1.0 INTRODUCTION
As part of the required structural refurbishment of the existing MONIAN Tower roof
structure, Stocks & Partners were commissioned by MONIAN Limited to carry out
structural inspections & checks to obtain information on the current status of the roof
and parapet wall supporting structures respectively and identify defects and remedies
of these thereof. The property is located along Douglas Street, Port Moresby, NCD.
The inspection was carried out on the 04th of November, 2015 by Stocks & Partners
representatives.

2.0 AIM & OBJECTIVE


There are basically three (3) objectives to this report as follows:
a. To carry out inspections on the existing roof structure and identify defects on
these;
b. To carry out inspections on the existing roof parapet wall structure and identify
defects on these;
c. To provide remedial solutions upon information gathered after (a) & (b).

3.0 DISCUSSIONS
3.1 THE EXISITNG STRUCTURAL CONFIGURATION
The existing roof is made up of KLIPLOK roof sheeting with SISALATION insulation. This
roofing is supported on C100 cold-formed purlins at approximately 1200mm centres.
These together are rested on trusses from which the middle third of the length of the
roof has space trusses and the remaining end spans comprising of planar (2dimensional) trusses. The outside ends of the planar trusses have a steel beam (250 UB)
which runs on top of shear-wall columns of the tower. The inside truss support is
assumed to be on reinforced concrete shearwalls. The roof purlins exhibited sag at midspan just by visual inspection.
The existing parapet wall comprises of COLORBOND TRIMDEK on C100 channels similar
to those stated above as the top, bottom and edge studs. The web stud members were
found to be 100x50 timber structure. It is supported on a 100PFC cantilevering beam
marked as RB2 in the structural drawings. Due to a suspected stability failure, the
parapet wall frame has being further propped by the use of turnbuckles and chains as a
tie back system onto the main roof support.

RB2 & the parapet wall (steel) frame itself were observed to have a severe degree of
corrosion than those inspected on the truss steel members.
Fasteners and connection plates were also observed to have being affected by a similar
degree of corrosion as that noted on the respective parts of the roof itself, i.e. the
parapet wall steel frame, RB1, RB2, TR1, etc. as specified in the drawings.

3.2 LOCALITY & EXPOSURE


The geographic location of the property pertains its susceptibility to corrosion of
metal/ steel composed structures/ materials from the surrounding sea spray of the Fair
Fax Harbour in Port Moresby. It is highly exposed to a salt water environment which
raises concerns of corrosion and the need to mitigate its course on structural steel as in
this case.

3.3 AGING OF BUILDING IN GENERAL


It is estimated that the property is over 25 years old from its time of construction
which gives strong indication on the natural wear and tear the overall building has
undergone due to the elements and of course human activity. This will also be taken
into consideration in the conclusions and recommendations below.

4.0 CONCLUSIONS
From the above discussions, Stocks & Partners have concluded that:
1. Exterior Atmospheric Corrosion (corrosion for short) has being the key factor
that has badly affected the structural integrity of the roof structure mainly due
to its seaward exposure for over 25 years since construction of the building in
general;
2. The parapet wall steel frame and RB2 from which it is supported on has
undergone severe corrosion than the roof trusses which will consequently lead
to failure of both structures (i.e. the parapet wall steel frame and RB2);
3. The roof purlins have undergone sag over time as was confirmed by visual
inspection which is most probably due to corrosion induced stresses and
additional weight from poor waterproofing of the roof to the SISALATION
insulation material;

4. Treatment to mitigate corrosion of the existing roof structure and any additional
structures thereafter is highly recommended as will be discussed below.

5.0 RECOMMENDATIONS
These recommendations have being drawn up with reference to the structural drawings
provided, therefore, they shall be read in conjunction with the drawings.
As per above findings and conclusions, Stocks & Partners recommend the following:
1. Demolish & replace existing roof sheeting and parapet wall cladding (only
severely affected by corrosion) time shall be taken during the demolition
process to pay particular attention to severely affected structural steel members
for recommendations hereunder to be effected as appropriate;
2. All new and existing structural steel as noted in this recommendations and
structural drawings, shall be painted with anti-corrosive metal priming paint
specifically for areas with high seaward exposure in accordance with the
manufacturers recommendations and the relevant standards listed below;
3. Existing parapet wall steel frame and RB2 (only severely affected by corrosion)
shall be demolished and replaced with adequate structure to counteract
excessive loss of steel mass due to corrosion;
4. Existing parapet wall frame and RB2 shall be reconstructed as specified in the
structural drawings;
5. Existing TR1s, TR2s & Saddle Trusses shall be salvaged from further corrosion via
proper surface treatment (in accordance to relevant standards listed below) so
as to remove any corroded surface;
6. Architect to carry out inspection on roof and identify all currently prevailing
waterproofing issues which has predominantly followed through to rising such
concerns on the structural components;
7. Finally, existing C100 roof purlins shall be removed and replaced with C15012 at
existing purlin centres.

considered, however, prior approval from structural engineer is highly required before
adopting procedures;
