Chapter 2
GOALS

Presented in this chapter are the goals based on the clients mission statement
that will guide the conceptualization on the outcome of the proposed project along the
way. These goals will serve as the outline in programming the activities in relation to its
functions. By establishing these grounds, the form of the proposed project will be
directed to the most appropriate and most acceptable form. Furthermore, cost control
methods shall be regarded accordingly to regulate the availability of funds and resources
for a more economical and time oriented delivery of project completion.
Function
Mission. ANFLOCOR has a main mission, bringing sustained upliftment in the
quality of life of the people in Mindanao. It is their mission to their stockholders to ensure
optimum returns for their investment and be responsible stewards of their assets. And
provide work-life balance, wholesome work environment and opportunities for
advancement to their people, since it is their principal resource and core drivers.
Furthermore, the ANFLOCOR Vertical Farm Complex hopes to address the issues that
traditional farming is facing now in the Philippines, particularly in Mindanao. ANFLOCOR
Vertical Farm Complex will support the needs of thousands of local residents. Instead of
using large expanses of horizontal space, that same area can be stacked on top of each
other into a sustainable and practical way in any urban environment, resulting in the
same farming over a much smaller footprint. The incorporation of the most state of the
art technologies as well as new sustainable practices will need to be researched and
utilized. Part of the proposal will include the use of hydroponics, which is the growing of

plants in nutrient mineral water rather than soil. First, there are an extraordinary number
of benefits for using technologies such as hydroponics. Secondly, combining this
technology with the notion of a vertical farming structure brings to light even more
benefits. Planting will not be the only aspect of the project. Protein is an essential part of
the diet as well. To satisfy this need, chickens will be raised for not only themselves but
for their eggs. Also, Tilapia will be grown as they are the favored fish to harvest because
of their rapid growth and ease of maintenance. A large marketplace will be incorporated
so that the building can sell its products to its intended local buyers, and neighboring
towns and cities. To reinforce the marketplace with additional attraction, rentable vendor
spaces will accompany the market area. Also, public amenities will be added such as
civic park restaurants and retail areas. An agricultural school and will be included so that
students of the future will become more aware of the environmental challenges the
human species has placed on the planet. Research facilities and laboratories are
present to study better ways of growing and make sure that operations are running
smoothly. Finally, with the addition of a community garden component, the vertical farm
could empower those who participate to become better informed about what they eat,
promoting on the whole, and healthier communities.
Individual identity. A sense of individual identity will be attained over large mass
of people by distributing the users into spaces where they appropriately belong and
functions according to their roles. This goal will be achieved by disintegrating non-related
interactions where each user deserves privacy.
The ANFLOCOR Vertical Farm Complex will include a variety of different users:
1. Farmers will be present to harvest, maintain, and process the crops. They will also be
present on the first floor marketplace selling produce.

2. Commercial concessionaires
3. Researchers will have dedicated lab space to study better ways of growing and make
sure that operations are running smoothly.
4. Students will be in the building attending the agricultural school program. Education of
the younger crowd will ensure that vertical farming becomes a long and lasting trend in
the future.
5. The general public will be in part of the building to purchase food and to go to the
restaurants. Some are engage in community garden.
Hierarchy of Values. Functionally, all of the facilities and spaces shall be
arranged according to the order of the activities in the building. Users who are more
important will be much valued than those who are less. Overall, this is to ensure
satisfaction and meet the needs of the target users.
Prime Activities. The largest part of the activities is farming which produces
food, the crops that are being grown to allow for a healthy diet will be lettuce, rice plant,
eggplants, potato, okra, leafy vegetables and other vegetables that grows in the
Philippines and some fruit bearing trees. Processing will take place in each section to
either prepare the goods for sale or shipment. The farm not only offers fresh vegetables
and fruits, we also need protein which is an essential part of the diet as well. To get this,
chickens will be raised for not only for their meat but for their eggs. The other one is
Tilapia which will be grown also as they are adaptable fit for a controlled environment
and also easy for maintenance. The marketplace will sell all of the goods which the farm
produces. It will be an alternative to using a grocery store. Accompanying the
marketplace will be rentable vendor stations. These will add attraction to coming to the
market. Vendors from the traveling Greenmarket could rent these out several days

during the week to sell their goods. A couple restaurants will be included in the building
so that the food being farmed can be enjoyed right on site. The delicious grown food will
persuade the public to purchase goods down in the marketplace. A commercial space
will be incorporated to make one stop shop. A school/ lecture area will be part of the
activities so that children can learn of the future farming techniques. They can learn in
the classroom, take tours of the building, and carry out lap operations. Offices, research
facilities, and labs will be used by the people who are keeping the building running
smoothly. They may be researchers, teachers, or business administration dealing with
the marketplace. A meeting room will help as additional support for when collaboration is
needed. The control room will be placed on every floor to make sure that operations are
running correctly. A large amount of mechanical space will be needed for all hydroponic
and grey water systems, as well as normal building mechanics. Storage space will be
required to store food which has either not been brought out into the marketplace yet, or
is being held for upcoming shipment.
Security. It is a must that the whole complex of the ANFLOCOR Vertical Farm
shall be well guarded with adequate security measures, a maximum security which will
be commenced by the management since any damage that may occur is subject to a
potential loss. The complex will also have local emergency services for the provision of
the contingency and emergency plans for dealing with any major incident occurring
around the complex. Guards shall also be on duty 24/7 to monitor the entire complex.
Basically, the entire complex shall be equipped with high security level to closely monitor
the safety of the user, the plants and the apparatus to run the farm.
Progression. Since the development is a Vertical Farm Complex, there will be a
specific continuity of progression of people for each spaces and its connection to the
other that would limit them to go beyond. Specific zones will need to be established and

