ACKNOWLEDGEMENT
This Strata title survey is a course established in field scheme under
cadastral survey for semester fourth syllabus. Practical period is for six weeks at

Teratai collage 2. There are a few objectives which have to be full fill by each of
the students. To start the field works, we are required to have appropriate
instruments which are very important to obtain good results. The instrument
used is Total Station, prism, levelling staff and tripod. We are also need to follow
the flow of the procedure wisely so that we will not make any mistakes that will
affect the results that we will obtain soon. The results that have been obtained
do not have any error and it is not that hard to get the correct answer especially
in calculations. In addition, the software that involved in cadastral field is
AutoCAD. A good teamwork are required to make the work goes smoothly and to
prevent any problem involving group member.

CHAPTER 1 : INTRODUCTION

To carry Strata Title Survey until Strata Plan produce.

1.1OBJECTIVE
To familiar with strata survey on the real environment job according

by the law regulation of cadastral surveying in Malaysia.


To understand the concept and procedure to conduct Strata Title

survey.
To understand how to start Strata Title worked using Panasonic

Toughbook using TSM software.


To produce Location Plan.
To produce Storey Plan.
To produce Certified Strata Plan.

1.2PROJECT BACKGROUND
1.2.1 Title of the project
Strata Titile for Kolej Teratai 2 UITM Shah Alam.
1.2.2 Location
Kolej Teratai 2 UITM Shah Alam.
1.2.3 Duration
We start this practical on 9 November 2016 until 21
December 2016. It takes 5 week to complete our
project. That is because our class on Wednesday.
1.2.4 Date
On 9 November 2016 we start find the point for
traverse. We make this practical in Wednesday and
out of time schedule. Last practical site we make
the solar observation on 21 December 2016. The
submitted report on 23 December 2016.

1.3SITE LOCATION
Kolej Teratai 2 are near of Photovoltaic Monitoring Centre. Also near
to DC. It has 5 floors conclude the basement. There are including
staff resident house at 1st floor. It also has their parking lot. Refer to
(figure 1.0 ).

CHAPTER 2 : LITRETURE REVIEW


2.1INTRODUCTION TO STRATA TITLE SURVEY
Strata title defines as the title issued in respect of parcels in
multi-storeyed

buildings

such

as

condominiums,

commercial

complex, and multi-purpose complex .In other words, it also define


as subdivision of building issue of separates titles under Strata
Titles Act (STA) 1985 for each of the parcel (units) in the building
which has two or more than one storeys located in a single lot
involves the subdivision of the building into parcels or units, each
parcel or unit to be issued a separate title called strata title or an
accessory parcel. Strata title is necessary to guarantee the interest
of every parcel owner and to facilitate transactions in respect of
the parcel. When the building is subdivided, the land on which the
building stands is retained but it will be registered under body that
called as The Management Corporation (MC).
The MC is a corporation that exists automatically as soon the
strata titles to the parcels are registered. MC will be responsible for
payment of the tax of the land, insurance to the building and to
keep in good condition the facilities available in and around the
building. The MC consists of all the purchase body that are
registered as owners of the strata titles of the parcels. When the
strata titles are registered, all the titles are in the name of the
proprietor was last registered as owner of the land.
Strata

development

is

an

important

part

of

property

development in urban areas. Since 1985 when the Strata Titles Act
was introduced, it has been improved greatly to create new
opportunities and facilitate various new developments in urban
areas including phased development, low-cost development and
gated community living. This book is written to provide a simple and
practical guide on the law and practice of strata titles, including the
application and processing of application for issuance of strata titles,
and the management of strata schemes in Malaysia.

2.2STRATA PLAN
A strata plan is a plan comprising of a location and a storey
plan for each building and include a plan on division or
amalgamation of any parcel shown in an approved strata plan. As
amended in Circular of KPUP num. 1/1995; point 2.1 where all of
common properties details must be measured and being shown the
position and the used Strata Plan.
Plan required Strata Title :

Strata Plan
A strata plan is a plan comprising of a location
plan and a storey plan and a each building and
includes a plan division or amalgamation of any
parcels shown in an approved strata pan.

