CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:


This Contract of Lease, made and executed in Baguio City, Benguet Provice,
Philippines, this 23rd day of July, 2015, by and between:
MEGATOWER RESIDENCES, represented herein by its President, Fernando Tiong,
with office address at MegaTower Residences, Sandico Street, Baguio City, hereinafter
referred to as the LESSOR;

Arlova Joy Puyot legal age 26 years old, and a resident of Sapphie St. NPC Subd.
San Carlos Heights Baguio City, herein referred to as the LESSEE.

WITN E S SETH :
WHEREAS, the LESSOR is the owner of several condominium type unit
identified and known as MEGA TOWER RESIDENCES, (PROPERTY, for brevity),
located at Sandico St., corner Tecson St., Baguio City;
WHEREAS, the LESSEE is leasing and the LESSOR has agreed to lease to the
LESSEE, the unit identified as 2B 50, provided with furnishings listed hereto as
attached and forming part of this Contract;
NOW, THEREFORE, for and in consideration of the foregoing premises,
LESSOR hereby leases to the LESSEE and LESSEE hereby accepts by way of lease from
LESSOR, the Property, subject to the following terms and conditions:
1. TERM - The term of this lease shall be for a period One (1) month to start on
July 23, 2014 and ends on August 23 , 2015, renewable for another term,
under conditions governing this Contract, provided a written notice of renewal
is given by the LESSEE to the LESSOR at least thirty (30) days before
expiration of this Contract;
2. RENTAL - The monthly rental for the said Unit shall be Php. 10,800.00. All
cost and expenses for Electricity, water and other expenses not included in the
amenities agreed upon.
3. DEPOSITS Upon the execution of this Contract, LESSEE shall pay to the
LESSOR the sum of Php. 10,800.00. as the one month advance and, five
thousand pesos (Php. 5,000.00) utility deposit which shall cover billings for
utilities and penalties remained unpaid at the expiration date of this Contract, if
any, and any balance left shall be returned to the LESSEE without interest
within (30) days from the expiration date of this Contract;
4. USE OF LEASED PREMISES - The Property shall be used exclusively by
LESSEE for residential purposes only and such may not be altered or
renovated. Any repair shall be done exclusively by the LESSOR at
the
expense of the LESSEE if any.
5. SANITATION AND REPAIR - LESSEE acknowledges that the property is in
good and tenantable condition and agrees to keep the same in such condition.

Any and all repairs, replacements and maintenance work covering ordinary
wear and tear and that which are necessary to maintain beneficial and adequate
use of the Property, including the furnishings.
6. COMPLIANCE WITH HOUSE RULES AND REGULATIONS - LESSEE
agrees to have his visitors abide by the House Rules and Regulations
promulgated by the Association enforced for the proper administration,
sanitation and security of the Property. Failure of LESSEE and/or his visitors
to follow such rules and regulations shall be sufficient ground for refusing
entrance of the person(s) violating such rules, and/or terminating this Contract
without need of judicial action. Any loss or damage caused upon persons or
property on account of acts or omissions of LESSEE or any of his visitors or
representatives shall be for the sole account of LESSEE;
7. PROHIBITIONS - LESSEE shall not bring into nor tolerate or allow others to
bring into the Property prohibited materials, likewise, chemicals, powders or
liquid which is combustible or could cause fire or is a fire hazard;
8. COMPLIANCE WITH APPLICABLE LAWS AND REGULATIONS LESSEE shall at his own expense comply with all laws, ordinances and
governmental orders or requirements affecting or pertaining to the Property,
and to any articles or effects that LESSEE may have introduced in the
Property. LESSEE shall indemnify and hold harmless LESSOR against all
actions, suits, damages and claims that may be brought or made by reason of
the violation, non-observation or non-compliance with any of the laws,
ordinances and governmental orders or requirements contemplated herein
above;
9. LIABILITY FOR LOSS - LESSOR shall not be liable for loss or damage that
may be suffered by LESSEE and/or his property for any cause whatsoever
relative to the occupancy and use of the Property;
10. ACCESS TO THE LEASED PREMISES - LESSEE shall permit LESSOR
and/or his authorized representative to view the Property and the conditions
thereof at any agreed time during regular working hours;
11. SUB-LEASE AND ASSIGNMENT - The LESSEE shall not sublease the
Property nor any portion thereof, nor assign any right under this Contract
without the prior written consent of the LESSOR;
12. FAULT AND/OR MATERIAL BREACH BY LESSEE - It is an express
condition of this Contract that should LESSEE commit a substantial violation
of any of the terms and conditions hereof, this Contract is deemed terminated
and LESSOR shall recover possession of the Property without need of judicial
action.
Upon the termination or cancellation of this Contract, LESSEE shall
peaceably surrender and yield to LESSOR, or his authorized representative,
the Property, including the keys thereof, and failure to voluntarily do so within
five (5) days from date of notice of termination or cancellation, LESSOR may
take over possession of the same without becoming liable for trespass, and
enter into contract of lease or any other contract with third persons with
respect to the Property;
