ABSTRAK
Waktu dan biaya merupakan aspek yang penting dalam suatu proyek konstruksi
untuk mencapai suatu keberhasilan proyek yang diinginkan. Untuk itu diperlukan
adanya penjadwal dan pengendalian biaya yang baik. Dengan begitu, tingkat
keterlambatan dan kurangnya biaya dapat diminimalisasi atau bahkan dihindari.
Salah satu cara pengendalian biaya dan waktu adalah dengan menggunakan
analisa nilai hasil (Earned Value) yang dapat menginformasikan terhadap biaya
dan waktu secara tepat dan jelas, Sehingga dapat mengatasi dengan cara
mengevaluasi kembali terhadap besarnya biaya dan waktu pelaksanaan proyek
terhadap nilai kontrak, dengan menerapkan metode nilai hasil pada proyek Proyek
Lanjutan Pembangunan Jalan Lingkar Ujong Blang Pusong, dan menghitung
berapa waktu dan biaya yang diperlukan untuk menyelesaikan proyek tersebut.
Tujuan penelitian untuk mengevaluasi jumlah biaya dan penggunaan waktu yang
telah digunakan pada proyek ini. Metode yang digunakan dalam penelitian ini
adalah konsep nilai hasil untuk mengkaji kecenderungan varian jadwal dan varian
biaya pada suatu periode selama proyek berlangsung, dan mengetahui
pelaksanaan mengalami keuntungan atau kerugian dalam mengerjakan proyek ini
dari penerapan metode nilai hasil, maka biaya yang dibutuhkan untuk
menyelesaikan pada proyek ini, Estimated Completion Date (EAC) sampai selesai
adalah sebesar Rp. 4.698.740.176,20 dan lebih besar dari anggaran proyek sebesar
Rp. 4.386.181.872,15, serta adanya penambahan biaya Variance at Completion
(VAC) sebesar Rp. 310.558.304,05. Sedangkan dari aspek jadwal proyek
mengalami penambahan waktu dari rencana 16 minggu menjadi 17 minggu
ditunjukkan nilai SPI < 1. Proyek ini terlaksana dengan biaya lebih tinggi dari
anggaran yang disebut cost overrun atau mengalami kerugian dan terjadinya
keterlambatan atau schedule oveeun.

ABSTRACT
Time and expense is an important aspect of a construction project to achieve the
desired project a complete success. It is necessary for the existence of the
Scheduler and good cost control. In doing so, the level of delay and lack of costs
can be minimized or even avoided. One way of controlling costs and time is to use
a value analysis results (Earned Value) that can inform against cost and time are
precise and clear, so that it can cope with how to evaluate back against the
magnitude of the cost and time of project implementation against the value of the
contract, by applying the method value results in Advanced Development Project
project Beltway Ujong Blang Pusong , and count how many time and cost
required to complete the project. Research objectives to evaluate the amount of
the fees and the use of time has been used on this project. The methods used in
this study is the concept of the value of the results to assess the propensity of the
schedule and cost variants variants in a period as long as the project progresses,
and knowing the implementation experience a gain or loss in working on this
project from the application of the method of the value of the results, then the cost
needed to complete this project, the Estimated Completion Date (EAC) until
completion is Rp. 4,698,740,176.20 and larger than the project budget is Rp.
4,386,181,872.15 , as well as the presence of the addition Cost Variance at
Completion (VAC) of Rp. 310,558,304.05. While the project schedule

indicated the value of SPI < 1. The project was completed at a cost higher than the
budget called cost overrun or suffered a loss and the onset delay or schedule
oveeun.
