DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:


This Deed of Absolute Sale, made and entered this 3rd day of July 2016, in Makati City,
Metro Manila, Philippines by and between:
BANK OF THE PHILIPPINE ISLANDS (BPI), a corporation duly incorporated under and
by virtue of Philippine laws having its head office at 6768 Ayala Avenue, Makati City,
Metro Manila, duly represented herein by its Vice President for Sales, duly authorized for
the purpose of this instrument, hereinafter referred to as the SELLER, and
ALLAN YAO and PINKY YAO, both of legal age, Filipino, with residence address at 58
Sampaguita Street, Marulas, Valenzuela City, Metro Manila, hereinafter referred to as
the BUYER.
WITNESSETH: THAT
WHEREAS, the SELLER is the registered lawful and actual possessor of the following
parcel of lands situated in Poblacion, Bustos, Province of Bulacan, and more particularly
described as follows accordingly with the copy of certificate of title and tax declaration
herewith attached:

WHEREAS, the SELLER is willing to sell and the BUYER is willing to buy the abovedescribed real estate property on an AS IS WHERE IS basis;

NOW, THEREFORE, for and in consideration of the amount of TWENTY ONE MILLION
FIFTY NINE THOUSAND (P21,059,000.00), Philippine Currency, receipt in full is hereby
acknowledged by the SELLER to her satisfaction, the SELLER SELLS, CEDES,
TRANSFERS and CONVEYS in a manner that is absolute and irrevocable the above
real property unto the BUYER, his heirs, assigns and successors-in-interest.
The SELLER warrants that the transfer of the title and possession of the aforesaid real
estate property to the BUYER and that there are no other transactions pending
registration with the Registry of Deeds in Guiguinto, Bulacan that will adversely affect the
rights of the BUYER.
THAT any and all expenses incidental to the registration and conveyance of the title from
the name of the SELLER to the name of the BUYER such as Transfer Tax, Documentary
Tax, registration expenses and the like shall be the sole and exclusive account of the
BUYER: provided, that capital gains tax shall be for the account of the SELLER.
IN WITNESS WHEREOF, the parties have hereunto signed this DEED OF ABSOLUTE
SALE this 3rd day of July 202016 at the date and place first above mentioned.