Location plan
Specify the lot number, title number and area
the lot.
Delineate the boundaries and boundary marks of
the lot and the position of the building theorem,
showing which of these building are to be subdivided.
Includes a vertical section from front view of
each building showing the floor and ceiling of
each storey and the height of each storey.

Storey Plan
Specify the lot number, title number and storey
number to which the plan relates.
Delineates each proposed parcel and defined
the boundaries by reference to floor and walls
showing the horizontal dimensions without it
being necessary to show the bearing.
Indicate in respect of each parcel the number by
which it is described in Form 1.
Specify the approximate floor area of each
parcel.
Distinguish such parts as are not to be include in
any of the parcel but are to become part of
common property.
Contain such other details as necessary,
according to Survey regulation.

2.3GUIDELINE OF STRATA SURVEY


2.3.1 Resurvey the lot Boundary
All the lot boundaries have to be survey
according to latest Survey Regulation. Purpose is o
make sure that old boundary mark are in position. If
old boundary marks are not in position, refixation and
if necessary new certified plan is need.
2.3.2 Survey to Determine the Position and Orientation of the
Building
Building offset is done by survey the location of
the each building include eaves, awning and
provisional block are stated. The most important is the
position for all building or lands that have finished
provisional block are in the lot.
2.3.3 Determine of Each Storey
The measurement is done and recorded to nearest
0.01 m.
2.3.4 Measure the Horizontal Dimension of Each Parcel
Thick of wall party wall is measured at the middle
of the floor, walls and ceiling unless otherwise stated in
the building plan and it is drawn and in survey field
book.
2.3.5 Survey of Parcel of Floor for The Dimension
The measurement is done and recorded to
nearest 0.01 m and it is measured from wall surface.
2.4NUMBERING
2.4.1 Numbering Of Buildings
Buildings will be numbered serially with the prefix M.
As we have only 1 building, we will number it as M1.
2.4.2 Numbering Of Storey
Storey above the ground level will be numbered
consecutively upwards i.e storey 1,2,3, 4,5(the
highest storey for Applied Science)
2.4.3 Numbering Of Parcels
There shall be only one series of parcel numbers in
each strata scheme. The parcels are numbered
serially beginning from the lowest storey in the
building, including the basement storey, going
upwards. The numbers are unique that it cannot be
repeated.
2.5SHARE UNIT

Share unit been assigned to the parcel by the developers


licensed land surveyor based on the features that exist on the
strata building where the share unit are being approved by the
director referring to the section 18 from the Strata Titles Act 1985.

4. CHAPTER 4: METHODOLOGY

4.2GUIDELINE OF STRATA TITLE SURVEY (KPUP 2002)


4.2.1 Resurvey the lot Boundary
Lot boundaries have to be survey according to latest
Survey Regulation.
Boundary marks which are found to be out of position
or lost are to be refixed or replaced.
If required, a new certified plan for the lot to be
drawn.
Digital data for the survey must be submitted
according to format and medium of the Survey
Department.
4.2.2 Survey to Determine the Position and Orientation of the
Building
Survey work to determine the height of each storey is
to be carried out and recorded to the nearest 0.01 m.
It is sufficient to measure the difference between the
levels of each floor using tape thorough the stairs or
any suitable section of the building. However, the use
of higher technology equipment like EDM and Total
Station is permitted.
4.2.3 To Measure the Horizontal Dimension of Each Parcel,
Accessory Parcels and The Common Property
All measurements have to be recorded to the nearest
0.01 m.
It is sufficient to measure the horizontal dimensions
from the surface of the walls. However the use of
EDM OR Total Station equipment is allowed.
The thickness of the walls must also be determinate
and drawn in the field book taking into consideration
the non _ uniformity of the thickness of the walls.
The position of all accessory parcels outside the
building has to be determinate by referring to the
appropriate building in strata scheme.
It is sufficient for measurements of the common
property be carried put to determine the limit of the
perimeter area covered for the common property
except in case related with access in which its
measurement must carried out in more detail and
their use stated in field book.
The introduction of the relevant floor, building and
the north direction has to be shown in for each figure.

