Project Management Consultancy

Construction Division

Real Estate Advisory Division

Architecture & Interior Design Studio undertakes design development, documentation , Tendering and Costing of the following:

Residential Buildings including apartment complexes , individual dwellings ,villas and mansions

Commercial and Retail buildings

Institutional Buildings

Master planning- Commercial and residential.

The Interior Design Division undertakes interior fit outs , space planning, Tendering and costings of the following:

Residences

Hospitality including hotels, restaurants , lounge bars and chain outlets

Corporate office fit outs

Retail Interiors.

Project Management Consultancy services is underway predominantly in the hospitality and corporate sector.

SPACE PLANNING :

The firm is in 4th floor of residential building which gives a pleasant ambience.

When we enter firm first lead to the reception space. Near by waiting space is there which is design with pleasant wall painting which give a calm felling.

Reception is attached to conference room so that client can be directed to conference hall by not interfering the studio space unless they need to explain specifically.

There is a studio space along with dining space. Where studio has L table seating arrangement. Studio use be interact with senior, junior and chief architect.

Chief architect room is at the corner but she has direct view of the studio.

Opposite of chief architect room plotter is placed.

Procedure to be followed in firm:

When we enter firm there is a fingerprint scanner which helps in maintaining the record automatically and there are CCTV which makes the chief architect keep record of whats happening in the firm.

The firm timing should follow or salary may reduce.

Later in studio use to discuss about the design working on.

The drawing gets to the level of designing the works are assigned by the chief architect who needs to be given on what work with a word of the senior architect.

The studio space arrangements help us to interact with each other where the trainees are monitored by senior architect gets to interact. At the end of day have to submit sheets to chief architect.

Hierarchy chart:

The chief architect use to meet client initially and visit site. Chief architect use to suggest an idea how the site going to be and based on the expectation of the client.

Later chief architect use to discuss about the project to the senior architect simultaneously by preparing a schedule of the projects drawing to be done.

The chief architect and senior architect next comes to the junior architect whereas they are asked to get the dimensions of the site in the presence of senior architect.

Junior architect are used to draw as built site diagrams. Where the interns are also asked to visit the site and get the measurements and then drafted as the drawing is done the interns drawing and junior architect
drawing are cross-checked which makes the intern interact with the junior architect and also to know how the drawings are done.

After drawing plotted goes to the senior architect in the form of both hardcopy and softcopy whereas they are taken to next level of designing the space.

Later senior architect use to work on it and discuss with chief architect.

After chief architect approve we have to work on detail. The senior architect use to split the work among the junior architect.

The works assigned to everyone with including the interns also with a deadline.

The work which are done by intern they get to go to the junior architect as the first stage then it goes to the senior architect as the second stage from there it goes to chief architect where we are given the
feedback whether it is up to the grade and what are all need to be improved.

Junior architect and intern asked to go to the site for three days a week see how the works are being executed with an interaction along the site supervisor the senior architect goes to the site once in a week
randomly to keep a record of the work executed.

The chief architect goes to the client meeting along with the senior architect and keeps a record of minutes of meeting happening between the client and the chief architect.

The record of minutes of meeting the chief architect and senior architect addresses the junior architect and the interns to give the feedback of what had been done and what to be done next.

As the above, the working drawings are also done and given to the site supervisor where he asks or reports about the work in site to senior architect and junior architect.

If any change of design even in small spaces the decision from junior architect are encouraged and taken to the note of chief architect by the senior architect where as either refined and said through senior
architect in some cases the chief architect addresses in person and explains why it can't be done or how it should be done.

As these phases go on the interns are also asked to find the rate with the vendors to get an approximate estimation.

The site supervisor also connects to the accountant to say the needs in the site where it is taken to the chief architects knowledge and what to do in site.

ESCALATION MATRIX:

The project comes to the knowledge of the chief architect than to the presence of senior architect.

Whereas once they get a clear image of the project then it brought to the junior architect.

Project details are supervised by the superiors based on the hierarchy.

Later they are handed over to the site engineer.
