RESIDENTIAL HOUSE LEASE AGREEMENT

1. PARTIES

Purpose of contract is fixed term contract for below named property.


2. RENTAL PROPERTY
Landlord hereby rents to Tenant accepts in its present condition the
house
at
following
address

Welikade,
Thalaramba,
Kamburugamuwa.
Whole property which includes: 4 bedrooms, living room, kitchen, garden.
3. RENTAL TIME
The term of this Lease shall start on [6.12.2016], and end on
[31.3.2017].
4. TERMS OF PAYMENT
4.1 Payment will be paid monthly every 1st day of starting rental month. So
that last payment will be paid 1st March 2017.
4.2 Tenants will pay full rent in cash directly to Landlord.

5. RESPONSIBILITY FOR REPAIRS


5.1 Tenants is responsible to repair any caused broken item. Tenant agrees
to promptly notify Landlord in the event of any damage, defect or
destruction of the House, or the failure of any of Landlord's appliances or
mechanical systems
5.2 Responsibility for repair does not cover normal living marks in house for
example small drain.
5.3 At the expiration of the Lease, Tenant shall quit and surrender the House
in as good a condition as it was at the commencement of this Lease,
reasonable wear and tear and damages by the elements excepted.
6. RESPONSIBILITY FOR PAYMENT OF RATES
6.1 Payment of rent is 100.000 rupees per one (1) month. Internet is
included for rent.
6.2 Tenant shall be responsible for arranging and paying for all utility (water
and electricity) services required on the premises, except Internet charges.
Tenant shall not default on any obligation to a utility provider for utility
services at the House.
7. MUTUAL COVENANTS
(Landlord/Tenant obligations with respect to the situation)
7.1 Landlord will check property two (2) times in month. 1 st and 15th days of
month.
7.2 Tenants has right to use whole house and garden for her living and yoga
practice as they see it best. Tenants has right to promote house for their
purposes and right to welcome and accommodate their clients to property.
Tenants will make sure that clients are mostly foreigners.
7.3 In Force Majeure situation both Parties has right to end contract
immediately.
8. PERSONAL COVENANT
8.1 In case Tenants Visa or stay in Sri Lanka will be denied by government of
Sri Lanka, Tenants has every right to end contract in end of the month when
staying was denied. Tenants will present documents issued by government
for Landlord in this case.
9. INVENTORY OF GOODS

9.1 Parties will photograph house together 6.12.2016. Photos will be storage
in email address given by parties. House will be checked out in end of rental
period in same condition.
9.2 House is rented fully furnitured. Every 4 rooms has 2 bed sheets and
towels. Stove and fridge are functioning in house for rental time. 4 keys for
house. Landlord will replace broken item.
10.

INSURANCE

Tenant acknowledges that Landlord will not provide insurance coverage for
Tenant's property, nor shall Landlord be responsible for any loss of Tenant's
property, whether by theft, fire, acts of God, or otherwise.
11.

ENTIRE AGREEMENT

This Lease shall constitute the entire agreement between the parties. Any
prior understanding or representation of any kind preceding the date of this
Lease is hereby superseded. This Lease may be modified only by a writing
signed by both Landlord and Tenant.