4.3PROCEDURE
4.3.1 Reconnaissance
Our strata title survey work is held at Kolej Teratai 2
UITM Shah Alam. On the first day we there, we survey the
located the blocks. The blocks are surrounded by building
facilities in Uitm such as bank, food court and all. The
building contains 6 storey with 23 parcels for every level.
Next, based on certified plan, we found 20 systematically,
we decide the datum for the traverse and position of pickets
for the traverse and planned to pick up the boundary marks.
A. Preparation of field work :
a. Find the location of survey.
b. Selecting the best station to perform solar
observation.
c. Find the nearest boundary mark ang TBM to the
survey site.
d. Understanding the purpose of the project.
e. Understanding the purpose of the survey.
f. Planning the best method of survey in term of
accuracy, economical, time factor, man power
tobe used, details to be survey and preparations
of site plans.
B. Guidelines to survey for Strata Title :
a. Resurvey of lot boundaries.
b. Survey the position of the buildings, example
eaves, awning and balcony.
c. Determine heights of each storey where to
measure the difference between the levels of
each floor.
d. Measure the horizontal dimensions of the
parcels and the common property (like stairs).
e. To survey of parcels on the floors which are
similar in dimensions the thickness of the walls.
f. The measurements recorded nearest 0.01 m.
g. The features of permanent construction such as
planter box, space for air conditioner and space
in front of main door with features of permanent
construction.
h. It is sufficient to measure the horizontal
dimensions from the surface of the walls.

4.3.2

4.3.3 DATUM

According to KPUP Circular number 3, 2003, each


cadastre or title survey needs to be based on a satisfied
datum. Every cadastral survey should be start with datum.
There are three criteria of datum:
1. Two reference mark which is adjacent from survey
had done before which is the position of that
reference mark were approved in good position with
direct survey or traverse and with a calculation and
with solar observation follow the JUPEM procedure.
2. Three reference mark from survey had done before
which is two from that reference mark are adjacent
were approved with the measurement of angle and
distance or with traverse and calculation are in a
good position.
3. Any two reference mark from survey had

before

which is had approved in a good position by using


GPS method.
The tolerance for the certified datum is the distance for
line datum should more than 30m. if the line is less than
40m, then the maximum tolerance is 0.015m. If the line is
more than 40m, the tolerance is 0.006m for every 20m and
the maximum tolerance is 0.05m. The interior angle between
two line PA and measure should less than 10. But the
conditions can be changed to not exceed 20 if the old survey
was made in second class survey. The procedure of datum
that show as follow:

4.3.4 TRAVERSE SURVEY


Traversing is form of a control survey that is used in a
wide variety of surveys. Traverses are a series of established
stations that are linked together by the angle and distance
between adjacent points. The angles are measured by Total
Station, and the distances are measured by an EDM. The
function of total station is combination both of these
functions. The instrument used are:

Allowable Error:
The survey has to make sure the work they did
meet the requirement given by the survey
department.

The

maximum

misclosure

in

cadastral survey is below:


o The bearing closed for the traverse must
not exceed 115 where for each station
o

have maximum C correction 10.


The minimum linear misclose obtained is

1: 8000 for first class of survey.

A. Procedure of Traverse and Pick Boundary Mark


a. Station 1 and Station 2 are set with assumed
bearing.
b. Station 2 are set back bearing.
c. Total Station 1 set the back bearing to station
2 though face left then read the forward
bearing station 3.
d. The observation are recorded. Then change
to face right.
e. Total station on station 1 set the back bearing
to station 2 and read the forward bearing
station 3.
f. The observation are record in the field book.
g. During make the traverse, pick up offset of
the building.
h. Then the Total station move to station 3 and

set station I as back bearing.


The step repeat until the traverse closed.

