That I, JOHN A. VILLACRUCIS, Filipino, of legal age, married to Alma R. Villacrucis,
and a resident of Turno, Dipolog City, am the absolute and lawful owner of a parcel of land
located at Brgy. Sta. Isabel, City of Dipolog, Island of Mindanao, including all the improvements
existing thereon covered by Transfer Certificate of Title No. T-17553 containing an area of
TWO HUNDRED ELEVEN (211) SQUARE METERS of the Registry of Deeds of the Dipolog City
and which property is specifically described as follows:
A parcel of land (Lot 1096-F-3) of the subdivision plan, Psd-09-035543 being a portion of Lot 1096-

F, Psd-097202-021602 LRC. Cad. Rec.No. situated in the Barangay of Lawa-an, City of Dapitan,
Province of Zamboanga del Norte, Island of Mindanao. Bounded on the SW., along lines 4-1 by Lot
1096-F-2, on the NW., along line 1-2 by 1096-F-15, on the NE., along line 2-3 by Lot 1096-F-4, all
of the subd. Plan, on the SE., along line 3-4 by Lot 1096-E, Psd-097202-021 602. Beginning at a
point marked 1 on plan being S.64 deg. 11W., 631.70 m. from BLLM No. 6, Dipolog Cad. .
Thence,
N. 44 deg. 56E., 10.00 m. to point 2;
S. 45 deg. 03E., 21.31m. to point 3;
S. 46 deg. 36W., 10.00m. to point 4;
N.45 deg.03W., 20.98.00m. to point of beginning , containing an area of TWO

HUNDRED ELEVEN (211) SQUARE METERS.

That for and in consideration of the sum of Three Hundred Thousand Pesos (Php.
300,000.00) Philippine currency, to me paid in hand by SPOUSES SAMUEL S. DANO and
ROWENA I. DANO, Filipinos, of legal ages, residents of San Antonio, Taga, Katipunan,
Zamboanga del Norte, receipt of which in full is hereby acknowledged to my full and complete
satisfaction, I, JOHN A. VILLACRUCIS by virtue of these presents, do hereby SELL,
TRANSFER AND CONVEY in a manner absolute and irrevocable unto SPOUSES SAMUEL S.
DANO and ROWENA I. DANO, their successors and assigns, the above-described property,
together with all the improvements thereon, free from any and all liens and encumbrances.
