1.1 THE PROJECT


Luxury ocean breeze hotel.
1.2 THE PROJECT BACKGROUND.
Today ,hotel industry in Tanzania is growing to a
large extent. There is basically all kinds of hotels,
commertial, luxury ,tourist, resorts etc. The growth
of this sector is due to the increase in number of
tourist and business activities in the country. Dar
es salaam is the busiest city in Tanzania and has
alot of hotels.
The word hotel is a french word which means town
house or any building seeing frequent visitors but
nowdays hotel is an establishment that provides
paid lodgings and usually on a short term basis.
Today hotels have additional elements such
as swimming pool, gym, conference service, play
ground, bars, restaurants, aquarium etc
The lagest challenge for hotel projects is to come
up with a design that provides comfortable

environment in best site location so as to attract


huge number of peolpe from all over the world.
1.3 DESIGN STATEMENT
The proposed luxury ocean breeze hotel aims at
providing first class comfort to the user by solving
crucial architectiral problems on the way.

A pleasing hotel that will stand out among all
hotels in tanzania in terms of luxury and
comfotability .

Maintenance costs should be very low
compared to initial costs of the items.
Pay back period should be as short as
possible.

To design hotel that will accommodate


clients requirements, goals and be accepted
to all stake holders of project.
To use design philosophies/concepts of
Architecture to come up with appropriate
design solution of the project.
To coordinate well on the form and function
of the building.
The design should capture custumers
attention, by creating a first class
environment.
The design should be memorable to most/all
customers.
The design should be environmental friendly.

The site doesnot have any permanent
structure or building, just temperary works.

different kinds of trees as we can see in the photo
above.
2.4 SITE ACCESSIBILITY
The site can be easily accessible,which serve both
public and private transportation. Its located along
mjimwema road,which is a tarmac road.

2.5 SOIL CONDITIONS


The site has sand soil and parts of the beach
coast are covered with sea grasses.

2.6 INFRASTRUCTURE AND SERVICES


2.6.1 ELECTRICITY
There is a reliable power supply system in the
area therefore it will be easy to acquire power
supply to the site /completed hotel. Electric
pole are located on the other side of the road.

As we can see the new power supply master
plan shows there will be no changes in the current
location of the electric line near the site so the
connect will be done on the near pole.

2.6.2 SEWAGE SYSTEMS

Future development plan (FDP) shows that


there will be a public sewer passing on the main road
bordering the site.

such a way that if the plan is implemented, it will be


easy to connect to the public sewer.

2.6.3 TELECOMMUNICATION AND DATA


CABLING.
The site is reliably serviced by
telecommunication companies such as
Airtel, Vodacom, Tigo ,Zantel and TTCL which
provides the area with efficient
telecommunication and internet connectivity.

2.6.4 CLEAN WATER SUPPLY SYSTEMS

SEWAGE MANAGEMENT PLAN.

The site is located at an area with a reliable


water supply from dawasco and therefore the
construction site and the completed building
will have access to a clean water supply.

so the system provided will consider the current
situation IDP ( of no public sewer) by the use of
septic tank and soakaway pit but will be designed in

2.8.1 TEMPERATURE
The annual mean maximum temperature ranges between 29 31 degree centigrade while the
annual mean minimum temperature ranges between 26.5 28.5 degree centigrade.

2.8.3 RAINFALL
The average annual rainfall varies between the

temperature and humidy ,it brings about
uncomfortable conditions which must be solve by

SITE IS LOCATED AT TOURISM AREA

Ocean and Island views which will attract


many tourist.
Site is bordered by main road (tarmac road)
hence easily and smooth arrive for
customers.
5mins drive from habour,city centre and
20mins from airport (after brigde complition)
Located in tourism area in the master plan
hence availability of many tourist.

CHAPTER THREE

FUNCTIONAL REQUIREMENTS
3.1 ACCOMODATION
3.1.1 SINGLE DELUXE SUITES.
The room has
lounge,bedroom, washroom and balcony in 45sqm.
There will be 35 single deluxe suites.
3.1.2 DOUBLE DELUXE SUITES.
The room has lounge,
bedroom ,washroom and balcony in 45sqm.
There will be 30 double deluxe suites.
3.1.3 FAMILY DELUXE SUITES
The room has lounge, bedroom ,
washroom and balcony in 60sqm. There will
be 5 family deluxe suites

3.1.5 PRESIDENTIAL DELUXE SUITES


The room has lounge, bedroom ,
washroom and balcony in 60sqm. There will
be 5 presidential deluxe suite.
3.2 PUBLIC SPACE
This space has entrance, reception ,
hall ,entry lobby and lounge.

