PCATP Registered Architect

Architectural Design must be prepared by a PCATP


registered Architect.

Architectural Submission Drawing


Architectural Submission drawing must include the
following drawings;
1.

Plans of all the Floors including Porch Servant Quarter etc.

2.

Elevation (One Minimum)

3.

Section (One Minimum)

4.

Typical Foundation Detail

5.

Site Plan

6.

Key Plan

7.

Stairs Detail

8.

Schedule of openings (Door/ Window)

9.

Schedule of Areas

10. Location of Septic tank and Under Ground Water Tank in the Master Plan

PROJECT APPROVAL PROCESS

Set of Architectural Submission Drawings

The Owner must prepare four (04) Set of Architectural


submission drawing on ammonia paper for submission
to the BCA- PDA

PROJECT APPROVAL PROCESS

Structural Drawings

If the building covered area exceeds 5000. SFt


(commercial) than Structural Drawings must be
prepared by a PEC licensed Structural Engineer and
submitted along with the Architectural Submission
Drawings.

If the building covered area is less than 5000. SFt


(commercial) than only Architectural Submission
Drawings prepared by a PCATP registered Architect are
required to be submitted to the BCA- PDA.
For residential plans structure drawings are not
compulsory.

Submission of Drawing to BCA- PDA

The complete set of Architectural submission drawings


are required to be submitted to the Assistant Director,
Building Control Agency in the PDA for scrutiny and
approval.

Payment of Scrutiny & Approval Fee

The BCA-

PDA issues Bank Challan Form to the Owner


for depositing of scrutiny and processing fee in the
authorized bank (National Bank of Pakistan).

The Challan/ receipt duly signed & stamped by the Bank


Officer are attached with the Architectural Submission
drawing and submitted to Assistant Director BCA- PDA

Site Ownership Verification by BCA- PDA

The Patwari of BCA- PDA verifies the ownership of the


Site (Plot) by checking the revenue record.

Site Authentication by Inspector BCA- PDA

The inspector of BCA- PDA visits the site and verify the
actual location of the Site and prepares a free hand
sketch in the form of a Key Plan.

Composition of the Scrutiny Committee

The Scrutiny committee of the BCA- PDA includes the


following officials

Assistant Director BCA- PDA


Deputy Director BCA- PDA
Director BCA- PDA

Scrutiny Committee BCA- PDA

The scrutiny committee BCA- PDA hold meeting once


every month and scrutinizes all the drawings submitted
to the committee.

The scrutiny committee BCA- PDA makes decision on each


individual case.

The applicant (Owner) is informed about the decision of the Scrutiny


committee pertaining to the project.

PROJECT APPROVAL PROCESS

Disapproval of Drawings

The scrutiny committee BCA- PDA intimates to the


Owner the observations/ shortcomings in the
Architectural Submission Drawings and are returned to
the Owner for rectification.

The revised Architectural Submission Drawings are


resubmitted by the Owner to the BCA- PDA for scrutiny
and approval.

Approved Drawings

The scrutiny committee BCA- PDA approves the


Architectural Submission Drawings submitted by the
Client/ Owner (committee is formed only for
commercial cases).
Residential cases are scrutinized and approved by
Assistant Director and Deputy Director only.

Submission of Approved Drawings

The Client/ Owner submits the approved copies of the


Architectural Drawings to the following organizations.

One Copy of approved Architectural Submission Drawing


to BCA-PDA for record.
One Copy of approved Architectural Submission Drawing
to WSSP for water connection.
One Copy of approved Architectural Submission Drawing
to SNGPL for Gas connection.
One Copy of approved Architectural Submission Drawing
remains with the Owner for construction purpose.

Site Demarcation Pre- Construction Phsae

The BCA-

PDA Inspector visits the site for formal


demarcation in the presence of the Client/ Owner or
his/her authorized representative.

PROJECT APPROVAL PROCESS

Site Inspection by Inspector from BCA- PDA

The BCA-

PDA Inspector periodically visits the project


site for an inspection visit during the construction phase
of the building.

PROJECT APPROVAL PROCESS

Building Completion Certificate to BCA- PDA

The Owner submits on a prescribed form a Building


Completion Certificate to BCA- PDA.
