Introduction:
Whereas the First Party owns the apartment (area: xxx sq m, comprising of
xx Drawing/Dining Room, xx Kitchen, xx Bedrooms, xx Parking Spaces)
located at the xth Floor, xxxx Building, xxxx Road, Beirut (hereinafter called
the property),
And whereas the Second Party has expressed its desire to rent the said
property to use it as residence,
And whereas the First Party agreed to rent the said property to the Second
Party,
Therefore, the two Parties agreed as follows:
First:
The above introduction forms an integral part of this contract.
Second:
The Lessor leased to the Lessee the above premises, after the Lessee
inspected the property and satisfied himself as to the good order and fit for
use condition of the property.
Third:
The period of lease has been fixed from xxxxx to xxxxx. The period of the
lease can be extended for any further periods with the mutual consent of

the two Parties. If not so extended, the property shall be vacated by the
Lessee on xxxxxx. Such vacation shall not require a notice.
Four:
The yearly rent for the property is agreed at xxxx/- (xxxx), to be paid, in
advance, by the Lessee to the Lessor in two equal six-monthly instalments,
each one of xxxx/- (xxxx), through bank cheque/bank transfer.
Fifth:
The property is being rented to meet the residential needs. It is expressly
forbidden to sublease it totally or partially, in case of which this contract will
be automatically terminated.
Sixth:
The Lessors Inventory, including photographs, of the items present at the
property, showing their condition on the day of hand over of the property,
has been signed by both the Parties and has been annexed to this contract
as its inseparable part. The Lessee confirms that the property and the items
listed in the Inventory have been taken over in good and working condition,
unless otherwise stated in the inventory.
The Lessee undertakes to maintain the property/its Inventory during the
lease period in a satisfactory condition and obliges himself to return it, at
the expiry of the lease period, in the same condition, apart from the normal
wear and tear. The Lessee undertakes to pay for any damages, resulting
from the occupants fault, to the property/Inventory items, which are not
repaired at the expiry/termination of this contract.
Seventh:
The Lessee obliges himself to respect the internal regulations of the
building, legal conditions and the regulations system of construction. The
Lessee undertakes not to carry out any activity which would change or
affect the building or its nature, or would represent a violation to it or those
residing in it.
Eighth:
The Lessee will pay for public utilities (i.e. electricity, water & telephone)
directly to the relevant authorities during the period of lease agreement.
The Lessor undertakes to maintain the existing water supply, electricity and
other facilities of the property in fully operational state.
Ninth:
9.1 The Lessor shall be responsible to execute and do all external repairs
to the premises and also all external structural repairs. Repairs of a
structural nature or of electrical wiring, water pipes, drains and heating
system, or any other repairs, which go beyond regular maintenance are not
the responsibility of the Lessee, unless the damage is caused by him. The
Lessee will inform the Lessor whenever repairs of this kind become
necessary and the Lessor shall ensure that they are carried out promptly.

9.2 The Lessee is responsible for normal repair and maintenance of the
property during the period of the lease. The Lessee is also responsible for
repair of any damage caused to the Inventory/property by the occupants
fault.
9.3 The Lessee is not permitted to make any alterations, addition and
improvements (even those not effecting or permanently changing the
structure of the premises), without obtaining the prior written agreement of
the Lessor. All such alterations, fixtures, fittings temporary additions and
improvements (except permanent fixtures, fittings and structures) shall
remain the property of the Lessee and shall be removed by the Lessee upon
expiry of this contract. The Lessee undertakes also to repair any damage
caused to the property by such removal.
Tenth:
In case of calamities such as violence due to war, civil war, commotion,
insurgent activity, explosion, fire, lightening, storm, tempest, flood etc., or
any other unforeseen occurrence rendering the property unfit for residential
purpose, the Lessor shall, at his own expense, restore and reinstate the
property within a reasonable time (agreed mutually by the two Parties)
while, at the same time, the rent or a fair proportion thereof shall abate until
the property has been restored and reinstated and made ready for
occupation (to the satisfaction of the Lessee). Non-restoration of the
property will result in automatic termination of this contract.

Thirteenth:
Any breach by the Lessee of the contract or of any of its clauses will result in
automatic termination of the agreement, upon which the Lessee shall
immediately vacate the property.
Fourteenth:
Should this contract be terminated, for whatever reason, at a time earlier
than the expiry of the agreed lease period, the Lessor shall refund the rent
for the remaining/unused period to the Lessee. No penalties will be applied,
except for eventual damages caused to the property/Inventory at the
delivery by the occupants fault.
Fifteenth:
For anything not expressly mentioned in this contract, the Parties will
consult each other.
Any difference between the two Parties relating to this contract shall be
settled through mutual negotiations in an amicable manner.

In case of any difference between the two Parties, the English version of the
agreement will prevail.