programmatically designed correctly to keep the building efficient and effective. The
corridors and hallways shall be designed in a manner that the users will be well-directed
and oriented to its destination.
Segregation. The Vertical Farm Complex will be divided according to functions.
Active areas will be classified from passive areas. The spaces for the project shall be
categorized according to the type of its privacy need and target users. The spaces shall
include the following: Agricultural area or farming spaces with processing to prepare the
goods for sale or shipment, market, restaurant, civic park, commercial spaces, lecture
rooms, offices, laboratories, storages, aquaculture for tilapia with processing, poultry
farm for meat and eggs with processing, maintenance, water and solar collection facility,
and residence for the farmers and workers.
Transportation. Located at the urban center, the proposed project shall be well
served with adequate means and number of transportation both for public and private. It
is located along a main high way of Quimpo Boulevard, so there is an obvious presence
of public transportation round the clock. Lastly, the location provides easy access to a
highway system in case produce needed to be shipped throughout the area.
Form
Projected Image. The sites ambiance will also be assimilated in the designs to
develop its unique and soothing aura. The building must be in full east, south and west
exposure to sunlight with windbreak on north. The building has open space, enough to
be situated in any direction to maximize sun orientation. Wind will be used to ventilate
the building. Sustainable technologies will be incorporated into this building including
solar power, incineration of plant waste would create power. Other technologies can

include water collection, recycling and solar collection. Sustainability and quality design
aesthetics shall be promoted.
Clients Expectation. The client expects the following from the proposed project:
1. To ensure healthier, more empowered people of Mindanao
2. To promote communal activity. The site at which the vertical farm springs should be a
place of meeting and coming together. It should be a home for the spreading of ideas
and the promotion of sustainability as a set of values. The vertical farm and the complex
in which it is situated should respond directly in terms of form/use to the city while taking
into consideration the needs of the surrounding neighborhoods
3. To treat this problem as a problem of infrastructure. The vertical farm has the power to
become an important and even essential component of the various systems (energy,
water, waste) that help run this city and all others

life sustaining purpose from near and afar region.
Community Relations. The building will have an impact on the community near
its surroundings. It is a challenge to change peoples habits of shopping at the grocery
store, and instead shopping at a farmers market to purchase fresh and organic produce,
but by supporting local production, it will help to change the current food supply
structure. In total, the ANFLOCOR Vertical Farm Complex will respond to the site context
as most beneficial as possible to change the lifestyle of people and the industry of

agriculture. Finally, with the addition of a community garden component, the vertical farm
could empower those who participate to become better informed about what they eat,
promoting on the whole, and healthier communities.
Life Safety. All physical elements of the building shall be designed for safety
most especially for public- oriented spaces to avoid any threat to life.
Efficient Land Use. The site, as a commercial zone, shall be efficiently
developed in which generation of profit can be maximized.
Environmental Response. One reason for the creation of a vertical farm is be
far less damaging to the environment (including ourselves) by avoiding the use of fossil
fuels and chemical fertilizers.
Smartly eliminating its own waste with that of the city in which it is locate. The
collection of rain water and reusing recycling of water is a big factor in helping the
environment. Since it is located near from the consumers, there is a less usage of
transportation vehicles, which greatly contributes to global warming. Other renewable
energy sources such as methane, incineration of plant waste that would create power
and solar energy could be used to power the farms production.
The project development will be adopting green and sustainable architecture by
featuring eco-friendly materials to promote ecological designs. These actions are for the
intention of supporting the call to reduce the problem about climate change. Ultimately
its aim is not only to produce food but to promote better health for both human beings
and for the worlds flora and fauna.

Economy
Extent of Funds. The ANFLOCOR Vertical Farm Complex required a support
not just from ANFLOCOR Group of companies, but from their stockholders,
shareholders, thus urging the need still conduct a financial arrangement for the project
development to push through. The development shall also consider the amount charges
of materials to come up with the estimated amount of project development costs. This is
might be the biggest project for ANFLOCOR Group of Companies and to its subsidiaries.
Cost Effectiveness. It is vital to consider efficiency to be able to achieve an
effective cost. As a solution, the materials that are to be used in the construction of the
building are those which are efficiently functional but have less maintenance. Passive
design approach shall be taken into consideration to minimize the use of energy during
the construction of the complex. This includes sustainable methods such as sun

additional income. It will also accept donations in the form of money from its research
developments which will also help for a better service of the complex. Above and
beyond, there will come a time that the project will be able to gain something in return,
not just financially but a good reputation and of course, recognition throughout the
country and to the world.
Time
Historic preservation. There are no existing historical structures in the said
proposed location. The environment surrounding the site will not be demolished but
instead, it will be re-developed for the better use. Perhaps, the environment would be
preserved for a greener and eco- friendly community.
Occupancy Date. When the plan is fixed and completed, it will begin its
construction one at a time according to what must be done first and its availability of
funds. The ANFLOCOR Vertical Farm Complex project will be opened and fully
operational ten months after the completion of the construction.
Availability of Funds. Profits will be taking place and begin to earn through farm
produce, research developments, lectures, markets, restaurant, and commercial spaces.
