EXISTING SITUTATION
The City of Dasmarias is identifying the key issues facing industrial businesses and lands in various industrial area, participated
by various industrial magnet such as the ____________, ______________, ___________________, Molave Industrial estate containing an area of
_______located at Brgy. Paliparan , the First Cavite Industrial Estate(FCIE) , which covers approximately 154.5 Hectares and located
strategically along Governors Drive in Lancaan near the Ilang-Ilang river and very near the boundary of City of General Trias.
These Industrial areas homes to more or less ________ jobs, and provides a significant ________ % portion of Dasmarias economic
activity. The industrial areas are multinational manufacturing/Industrial Centers are intended to preserve and enhance manufacturing
and industrial activity, and the land resource on which industrial businesses owned and operated by ________different local and foreign
companies, dominated by Japanese Nationals.
City of Dasmarias Comprehensive Plan policies support maintaining the industrial activities that currently operate in the Industrial
Center and developing new industrial activity in order to maximize employment and economic benefits to the, while minimizing
environmental impacts on residential neighborhoods.
The Zoning Code carries out the Comprehensive Plan policies in theIndustrial area and limits its non-industrial uses, except for
othercompanies with inter-related function with the industrial estate.

b. DEVELOPMENT NEEDS
The pressure of economic recovery leaves the choice between industrialization and agricultural production. Industrialization would
mean conversion of agricultural lands to industrial estates, giving less jobs for farmers and more for skilled workers. Whichever will be
the choice, it should always be for the betterment of the majority.
In the case of Dasmarias, industrialization is one of its major thrusts. Its prime location attracts local as well as foreign investors.
Establishment of big industrial firms not only increases the local revenue but also employ many residents in the area. But this also pose
pollution problems. The local government in coordination with the Department of Environment and Natural Resources (DENR) should
impose strict compliance on the use of anti-pollution devices and measures by all industrial plants.
With the present trend, industrial area should be identified to accommodate future industrial establishments. The growth of
industrial activities should be regulated so as not to affect other activities in the City. With the allocation of industrial areas will also
require the development / construction of support facilities such as roads, water and power services. In this regard, the local
government in the development of such activity should make particularly the DPWH coordination with the concerned agencies.
