Site Analysis
Job World Philippines is a proposed institutional and commercial development.
According to the National Building Code of the Philippines (Rule VII Classification and
General Requirement of All Buildings by Use or Occupancy) the development will be classified
as:
Group C-1 Education and Recreation
Division C-1

Legal

Existing Land Uses and Buildings the chosen site has no existing
buildings/structure in it. The site is classified as commercial in terms of land use.

National Building Code standards shall be used in doing this project.

Securing building permit (See appendix A for the requirements)

Location and Area Classification of Clark Green City Residential, Institutional,


Commercial and Agricultural.

Infrastructures/Utilities:
i. Transportation the site can be accessed through the use of public utility
vehicles, and other private vehicles.
ii. Road Networks MacArthur-CGC Road, Clark-Bamban-Capas Road

Water Supply:
i. Artesian well

Potential source of water: ODonnell Tributary River, Bangot River,


Marimla River, and Pasig Potrero River.

Environmental

Climate - Pampanga and Tarlac City belongs to the climate category of Type I. Type I
climate is identifiable as dry season from December to May and wet season from June
to November. Tropical cyclones may manifest over Tarlac and Pampanga, this
occurrence has a probability of appearance of about 20 times within a year. Aside
from the winds and rain the tropical cyclones bring, it is also beneficial to the
municipalitys water demands. Tropical cyclones or typhoons are the most common
cause of floods in the project area. Typhoons hit Central Luzon from June to
September.

Socio-Economic Factor

Population Size and Growth - the projected population of the CGC (Clark Green
City) is 1.12 million (Saulon, 2016). The whole population of Central Luzon is
11,218,177 with a 2.07% for 2015 of growth rate (Philippine Statistics Office,2015).

S.W.O.T Analysis
Strengths

The site is near CIA (Clark International Airport).

It can be accessed through SCTEX, TPLEX and from Clark.

The site is near the Central Business District.

The city is planned to be a modern city with disaster resilient and first class amenities.

The proposed project is outlined with a GREEN development.

Weaknesses

The city is still under development.

The cost of the land is expensive due to its location.

Opportunities

People coming from other parts of the world can easily come to the city garnering a
number tourists and locals in the site.

The site can be found effortlessly due to the express roads leading to the site.

The site is located near commercial establishments that can help in establishing a name in
the industry.

People will feel secured and comfortable due to the citys modern facilities.

Threats

Existing commercial and institutional structures near the city.

Limited building cost.
