RENTAL AGREEMENT

This agreement of rent is made and executed at Bangalore on the 01/12/2016 By and
BETWEEN:

Herein after called as the OWNER (with expression wherever it so required shall mean and
include all his heirs, legal representatives and assigns) of the other part.

JAYANAGAR

Hereinafter called the TENANTS (with expression wherever it so required shall mean and
include all his heirs, legal representatives and assigns) of the other part.

WITNESSES AS FOLLOWS:-

Whereas the OWNER is the absolute owner of the schedule premises bearing NO 568, 21ST
MAIN ROAD, 36TH CROSS, 4TH T BLOCK, JAYANAGAR, Bangalore-560041.
. which is more fully described in the schedule written hereunder and hereinafter referred to as
the SCHEDULE PROPERTY.

WHEREAS the OWNER has agreed to the grant of Rental of the above said premises to the
TENANT under the following terms and conditions:-

1.The rental granted to the TENANT of NO 568, 21ST MAIN ROAD, 36TH CROSS, 4TH T
BLOCK, JAYANAGAR, Bangalore-560041, shall be for a period of 11 (eleven) months
commences from 1st day of December month 2016.
2. The rent hereby reserved and agreed to in respect of the said premises shall be Rs.4,000/--per
month towards the rent shall be paid on or before 5th of every English calendar month (Including
maintenance charges).

3. ELECTRICITY AND WATER CHARGES: The TENANT shall ensure to pay the interior
electricity charges to the concerned department.

4. INTERNAL MAINTENANCE: The TENANT shall maintain the schedule property in state or
good condition and shall not cause any damage or disfigurement to the schedule property.
Therein always expecting fare wear and tear. REPAIRS IF ANY DURING OCCUPANCY TO
BE BORNE BY THE TENANT.

5. LIABLE FOR DAMAGES: It is agreed that any damages caused by the TENANT in the
schedule property shall be made by the Tenant promptly.

6. USER: The schedule property shall be used by the TENANT only for the purpose in the said
premises and shall not or permit the same for any business or occupation or any unlawful
purpose.

7. The TENANT shall not sub-let or re-let or part with possession in of the said premises without
consent in writing from the OWNER.

8. DEPOSIT: The TENANT has agreed to pay a sum of Rs.50,000/- By the way of cash. The
same shall be refundable to the TENANT without any interest at the time of vacating the
schedule premises.

9. It is agreed the sum of One month rent will be deducted from security deposit towards color
wash and painting while vacating the premises.

10. TERMINATION OF THE RENTAL: For extending the rental, a fresh agreement / deed has
to be entered into, in the event of the TENANT intending to continue to say in the premises, he
shall enter into a fresh rental agreement before the expiry of the current rental by increasing 5%
on the rental value. In case such fresh rental is not entered into the OWNER shall vacate the
premises at the end of the current rental period.

12. This rental deed can be terminated by either side by giving one month calendar month notice
in writing during tenancy of the rental deed at any time.

13. If the TENANT does not pay the rental for 60 days continuously the rental of this agreement
automatically stands cancelled and the TENANT shall handover the vacant possession of the said
premises of the OWNER.

In the witness whereof the parties have executed this agreement in the presence of the following
witness on 1st day of December month of 2016 as first above mentioned.
