I. Brief Executive Summary:


The condominium help someone else to handle the outside work and also condominium have
a good facilities, if you prefer to have one floor or in one or two bedroom, condos allow you to own
your space rather than to rent.
The common areas like pools and recreation rooms offer opportunities to socialize with
neighbors, condo also offered an common areas such as Party Rooms, and Gym, that can satisfy your
needs.

Condominiums are frequently shortened to condo and it is the form of housing and the other
real property where specified part of a real state, usually of an apartment site is an individual owned.

advantages of condominium is the ownership interest in the premises, like sharing high building site
and maintenance cost.

The amenities, some condos offer benefits that you cant see in the average home or
apartment building like a gym, swimming pool and party room. The customization , unlike renting
youre free to paint your walls whatever you want with it, you can also put pictures and renovate it.
The price depending on where you live because some condos are more affordable than owning a
freehold home and also mortgage plus condo fees maybe equivalent to rent. The location must be
good because you gain with easy access to work, dining , activities , public transportation and other
amenities. The security offer greater than a free hold home or renting. For one thing people are more

Brief Description of the Project


The condominium has a different types of unit like studio type, we offer a studio type unit it
has already a bathroom and we will assure you that you will be comfortable in the area. We offer
also a unit for the family , the unit have a 2 rooms, 1 CR, kitchen and 1 living room. The unit is
suitable to a family who want to save and be comfortable to their children. Our condominium have
also a swimming pool, where you can have a banding time with your children and to your relatives
and also with your friends.
The cost of the studio type is Php1,820,000 if you rent it the cost per month will be
Php7,584.00 for 20 years of paying. While the unit for the family is amounting of Php2,990,000 the
rent per month will be cost of Php 10,310 for 25 years. After you complete to pay the it, the unit will
be already yours.

Suggested Manpower
Just like any other condominium, must be manage by the owner, with her/his manager and
staff. The staff composed of maintenance, and also the guards will be included, the maintenance will
be the one to maintain the cleanliness of the area and surrounding of the condominium. The guards
are the one who will secure to all the people who will enter to the condo for the safetiness of the
people inside. The manager is the one manage the staff, guards and other employees for aintaining
the good and peacefulness of the condominium.

Description of the Project Site


The project site of the condominium development is in Brgy. Malamig, Basilon St. Boni
Aveneu, Mandaluyong City. The condo is located strategically with access to 5 fast food chain and
some convenient stores. The people who will live in the condominium will have an access to go to
those place in just 5 to 10 minutes from the unit. Most of those establishment are open 24/7 which
means they have no problem if need to grab some food.

Timetable of the Project


The desired completion of the project is fulfilled in four years time. The first year of
operation ( March 2016- June 2017 ) establishes the project sites, the first two floors will be build, it
is about Php50,000,000 which worth of all the materials to use, and the other materials for the next
floors to be build.
On the second year ( March 2017- June 2018) the same number of materials / equipments.
The 3 and 4th floor will be establish, the gym will establish too and including to the all materials
needed.

The third year ( March 2018- June 2019 ) establishes will be the 5th and 6th floors, also
include the elevators of the 5th and 6th floor and the other materials that will be needed to the last
floors.
For the fourth year ( March 2019- June 2020 ) of operations will finally be the performance
rating period of the entire project. Establish the last two floors, including the swimming and the
party room. The conditions and facilities of every unit will be assessed by the engineers.
As estimated, a total number of units will be 240, there are 30 units that have in every floor.
