SCOPE OF WORK:
a. The work include under this section include furnishings of all materials, labor
and equipment and performing of all operations necessary to complete
excavation, grading and filling as shown on the drawing or as specified herein.
1.2
CLEARING
a. The contractor shall clear the building site up to the property lines without
extra cost to the Authority, provided, however, that the contractor shall not
require to clear beyond the street or property lines.
b. The contractor shall at all times keep the premises free from accumulations of
waste materials or rubbish caused by his employees or work, and at the
completion of the work, shall remove all his rubbish, scaffolding and surplus
materials, and shall leave the work broom clean or its equivalent.

EXCAVATION
a. The contractor shall make all necessary excavation for foundations to grades
on the drawings.
b. All trenches shall be executed to a neat size, leveled to a line at the bottom
ready to receive the foundations. Where rock occurs and footings or walls are
indicated to rest on it, the rocks shall be leveled to a clean, even and hard
surface.
SCOPE OF WORK:
a. Provide soil treatment for termite control prior to concrete pouring of all
footings/ tie beams etc. Chemical use shall be per accepted brand, and does
not pose any danger or cause harmful effects to human lives and
environment. Application shall be as per manufacturers specifications.
SCOPE OF WORK
The scope of work includes all operations necessary for the supply and
delivery of materials, labor, plant and equipment for the manufacture and the
forming, mixing, placing, finishing, and concrete be it job mixed or ready
mixed concrete.
3.3
MATERIALS
a. Cement- Cement to be used shall be Portland Cement.
b. Aggregates- Fine aggregates shall be washed sand and coarse aggregate
shall be crushed stone or clean hard gravel (3/4 dia)
c. Water- Water shall be potable and free from deleterious amount of acids,
alkalis, oils and organic matter.
d. Reinforcement- Reinforcement steel shall be deformed steel bars conforming
to ASTM A-615 Grade 40 intermediate and Grade 33 Structural Grade Phil.
Standard, except as otherwise specified on the working drawings or design
criteria of the Structural Designer. Shapes and dimensions shall be in
accordance to the above mentioned standards. It shall be free from mills
scale, rust, grease, or other foreign matter.
3.4
CONCRETE QUALITY
a. The quality of concrete shall comply with Section 5.04 of the National
Structural Code for Buildings and with the specific requirements outlined in
the various requirements outlined in the various sections of this specifications.
Concrete for footings, columns, on- floor slabs and beams shall have a
minimum compressive strength of 21 MPa, and 17MPa for slab on fill.
b. Sampling and Testing- Testing of samples from concrete pours shall be as
required by Section 5.04 of the National Structural Code for Buildings.

Structural Specifications
a. Minimum compressive strength of concrete (at 28 days) shall be as
follows:
1. Columns- fc- 3000 Psi (20.68 MPa)
2. Floor slabs, beams, and girders- fc- 3000 Psi (20.68 MPa)
3. Deck floor slabs, beams, girders, and canopies- fc- 3000 Psi (20.68
MPa)
4. Parapet walls, beams and gutter- fc- 3000 Psi (20.68 MPa)
5. Slab on fill- fc- 3000 Psi (20.68 MPa)

PROPORTIONS
a. Class A (1:2:3) Portland cement shall be used for footings, columns,
floor slabs and beams.
b. Class B (1:2-1/2:5) Portland cement shall be used for kitchen counter
top slab, stairs (as may be required) and other components not
specified under class A.
c. The unit of measure shall be cubic foot. One (1) bag of cement shall be
considered as one (1) cubic foot. Fine and coarse aggregates shall be
measured by loose volume and struck off. Cement shall be measured
by packed volume.
3.6
FORMS
a. Wood forms shall be of sound lumber, free from large, loose of knots or other
defects. Lumber used in the forms for exposed surface shall be dressed to a
uniform thickness; for unexposed surfaces and rough work, undressed lumber
may be used.
b. Forms shall be substantial and sufficiently tight to prevent leakage of mortar,
and shall be properly braced or tied together so as to maintain correct position
and shape.
3.7
REINFORCEMENT
a. Reinforcement shall be Grade 230 and size and number indicated on the
drawings. They shall be accurately placed and secured against displacement
by the use of tie wire not smaller than No.16 gauge.

WORKMANSHIP
a. Concrete shall mix only in such quantities as may be required for
immediate use. Any concrete, which have been developed initial set, shall
not be used, and re-tampering of concrete which has partially hardened,

PLASTERING
a. All interior walls shall be 100mm thk. plastered and painted finish, and
exterior walls shall be 150mm thk. plastered and painted finish. Thickness
shall be at least 16mm and with a width of 30mm from the CHB joints. The
cement to sand ratio is one (1) part cement to three (3) parts sand.
SCOPE OF WORK
a. The work included under this section comprises the furnishing of all
materials; labor, tools and equipment, and performing all operations
required to complete all carpentry and joinery works shown on the
drawings or as specified herein.
4.2
MATERIALS
a. Lumber shall be of good quality, of the respective kinds specified herein,
well-seasoned, thoroughly dry and free from knots, saps, shakes, or other
imperfections which may impair its strength, durability and appearance.
b. Kinds and sizes of lumber shall conform to the nearest nominal size as
available in the market. The lumber requirements for the various parts of
the work shall also conform on the drawings and designated sizes.
c. Any lumber of good quality for the proposed intended may be substituted
for the kinds specified, subjected however to written approval by the
Engineer on site.
d. Framing (if any) shall be of the rough dimension.