3.3 HOSPITALITY AREA


3.3.1 RESTAURANT : Three restaurants :
ground floor lobby restaurant, out door restaurant and
indoor restaurant.
3.3.2 BARS : Two bars : smoking bar and non
smoking bar.

3.1.4 GRAND DELUXE SUITES.


The room has lounge,bedroom ,
washroom and balcony in 50sqm. There will
be 25 grand deluxe suites.

3.3.3 SPA : Outside spa, contructed by local


materials.

4.1 ORIENTATION
All rooms should face the ocean view as its
crutial custumers attraction.
Provision of balconies in rooms which will
provide shade for the room below.
Rooms position should be away from kithen (fire
safety) , noise from traffic and public room.

4.2 CIRCULATION
Independent circulation routes for guests ,staff,
maintanence crew , delivery tracks and main
entrance.
All routes to outside from rooms should pass
reception.

4.3 ZONING
The correct separation of different zones is very
important in hotel, distinguishing the private and
public zones , dry and wet zones, smoking and non
smoking zone, quiet and loud zone etc

4.4 VERTICAL COMMUNICATION


4.4.1 LIFT
Main lift should be visible from reception and
entrance.
Additional service lift is required for room
service and house keeping

4.4.2 STAIRCASE AND ATRIUM


Provision of natural light in atrium ie skylinght.
Provision of fire escaping staircase.
4.4.3 RAMPS
Provision of ramps in all routes expected to
be taken by a disabled person.

4.5 FIRE PRECAUTION


This ensures enough time for all people to escape
from the building incase of fire before arrival of fire
fighter/building collapses.
Provision of fire escape route and fire escape
staircase.
Escape route are constucted using fire
resistant materials that prevent fire outbreak
from adjacent room.
Installation of fire detecting devices ie alarms
and automatic fire extinguishers ie fire
sprinkler
Automatic door releases in case of fire and
swinging on the direction of escape.

Short distance from rooms or joints in public


room to a protected escape route.
Provision of alternatively escape route.
Protected escape route to be of adequate width
and unobstructed
Final escape must be free and not a closed
courtyard.
4.6 SOIL STUDY ( OCEAN SITE)
The site in located just after the ocean,hence
special study should be done to determine the
salt content in soil ,and hence the use of
sulphate resiatant cemene in foundation.
4.7 STOREY HEIGHT AND HEADROOM
The design has alot of different spaces,which
take different number of people at times, so its
very crutial at early stages to think of the storey
height and headroom i.e height of entry hall
,atrium ,conference room , indoor swimming
pool,rooms, escape route etc

CHAPTER SIX
MATERIAL AND TECHNOLOGY

6.1 FOUNDATION
Special consideration will be taken to the
cement used in foundation as the site soil
contains salt. ie sulphate resistant cement.
Depth and type of foundation will be as stated
by the structural engineer.
6.2 WALLS
Partition walls material will depend on the function of
the room ie
Glass curtain wall in rooms for maximum ocean
view

Blockwork in most parts of the design ie


separating room to another room or corridor.
Partition boards in flexible conference room
Acrylic glass in indoor swimming pool.
Concrete wall in lift shaft
6.3 ROOF
Roof plays a huge part in the aesthetics of the hotel.
Change of levels will bring the appropriate divesity
look to the design and hence bring nice look to whole
building.
Concrete slab on parts with flat roof ie, lift
operating room etc
Glazed roof ,Dichroic glass on top of the atrium
which gives coloured light to the entry lobby.

6.4 CEILING
Suspended ceiling will be used as it provides space for
service installation ie, electric and plumbing pipes..

6.5 FLOOR FINISHES

6.7 STRUCTURAL SYSTEM


In consideration of clients requirements and size of the
site ,the design is anticipated to have more than 3
floors hence framed structure will be used ie concrete
or steel framed structure.

Various floor finishes are to be used in relation to the


functions of the space.
Terrazzo floor finish in wet areas like washroom,
kitchen, preparation rooms etc
Timber floor tiles in restaurants
Mable tile in most parts of ground floor ei entry
hall,reception
Non slippery porcelain tiles in conference room.
6.6 DOOR AND WINDOWS
Door to be made of hard wood frame, timber
panels and Match boarded shutters in most parts
, There will also be glass sliding door ie entrance
door.
For windows, steel or aluminum frames with
glazing will to be used

Provide employment to people
Bring more customer to there business because
there will be availability of tourists
The building being a landmark, it will upgrade
the neighbourhood.
City will benefit from the service provided and
tax.
Building will be environmental friendly.
