DIRECTIONS FOR USE

Preparation of substrate

The condition of the substrate, its nature and preparation are essential factors for the success of
the coating.
The concrete substrate must be strong, clean, dry and coherent.
resistance to direct tension 1.5 MPa.
resistance to compression 25 MPa.
water content 4.5%.
The substrate must be prepared by mechanical stripping (shot-blasting, sanding, planing, etc.)
then its dedust using an industrial vaccum cleaner.
Note: for further information on substrates and their preparation, refer to our documentation
Preparation technique and characteristics of substrates.

Conditions of application

Primer coat

Mix the two components for 3 minutes with an electric mixer and apply the product with a long
pile roller.
Addition of 50 parts of sand HN38 type (0,05/0,25) possible. Apply the mix with a rubber
squeegee and a roller.

Filler coat

After mixing the two components, add the sand HN 38 (0,05/0,25) and stir well, then apply the
mixture with a rubber squeegee.

Self-levelling undercoat

After mixing the two components, add the sand graded 0.1 0.4 mm and stir well, then apply
the mixture with a notched squeegee followed by overlapping diagonal strokes with an antibubble roller with spikes.

Mortar

After mixing the two components, make up the mortar by pouring the mixture A+B then the
BR18 filler into a type BEBA mixer, spread the mortar with a rake or rule, smooth initially with
a trowel, then smooth either by hand or with a rotary trowel.

Product Description

Product Characteristics

GP3556 EPO-FLEX TERRAZZO MEMBRANE is a high solids,

flexible epoxy material which combines the toughness, adhesion
and durability of epoxies with a degree of flexibility common to
polyurethanes. Flexibility is achieved without the use of plasticizers
or other additives which can separate or migrate out of the epoxy
complex as the material ages or is degraded due to environmental
conditions. GP3556 EPO-FLEX TERRAZZO MEMBRANE may be
used with fiberglass mesh in surfaces for larger cracks and joints.
It is ideal for crack bridging under epoxy terrazzo due to material
compatibility.

SEALER

TASKI Jontec Matt

Matt floor emulsion

Description
Low gloss floor emulsion for most types of smooth and water resistant hard
floors. The low gloss appearance prevents from optical slipperiness and the
product provides also good resistance to alcohol and disinfectants to make it
suitable for a healthcare environment. It ensures reduced maintenance costs to
improve productivity.

Key properties

Unique matting system

Hard, durable and wear resistant protection
Good resistance to alcohol and disinfectants vs conventional floor emulsions
Easy to apply, short drying time

Benefits
Provides a low gloss, protective layer on most smooth and water resistant,
hard floors
Good resistance to scuff marks and dirt, even under heavy traffic levels
Particularly suitable for use in healthcare thanks to the alcohol resistance
and the matt appearance
Can be applied with a mop or an applicator. Spreads evenly for perfect
leveling

Use instructions
Dosage:
The product is ready to use. Apply undiluted
Application:
Shake well before use. Treat only stripped and thoroughly rinsed and
completely dry floors. Treat porous and damaged floors with one of the
JohnsonDiversey floor sealers prior to application.
Sparingly pour the product onto the floor and evenly spread it while still wet with
a polish applicator in overlapping lanes of 1-1.5m. Allow to dry completely (2030minutes) before applying additional coats in similar manner. Apply two coats
to non-porous, smooth floors. Three coats are usually sufficient for porous
floors.
Linoleum: After the first coat has dried, smooth the linoleum floor with a single
disc machine equipped with a blue pad, then damp mop and allow to dry
completely before applying additional coats.
Top stripping and recoating:
Use a JohnsonDiversey floor top stripper to remove one coat of polish and pick
up soiled solution with a scrubber drier or wet vacuum cleaner. Allow to dry
completely and apply additional coat(s).
Important:
Shake well before use. To prevent from streaking and slippery floors, always
apply a minimum of 20g/m2 per coat. Do not dilute or mix with other
substances. Do not use on structured plastic (cushioned vinyl) and unsealed
wood or cork. Seek advice for use on profiled/studded rubber floors. Do not use
outdoors or in wet zones.