4.3.5 OFFSET SURVEY


Each of building must be take the offset from the traverse
line. This offset used to plot the location plan of building.
The offset is taken as ordinary where the offset is taken from
the station of traverse. The offset must be take follow the
corner of the building, the stairs and drainage. The offset
must be taking around the building. The instrument used
are:

A. The procedure:
a. Set up instrument at station, back bearing
and start to observe for each building and
access road of the of Kolej Teratai 2 using
pole with mini orism.
b. Each visible edges

of

the

building

are

observed by making the mini prism as the


reflector.
c. The regarding of the edges of the building
and access road comprises of horizontal
bearing and horizontal distance is taken and
recorded in field book.
d. The shape of building and access road will
be taken.
e. The same step is repeated until the whole
building is covered.

4.3.6 STRATA TITLE SURVEY
A. Survey to determine the heights of each storey.
a. To measure the height of each storey, we can
use distometer to determine the height, width
and length of the building.
b. The distometer was directed to the place that
needed to measure until laser dot visible.

c. To measure the horizontal dimensions of the


parcels, accessory parcels and the common
property.
d. The horizontal dimension from the surface of the
walls to the opposite walls can be measured by
using distometer or even the measuring tap.
e. All measurements have to be recorded to the

nearest 0.01 meter.


The thicness of the wall must also be surveyed
and drawn in the field bbok as the thickness of

the walls are not uniform.


g. The position of all accessory parcels outside the
building has to be determined by referring to the
appropriate building in the strata scheme.
h. It is sufficient for measurements of the common
property be carried out to determine the limit of
the perimeter area covered for the common
property except in the case related with access
or laluan in which its measurements must be
carried out in more detail and their use stated in

5.7SHARE UNIT
Share units of parcel = (A x F1 x F2) + (B x F3)
Share units of land parcel = (A x 0.8) + (B x F3)
where,
(a) A is the area of the parcel;
(b) B is the area of the accessory parcel;
(c) F1 is the weightage for the type of parcel as specified in
Schedule A;
(d) F2 is the weightage for the overall floor parcel as specified in
Schedule B; and
(e) F3 is the weightage for the accessory parcel as specified in
Schedule C.

6 CHAPTER 6 : CONCLUSION
6.4CONCLUSION
In conclusion, Under The Strata Title Act (STA) 1985, subdivision of
building means the issue of separate titles which are called strata titles for
each of the parcel (unit) in the building which are called strata titles for
each of the parcel (unit) in the building which has two or more storey.
When the building is subdivided, title to the land on which the building
stands is retained but it will be registered under a body called the
Management Corporation (MC) that existed automatically as soon as the
strata title to the parcels are registered.
Strata titles can be said as one of the title structure of ownership
and control over property. It is usually applied to subdivided buildings or
complexes such as high-rise buildings, town houses, duplexes, flats,
apartments, condominiums and commercial buildings. This form of title
gives individual unit holders title over the space they occupy while the
land

and

common

property

are

controlled

by

the

Management

Corporation. Strata schemes are designed to give property owners more


control over the space they occupy. The structure of strata titles
designates the Management Corporation as the owner of the land. Strata
titles act been introduced in order to give guidance or restriction to the
developer and surveyor and also to make the development of building is
legal and any improvement or amendment in strata title act is needed in
order to fulfill the needed of society.

learned teamwork is really important where we try to

thankful my team has finished the task as time given. I
hope this experience I get, help me to face the real job in

During the fieldwork phase, we conducted work using
toughbook. We also faced some problem with toughbook.
The time we had mainly to do solar observation is limited. I
can say that this fieldwork have given me a lot of
experience needed and apply what have learnt in class. Not
to forget to my group members for the commitment given
by them in cooperating to complete this task.

toughbook, because of toughbook our data is missing and

then we must do our traverse again. To improve a quality of


practical task in the future, we must ensure the instrument

During the fieldwork phase, many a new that I have learnt


such as do the traversing around the building, determine

In strata survey, has five step to be followed. Firstly, we

measure the dimension of each parcel. Last step is we
should survey of parcel of floor for the dimension. During
this practical session, we encounter some problem with us
to complete the work quickly due to time limitation of our
fieldwork and toughbook not in a good condition. My group