WORKMANSHIP
a. Execute all rough carpentry in the most substantial and workmanlike
manner.
b. Scribing and mitering and joining shall be done accurately and neatly to
conform to details.
c. All exposed wood works shall be smoothly dressed and well sandpapered.
SCOPE OF WORK
The work under this section shall include the furnishing of all materials, labor,
equipment, and other facilities necessary to fabricate, install, and complete all
metal works shown in the plans, details and as specified herein.
5.2
MATERIALS
Fabricated metal works shall not be installed without prior approval of the CO.
1. Steel trusses (roof framing):
a. Purlins- 50mm x 100mm x 2.0mm thk C- Purlins at 0.60m O.C.
b. Sagrods- 12mm , one at every purlin midspan
c. Trusses- Angular bars, see structural plan and details
2. Railings and balusters- Handrails and railings shall be 50mm x 50mm x
3.20mm Tubular GI Pipe, with 25mm x 25mm x 3.20mm Tubular GI Pipe
baluster as shown on plans. It shall be painted with one (1) coat of rust
converter, by two (2) coats of epoxy primer, and two (2) coats of enamel
paint.

GUARANTEE
The contractor shall guarantee that the metal works are free from improper
installation and defective materials for a period of one (1) year from the date
of final acceptance of the work. Any defects within the aforesaid period shall
be remedied by the contractor at his own expense.

SCOPE OF WORKS
a. Work include under this section includes furnishing of all materials, labors,
tools and equipment, and performing all operation necessary for the
complete and satisfactory installation of the plumbing system in
accordance with the drawings and specified herein.
b. The works includes water service to all fixtures within the residential
building.
c. The plumbing works shall conform to all rules and regulation of the
National Plumbing Code of the Philippines and Local Health Regulations.
7.02
ROUGHING INSTALLATIONS
a. Roughing-in for pipes and fixtures shall be carried along with the building
construction. Openings of the proper size and correctly located for the
pipes shall be left in walls and floors.
b. The contractor shall do any additional cutting needed in case of error or
omission and promptly restore all work damage by him at his own
expense.
PIPINGS
a. Sizes of all pipes shall be in accordance with the requirement of the
National Plumbing Code of the Philippines. Water line pipes shall be 180230psi while sewer pipes shall be Series 1000.
b. Soil and waste pipes shall be four (4) inches and two (2) inches in
diameter u PVC and must be concealed whenever possible. Where pipes
cannot be concealed, they shall run parallel to and as possible to the floor.
c. uPVC pipes shall be carefully pitched and supported by suitable brackets
or hangers.
d. uPVC pipes in trenches shall be laid true to line and grade on a stable
ground and suitably prepared foundation, each section of the pipe being
properly bedded. In the ground liable to settlement, gravel based twelve
(12) inches deep and twice the width of the pipe shall be rolled and
tamped. Backfilling shall be carefully placed and tamped under and around
the pipe, in such manner that the pipeline or connections shall not be
disturbed.
e. Minimum slope of soil and waste pipes shall be two (2) percent.
7.04
TRAPS
a. All plumbing fixtures shall be separately trapped by a vented water-sealed
trap placed as close to the fixtures as condition will allow, but in no case at
a distance greater than two (2) feet. Traps shall be of the same diameter
than waste pipe from the fixtures, which they serve.
b. All traps shall have clean out at the bottom of the seal.
c. No trap shall have been placed more than five (5) feet (horizontally
developed length) from its veil.
7.05
VENTS
a. Vents shall be taken from the crown of fixtures except for water closet
traps, in which case the branch line shall be vented below the trap and
above all water inlets, so connected as to prevent obstruction.
b. Each vent pipe shall run separately above the fixtures and connect above
the highest fixture into the adjacent soil stack vent at a distance of not
more than six (6) feet. If more than this, the vent shall be run
independently through roof.
c. A vent line shall whatever practicable be a direct extension of soil or waste
line.
d. All vertical stack vents shall be two (2) inches diameter uPVC carried at
least twelve (12) inches above the roof of the building and the open ends
are to be securely covered with Gauge 16 copper mesh cloth.
7.06
CLEAN-OUTS
a. Clean-outs are to be provided at the upper end of every soil or waste line
at every horizontal change of direction of a soil or waste line greater than
22- degrees, and every fifty (50) feet of sewer line,

PLUMBING FIXTURES
a. Provide complete set where indicated on the drawings, the following
fixture:

SCOPE OF WORKS
a. The work included in this section includes the furnishings of all materials,
labor, tools and equipment, and performing all operations necessary to
complete the electrical wiring installation in accordance with the drawings
or as specified herein.
b. All electrical works shall be in accordance with the rules and regulations of
the National Building Code of the Philippines.
c. The contractor in accordance with the drawings and the direction of the
Engineer on site shall install all lighting fixtures.
8.02
INSTALLATION
a. The wiring installation shall be of the Duraflex variety except that wire
passing through concrete or masonry shall be run in conduits.
b. Sizes of wires shall be indicated on the drawings. No wires smaller
than No.12 TWA WG shall be used.
c. Where wire runs through joist or other wooden framing, they shall be
protected by circular loom. Holes shall be bored at approximate center of
wood members or at least two (2) inches from nearest edge.