TERRAZZO FLOORS
OWNERS GUIDE FOR THE SUGGESTED
MAINTENANCE OF TERRAZZO
CUSTODIANS GUIDE TO THE PROPER
MAINTENANCE OF TERRAZZO
DOS FOR TERRAZZO FLOOR CARE

Terrazzo floors have ease of maintenance, but this does not mean that NO CARE IS
REQUIRED. Once you understand the care requirements in the early stages of a new
terrazzo floor, you lessen possible problems, and recognize the economy of care and the
aesthetic values of this product. NTMA terrazzo flooring specifications highly
recommends a sealer applied to this surface immediately following the final polishing.
Sealers help inhibit the penetration of spilled materials upon initial contact with the terrazzo
floor. Spills must be cleaned up immediately in order to prevent stains caused by repeated or
long term exposure. Even standing water can eventually dissolve some sealers.
As most sealers are low solids liquid material, they do not normally produce a high gloss
sheen appearance to the floor surface. When a building is eventually occupied, the terrazzo
temporary sealer can be stripped and the surface may be retreated as implemented by
ownership. The eventual degree of gloss is determined by the particular products selected
and the recommended application process.

TAKE THE NECESSARY TIME TO LEARN

WHICH TERRAZZO SYSTEM YOU ARE
MAINTAINING
There are three types of binders used to anchor marble chips or
other aggregate in your terrazzo floor. Originally, and still used,
is a Portland cement product; next a polyacrylate modified
cement. The most common matrix today is epoxy resin.
All Terrazzo Systems contain marble or other types of
aggregates materials that have surface exposure. Marble
aggregates have a low porosity of absorption. Others aggregates
types may have little or no porosity.
Portland Cement Systems: The portion of this floor system
that most benefits from primary protection is the Portland cement
binder. Sealers will also assist protecting the marble chips or
other aggregates
Epoxy Resin Systems: The binder for this terrazzo system is
fundamentally non-porous. Sealers assist protecting the
aggregates and normally enhance aesthetics.
Although each system has the role of anchoring the aggregate
into the topping, maintenance procedures are essentially common
to all terrazzo installations.

MAINTENANCE PRECAUTIONS: Harsh cleaners and
sealers can damage terrazzo. Only materials that are neutral pH
should be used when scrubbing or mopping floors.
Sealers should achieve a slip resistance coefficient of friction
rating applicable to code. Water based sealers are most
commonly recommended and utilized today. Mop on, in one or
more coats, in accordance with the instructions of the sealer
manufacturer. This can also be followed by a water based finish
(dressing) for daily or weekly buffing if a high sheen is desired.
CLEANING PROCEDURES: Neutral cleaners are designed
to react only in solution with clean water, mixed in accordance to
the manufacturer instructions, and allowed to remain on the floor
surface for several minutes. This provides the necessary time for
the grime-dissolving action to take place. Then rinse the dirtladen solution from the surface by squeegee, vacuum or mopping.
Rinse with ample clean water. It is important to keep the floor
wet during this entire cleaning process so the dirt and cleaning
residue does not dry on the surface.
FAQ How often must we sweep or scrub this floor? is
answered by the amount of traffic that moves across the floor
daily. Daily dust mopping is a requirement in most public
buildings. Daily dust mopping removes both the dust and the grit
tracked into the building.

CUSTODIANS GUIDE TO THE PROPER

MAINTENANCE OF TERRAZZO
FOLLOWING THESE MINIMUM MAINTENANCE
SUGGESTIONS TO KEEP YOUR TERRAZZO FLOOR
CLEAN AND LONG-LASTING:
DAILY:

DUST MOP Hand work stubborn stains and

scuff marks with neutral cleaner diluted in
warm water.

