to the site. This will also include an assessment to
identify a method that will provide the least amount of pollution to
bring the required materials to the location.
Air Pollution
The largest source of air pollution from EarlE projects will occur
during the sustaining portion of the project, when the watercraft are
operating and the construction is done. Overall, greenhouse gas
emission will be lowered by the process to determine the correct
watercraft and engine for the location. This will ensure that the
lowest sized engine will be used for the projects, leading to lower
emissions over time.
During the construction project itself, the site visits transportation
assessment will provide additional opportunities to lower carbon
emissions. This clever tool will provide a method to determine the
most efficient manner to get the materials to the construction site.
The best roads to get the materials in, potentially bringing the
material in by boat, or rail, or even helicopter. (Helicopter will only
be reserved for very remote locations).
Another important aspect is the efficient method of construction that
will be implemented. Heavy equipment will have to be used (front
end loaders, back hoes, etc) to complete the work. They create
a lot of carbon emissions, and therefore their use must be

minimized. During the project planning phase, the specific timing

for construction will be determined, and the most efficient
construction plans will be utilized. This will prevent non-value
added use of the heavy equipment and lower greenhouse gas
emissions.
Additionally, air monitoring equipment will be set up on site to
ensure the site does not negatively affect the local air.
Water Pollution
This is the most important pollution aspect of EarlEs process.
Water is essential to all life, and therefore any potential impact to
water by the construction project must be controlled and limited. A
lot of this is done by some very simple ideas that have been
implemented.
The first is a very simple idea, but difficult to implement. That is
capturing any wastewater that is created during the construction
project. Wastewater can be generated from many processes, such
as tile cutting and cleaning methods. That wastewater can include
my things that are dangerous for the local environment, such as
paint thinner, heavy metals, and other toxic materials. It is
important to either clean those waters before releasing them into
the environment, or to dispose of them properly. It is also important
to make sure all potential dangerous chemicals are stored properly,
to prevent in inadvertent discharge into the local waters.
An important part of EarlEs mission is integrity. As a lot of projects
that EarlE will execute will be located outside the US, there may not
be strong environmental regulations to follow. EarlE will hold itself
to higher standards than those local require.
Noise Pollution
Even though noise pollution is only temporary, and will dissipate
quickly, does not mean it is any less important. An easy method to
not disturb the local population will be to only work between the
hours of 8 and 5, when people are up working already. This way
the locals will not have their sleep pattern affected and they will not
be angry with the local contractors.
Additional methods used to quell noise pollution include just smart
construction methods. This includes using the newest tools that
have sound damping devices, and limiting the use of air
compressors. Proper maintenance of the devices can also help

lower their generated noise. Sound shields can also be placed to

limit noise from leaving the site.
Measures to Prevent Pollution
There are many methods that can be used to prevent pollution on a
construction site. A large concern for EarlE will be to make sure to
prevent any pollution from spoiling the local waterways that the
company will be working on. Hence a lot of the focus will be to
ensure the prevention of any run off from the site into the waterway
that can spoil the local ecosystem. To really focus on this, the team
will devise ways to plant local foliage around the site, but better
hold onto the soil and prevent excess drainage. This will be
difficult, as the plants will need to be robust enough to perform their
anti-pollution duty, but also look nice enough for when the job is
done.
Another method will be to use as many non-toxic and
environmentally friendly chemicals as possible. This can include
paints, paint thinners, processing oils and solvents. While this may
not be the cheapest method, it is the most important method as it
will keep the environment pristine that the future travelers are
coming to see.
At the end of each working day, there will also be a pollution
conclusion. This will be a review to determine how much air and
water pollution were created that day. This data will be grafted to
determine the overall projects impact, and also act as a message
to the workers on how their actions can affect the amount of
pollution created.
Pressure to Clean Up:
As identified in the water section above, an important aspect of the
EarlE company is its integrity. This is important when it comes to
the pressure to clean up any spills or mistakes that might take
place. EarlE is not driven by law enforcement or regulations to
clean up any spills, EarlE is driven by the right thing to do.
While there are many laws on the books for environmental
considerations, they are not the same in every country. EarlE will
take a look at all the environmental regulations that every country
they do business in has, and determine which are the most
stringent, and go above that. That is something that we owe to the
environment and all future inhabitants of this planet.

It is still a good business choice as well, as it can prevent any

potential fines from local governments. It can also maintain EarlE
as a positive company, but showing how progressive it is when it
comes to environmental matters. It will aim to be a pinnacle of
environmental reform that all other construction companies can
look up to.
Some Useful Sustainable Green Resources
EarlE will also aim to create construction projects that are Low
Carbon. This means that the entire project will be constructed in
such a way to lower the carbon footprint and improve the global
environment.
A very easy method to control this is highly efficient HCAC
systems. The systems will be monitored and controlled to limit the
output during heavy use times. It will also use them smartly, but
cutting back requirements when people are not present in that
location. Strong insulation in the building aspects of the site will
also help with the overall efficiency of the location but lowering the
HVAC requirements.
Solar panels will be implemented to provide energy for the location,
and systems to heat water from the sun will be used. This will
prevent electricity from the grid from being used, which will lower
the reliance on fossil fuels.
LEED Green Building Certification and Rating Systems
Another option for EarlE projects is to acquire a Leadership and
Energy and Environmental Design certification for the site. This is
a well known and appreciated certification that demonstrates that
the leadership for the location really cares about the environment
and they want to focus on improving their environmental impact.
This is a very strong tool for any construction project management
as it focuses on improving the energy efficiency, indoor
environmental quality, material selection, sustainable site
development and saving water. This is an international standard
that is accepted in many places, which will be useful for the
multinational corporation that is EarlE.
All of the items that have been identified in the project will go
toward the LEED certification, and be beneficial to all parties
involved.

Major Responsibilities of a Construction Project Manager

The project manager is important because they are the boss, and
the success of the project is dependent upon them. They have to
know what the end result will be, and how they will get there. This
involves breaking the project up into many small steps that can be
easily digested, tracked and completed.
Something that is not as easily identified is the interpersonal skills
required to be a project manager. You need to have the skills to
understand what the clients needs are, and being able to make
them feel better when the project might not be going according to
plan. You also need to be strong to work with the executers, to
convince them to keep going when times might be tough, and hold
their feet to the fire when required.
Risk Identification, Risk Analysis and Reduction
It is very important for any project to identify its risks and make sure
they are reduced as much as possible. There are many tools
available to a project manager to assess the risk, such as Process
Failure Risk Analysis, Failure Mode Effects Analysis and many
others.
It is very important that the potential risks are identified, so that they
might be designed out of the project, or at least accounted for.
More work on the front end to identify those potential issues can
save a lot of time on the back end. It is much better to do
something right the first time rather than have to redo it multiple
times. And proper risk management can help do just tha.
Secrets To A Successful Construction Project...
A successful construction project is not the work of just the project
manager. It is the outcome of the work of the entire team, and it
should be congratulated as such at the end of the project. The
team must work together, be engaged, and work to each others
strengths to be successful. Some teams may naturally fall into this
category, while some teams may need a strong project manager to
push them to it. Overall, the final output is only as successful as
the team is.
