RENTAL AGREEMENT

THIS RENTAL AGREEMENT ENTERED INTO AT BANGALORE,


KARNATAKA, on this 1st day of August 2015,
BETWEEN Mrs. ASHAD .H, #21, Vaikuntam Layout, Kundalahalli, Bangalore-560037,
hereinafter called as the LESSOR Which expression shall unless repugnant to the
meaning or context thereof, mean and includes his successor in title and assigns of the
ONE PART: AND

Mrs. RAMYA C.S w/o Mr. NAVEEN KUMAR B. T, Working at Intel


Technologies(WWID-11628127),Hypercity Buliding, Kundalahalli Gate, Bangalore560037, Permanent address: #M319, Second Stage, M-Blcck, Kuvempungar Mysore,
Hereinafter called as the LESSOR/OWNER Which expression shall mean and include
his/her heirs, legal representatives, administrators, assigns, executors etc., of the OTHER
PART:
WHEREAS the Lessor is the absolute owner of the residential Premises situated at #20,
Flat No 102, 1st Floor, Vaikuntam Layout, Kundalahalli, Bangalore-560037,
(Hereunder and hereinafter referred to as the schedule property).
1. DURATION:
The duration of the lease will be initially for a period of maximum period of Eleven (11)
MONTHS commencing from 01.08.2016
2. RENT:
The monthly rent payable by the Lessee to the Lessor for the Schedule Property shall be
Rs. 15,500/- (Rupees Fifteen thousand five hundred only). Excluding water and KEB
charges and Rs 150/-, outside cleaning & maintenance charges extra, the rent amount will
be effected up to 10% after 11 months for further extension of the agreement on mutual
understanding. The rent shall be payable by Lessee on or before 5th of every next month
of English calendar.
3. INTEREST FREE DEPOSIT:
An interest free security Deposit of of Rs. 75,000/- , (Seventy Five Thousand only) by
way of Cash given to LESSOR on / /07/2016. The same will be refundable by the
Lessor to the Lessee at the time of vacating the schedule property after deducting any
arrears in rent and electricity and any damages to the property and/ or fixtures and
fittings, etc. The said sum carry no interest and refundable to the Lessee a the time of
termination by handing over the premises to the Lessor as it was let out to him.
4. MAINTENANCE/ ELECTRICITY
The Lessee shall maintain the Schedule Property in a state of good order and condition.
The cost of electricity based on usage and as charged by BESCOM will be borne by the
Lessee.
5. PROPRTY TAX:
The Property tax and all other taxes, rates, ceases, assessments, duties and other outgoing
payables hereinafter in respect of the schedule property to the Municipal Corporation or
any other authority of Government of India shall be borne by the Lessor.

6. INTERNAL MAINTENANCE:
The Lessee shall maintain the schedule property in state of good order and condition and
shall not cause any damage or disfigurement of the scheduled property or to any fittings
and fixtures therein always, except arising out of normal wear and tear, earthquake, floor,
act of God or other irresistible forces. Any an equivalent amount may be deducted from
the security deposit at time of vacating the schedule Property.
7. ADDITIONS AND ALTERATIONE:
The Lessee shall not be entitled to make any additions or alterations to the schedule
property, which involves structural charges without the written consent of the lessor. The
Lessee shall however be entitled to fix telephones etc., The Lessee shall be property and
shall be made as good as it was handed over by the Lessor to the Lessee.
8. USER:
The Lessee shall use the schedule property only for residential purpose. The Lessee shall
keep or store in or upon any part of the schedule premises any goods of combustible or
explosive nature, except those used for residential purposes.
9. INSPECTION:
The Lessee shall permit the Lessor or his designated representatives, during reasonable
hours in the daytimes and upon making prior appointment by the Lessor with the Lessee
to inspect the schedule property and will permit the Lessor to carry ou such works within
the schedule property, which are required for the general upkeep of the whole building.
10. TERMINATION/ EXPIRY/ REVOCATION OF THE LEASE:
The agreement shall be liable to be terminated by either the Lessee or the Lessor by
giving one month of written notice. The security deposit will be refunded by the Lessor
to the Lessee at the time of vacating the schedule property. At the time of vacating one
month rent repainting charges will be deducting. Before 11 months vacating the premises
2 months rent will be deducted from the security deposit. At the tine of vacating to be
vacated around 28th of that month.

Consisting of one bed room, hall, kitchen and one bathroom.

IN WITNESS WHEREOF the parties have executed this agreement in the presence of