WEEKLY:

DAMP MOP LIGHTLY SOILED

FLOORS WITH NEUTRAL CLEANER
Heavily soiled floors should be scrubbed with
a mechanical buffing machine and neutral
cleaner. Mop up residue with clean water
before it dries. Allow to dry and buff with a
dry brush.

NOTE: ALLOW YOUR NEUTRAL CLEANER, ONCE

APPLIED TO THE TERRAZZO SURFACE, TIME TO REACT.
IT IS DESIGNED TO LOOSEN FOREIGN MATTER.
SEVERAL MINUTES SHOULD BE ADEQUATE, BUT DO
NOT ALLOW SOLUTION TO DRY ON THE SURFACE.
AS REQUIRED: Strip all old sealer and any finish
coats. Reseal clean floor.
CAUTION:

Before deviation from the instructions,

contact your local Terrazzo Contractor for
advice. ALWAYS KEEP RINSE WATER,
MOPS & PAILS CLEAN!

DOS FOR MAINTENANCE OF

TERRAZZO FLOORING
DO dust mop your floors daily, this not only picks up the dust,
but also the grit tracked into your building. The grit acts as an
abrasive on your hard surface floor.
DO use maintenance products designed specifically for terrazzo.
DO where a new terrazzo floor has been installed, scrub your
floors approximately once or twice a week for the intial two to
three months, as the new construction dust will still be in the air
and will eventually be deposited on your floor.
DO after this period, once per week, depending on the amount
of foot traffic, keep your floor clean in appearance. Always rinse
your floors well to prevent a build-up of cleaner residue. Use a
dry cotton or microfiber cloth to dry the terrazzo floor surface.
DO allow your neutral cleaner, once applied to the terrazzo
surface, time to react as designed to loosen foreign matter.
Several minutes should be adequate, but DO NOT allow the
solution to dry on surface.
DO seal your floors with a water-based sealer in accordance to
the sealer manufacturers instructions.

TECHNICAL BULLETIN #G-3

Flatness Tolerance of Terrazzo

Flatness is dependent on the type of terrazzo that is being placed and the flatness of
the substrate. For sand cushion terrazzo, the under-bed can be adjusted to determine
the flatness of the slab. For the thinner systems such as epoxy terrazzo, the substrate
will greatly influence the flatness of the terrazzo. In some cases, it will be necessary to
perform either grinding or filling of the slab to achieve a flatness of inch in ten feet
before the application of the terrazzo.
Flatness of terrazzo is measured using the method as outlined in ACI 117-10. A ten
foot straightedge is placed on the floor parallel, perpendicular and a 45 degree angle to
the joints. Typically ten samples shall be taken for each 1000 square feet. No sample
readings should have a gap of 3/8 inch and 90% of all reading should be inch or less.
This factor is not cumulative.
While terrazzo should meet the above for flatness, terrazzo does not have to be level.
Note: All evaluations are to be made looking straight down from a standing position
without extraordinary magnification.
Terrazzo is an in situ created product by human craftsmanship and the installer must
endeavor to meet the standards for the entire project. However, the terrazzo should not
be arbitrarily rejected for relatively minor non-compliance. This is especially true if the
overall functional and aesthetic values were satisfied.

Green Terrazzo
The Environmental Impact of the Use of
Cement and Epoxy Terrazzo
Terrazzo

Terrazzo flooring has a long and rich history that dates

back over 1500 years. Terrazzo, from the Italian word
for terraces, is one of the original recycled products created centuries ago by Venetian workers utilizing the waste
chips from slab marble processing. Today terrazzo flooring continues to provide the ultimate in durability and low
maintenance, typically lasting the life of the building. The
combination of beauty, durability, and low maintenance
has led to a renaissance in the use of terrazzo over the past
decade. The demand for terrazzo is increasing in many markets, from performance driven institutions such as schools,
airports, and hospitals, to the designer driven markets of
retail and commercial buildings. Terrazzo is the ultimate
choice when evaluating finishes on a life cycle basis.
In recent years the construction industry has begun to
focus on the environmental impact of many construction
materials. The evaluation of products in the green movement encompasses many elements, which must be weighed
on a scale of relative importance. These elements include
the longevity of the material, the composition, maintenance,
recycled contents, embodied energy, and the cradle-tograve environmental impact.

Durability

Sustainable construction is at the core of green construction. Terrazzo floors have an outstanding record of durability and performance dating back over a thousand years. The
floors will typically last the life of the structure. In many
older buildings, the floors can be restored to their original
luster at a fraction of the cost of replacing the finish.
Both cement and thin set epoxy terrazzo floors have
extremely low maintenance costs. Annual stripping and
resealing can utilize environmentally friendly water-based
products. Routine maintenance includes dry and damp
mopping, with an occasional spray buffing. In comparison,
carpet requires energy intensive daily vacuuming and periodic steam cleaning.

Composition and Embodied Energy

Terrazzo is composed of naturally occurring aggregates,

recycled glass or plastic and processed cement or epoxy
binders. The binders constitute approximately 25 to 30
percent of the volume of the terrazzo floors; the remainder
of the floor is composed of aggregates, pigments, and fillers.
Initial life cycle assessments of embodied energy appear extremely favorable due to the longevity and low energy usage
for maintenance.

Recycle/Reuse Content

Aggregates used in terrazzo are the most common

sources of recycled content. Several glass aggregate suppliers are currently providing post-consumer recycled glass to
the marketplace. Several slab marble and granite quarries
have supplies of post-industrial stone left from slab granite
and marble processing. The plastic chips may contain as
much as twenty percent recycled plastic. Aluminum divider
strips may also incorporate recycled metal. If an underbed
is utilized, the steel reinforcing will have recycled content. Cement used in cementitious terrazzo may also have
recycled content.

VOC Off-Gassing and Indoor Air Quality

Both cement based and thin set epoxy terrazzo systems

are comprised of zero VOC materials. Terrazzo exhibits
little or no off-gassing over the life of the cured floor. The
non-porous, cleanable terrazzo finish does not support microbial growth, nor allow moisture to accumulate, helping to
maintain a mold-free environment with improved indoor air
quality.

Regional Sourcing

The United States terrazzo industry consists of many

manufacturers, suppliers, and distributors strategically
located throughout the country. Terrazzo is manufactured
on-site minimizing post-commercial waste and transportation costs. By comparison, much of the marble and ceramic
floor tile used in the United States is manufactured overseas
and imported. Cement and sand used in cementitious terrazzo may be regionally sourced. Depending on the mix,
aggregates may also have regional sources.

U.S. Green Building Council LEED

Green Building Rating System

Terrazzo has long been valued for its life cycle characteristics: low maintenance, durability, and indoor air
quality - with recycled content being an additional attractive
feature. Terrazzo flooring can contribute to the achievement
of project LEED certification goals. The project LEED
Consultant will identify which credits are included in the
project sustainability goals. Refer to the NTMA website for
the analysis based on the 2009 Edition of the LEED Green
Building System for Green Building Design and Construction identifies the credits for which terrazzo may contribute..

LEED Credit Information and Point Chart

MRc1.2 Building ReuseMaintain Interior
Nonstructural Elements

Points may be awarded be re-using a portion of existing nonstructural elements, including floors. Terrazzo floors typically
last the life of the structure. As such, in many renovation projects, the original terrazzo flooring can be restored to its original
luster following some inexpensive repairs and refinishing. The
ability to preserve the floor intact rather than replacing it will cut
costs and contribute towards this LEED credit.

MRc2 Construction Waste Management

Points may be awarded by recycling or salvaging nonhazardous construction and demolition debris. In projects that require
demolition of an existing structure with terrazzo flooring, terrazzo components may be salvaged for reuse or recycled. A
qualified terrazzo contractor can assist with component recovery.
If terrazzo flooring is to be used in the new construction, the salvaged aggregate can even potentially be used in the new flooring.

MRc4 Recycled Content

Points may be awarded for using materials with recycled content. Terrazzo allows for easy incorporation of recycled glass,
as well as stone or marble that has been salvaged from other
buildings and re-crushed and sieved for use in terrazzo. A floor
incorporating 100 percent recycled glass aggregate could contain
as much as 75 percent recycled raw material by volume. Aluminum strips may also contain recycled metal.

MRc5 Regional Materials

Points may be awarded if a portion of the project building materials are extracted, harvested or recovered, as well as manufactured within a 500-mile radius of the project. The calculation is

based on the cost of raw materials. Marble chips, glass aggregate, as well as cement and epoxy binders are available throughout many areas of the United States. Terrazzo can contribute to
points if raw material suppliers are located within 500 miles of
the project site.

IEQc4.1 Low Emitting MaterialsAdhesives and

Sealants

Points may be awarded if the terrazzo installation does not

include adhesives and sealants that contain Volatile Organic
Compounds (VOCs) in excess of certain limits. Cement based
terrazzo systems use inorganic binders that contain no VOCs.
The manufacturers of thin set epoxy terrazzo systems have
moved to 100 percent solid formulas, eliminating the addition of
any VOCs in the material. Certification of compliance may be
obtained from the individual epoxy manufacturer.

IEQc4.3 Low-Emitting Materials Flooring Systems

Points may be awarded if terrazzo sealers do not contain VOCs

in excess of certain limits. Sealers used in finishing terrazzo
will generally comply. For schools, flooring elements must meet
testing and product requirements of the California Department
of Health Services Standard Practice for the Testing of Volatile
Organic Emissions from Various Sources Using Small-Scale
Environmental Chambers, including 2004 Addenda. Generally,
epoxy terrazzo products will comply.

IDc1 Innovation in Design

Additional points may be awarded under the Innovation

inDesign category for innovative performance in categories not
specifically addressed by LEED or for achieving exemplary performance in an established LEED credit.

Flooring Costs Overview

During the life of a building, the total cost of flooring can cost 35 times the initial installed cost.
To help decision makers evaluate the performance and life cycle costs of various types of flooring,
a survey was made of floor finish materials across the United States. From this survey and from a
study of other data available, a model was developed illustrating the actual cost of flooring during
the life span of a building.
Through analytical study on a number of buildings, costs varied greatly due to traffic volume,
proximity to a street entrance and standards of excellence set by the building owners / managers.
However, the costs used in this brochure are typical for a corridor in a commercial building. Lobby
areas, shopping centers, airports, or any area with heavier traffic will obviously require more
maintenance and more frequent replacement of carpet or tile.
Developers investing in buildings for short-term resale, soon discover that inexpensive flooring on
the front end of an investment may cost them much more than their initial savings. Depreciation of
value and compromised building image typically occurs with bargain flooring. High quality flooring
enhances a buildings image, appreciates with the value of the investment and often allows for
higher income generation by the buildings owners.
Whether you are planning a new corporate headquarters or designing a new government facility,
your main concern is with life cycle costs and the functionality of the new building. The information
in this brochure will provide a valuable guideline in determining flooring cost and performance.

Government Agencies, Sanitary Supply Organization and other agencies, to determine the national average for installation, maintenance and replacement costs of various typical
finishes used in hospitals, schools and other institutional facilities.
NOTE: These figures were compiled and averaged based upon installation costs of interior finish products across the United States. Therefore, they are to be utilized as a guideline
to compare average life cycle costs. The actual installed and maintenance costs can vary respectively, (either higher or lower), depending upon the design intricacy and location of
the particular project.
