1. GENERAL INFORMATION
1.1. INTRODUCTION

Welcome to STAR MALL SHENYANG! The purpose of this handbook is to provide relevant
information to assist the Tenants of STAR MALL SHENYANG in preparing and submitting
proposals for fit-out of premises. It contains general information, procedures and requirements
which have been established by the Landlord to assist Tenants in the design and construction
of their improvements within their premises and to notify them of the basic design
specifications for the building.

The Landlord reserves the right to amend or add to this information handbook at any time and
the Tenant is obliged to abide by such changes upon notification thereof. Any such additions
or amendments affecting any Tenant work undertaken after the addition or amendment has
been issued, and all costs associated with compliance shall be at the Tenants expense.

Tenants, their designers and contractors are urged to acquaint themselves thoroughly with the
material herein, as it will form the basis of the Landlords approval for all tenant submissions.
The Tenant and/or his designer should visit the leased premises to inspect and verify all site
conditions prior to commencement of any design work.

THIS HANDBOOK IS INTENDED TO REFLECT ONLY STANDARD CONDITIONS OR


SITUATIONS, AND IT DOES NOT AMEND THE LETTER OF INTENT OR THE LEASE
WHICH GOVERN IN THE EVENT OF ANY INCONSISTENCIES BETWEEN THEM AND
THIS HANDBOOK.

The authorized representative of the Landlord will guide and assist the Tenants throughout
their design, construction and defects period and be the liaison between the Landlord and the
Tenant.

The authorized representative of the Landlord is responsible for the review and approval of
and/or comment on all Tenant drawing submissions prior to commencement of the Tenants
work. All questions, comments and submissions shall be addressed to the authorized
representative of the Landlord.

All Tenant work must comply with all applicable by-laws, codes and regulations of authorities
having jurisdiction. Each Tenant is responsible for applying and obtaining all permits and
approvals from all authorities having jurisdiction over the work to be performed by the
Tenants contractors, prior to commencement of such work, at the Tenants expense.
Evidence of such permits must be posted at the lease premises and a copy forwarded to the
Landlords authorized representative prior to commencement of work.

Tenants must submit their fit-out proposals directly to UGL Services Management Office. The
proposals will be processed in conjunction withSTAR MALL SHENYANG Property
Manager,Architects and Consultants.

2. FIT-OUT PROCEDURES
2.1. PLANS PROVIDED

Tenants will be supplied with the following tenancy drawings together with a copy of this handbook:

Drawings will not be bigger than A1 size and the drawings which are bigger than A3 size will be folded
to be A4 size. Drawings will be submitted as 3 sets of hardcopies and an electronic copy.

Note:
1. Drawings will be to a scale as specified in the drawings.
2. Tenants must verifyall location and dimensions on site of the premises.
3. Only drawings/technical data relevant to tenant's leased premises will be provided.

2.2. DESIGN PROCEDURES


A. INTERIOR DESIGNERS

Tenants must appoint qualified interior designers to design and prepare fit-out drawings for their
premises. In particular M/E details must be shown on plans and specified in the Technical Information
from Tenants Form (Form C). All design costs will be to the Tenants' own account.

B. SCHEDULE

1. DESIGN BRIEFING AND PRE-FIT-OUT MEETING


Tenants should arrange a Pre-Fit-Out Meeting with STAR MALL Management Office, Facility
Management Department shortly after receipt of the tenancy drawings. A brief description of the
building and services, fit-out and design requirements, site procedures, restriction on working methods,
etc. will be introduced. Tenants' designers/Tenants' Authorized Representative for Fit-out Project
should attend for information exchange purposes.

2. MAJOR ALTERATIONS

All Tenants' proposed additions and/or alterations work must be first submitted to and approved by the
STAR MALL Management Office, Facility Management Department in writing. If in STAR MALL
Management Office, such work requires a submission to the Building Department, Tenants must
employ a Qualified Design Institute to proceed such submission at Tenants' sole expense. Please
refer to the Appendix for the Tenant Improvement Permit process.

3. SUBMISSION OF FIT-OUT PROPOSAL AND SPECIFICATIONS

Tenants must submit by hand 3 prints (Soft and Hard Copy) of all plans and specification details to
STAR MALL Management Office, Facility Management Department.

Project Listed below and prepared according to the interior decoration principles must be delivered.
1:50 scaled arrangement plan (Layout, wall and flooring plan must be furnished)
1:50 scaled ceiling and illumination plan
1:50 scaled HVAC plan, heating, cooling and ventilation (must include sprinkler system, water
and waste water installation)
Electrical plan and project LV and LC projects (horizontal lighting-socket-cable tray-LV cabling
plans, panel load lists, LV and LC single line diagram, emergency announcement, fire detection
and alarm, safety, telephone plans etc)
1:20 scaled sections and elevations (Minimum 2 orthogonal sections)
Colored shop front
Colored perspective drawings (shop concept photos or drawings)
Sample of materials (Catalogues, technical data, producer company information and quality
certificates)
Decoration schedules

4. PRELIMINARY ACCEPTANCE OF FIT-OUT PROPOSAL

After receipt of Tenants' fit-out proposal and technical specifications, a fit-out meeting will be arranged,
normally within 7 working days, with their designers for detailed assessment and written response will
be made, normally within 7 working days thereafter, with STAR MALL Management Office.

5. RESUBMISSION AND/OR FURTHER DETAILS

If Tenants' plans are not accepted, they will be required to resubmit amended plans (3 prints) in
accordance with Management Office requirements as soon as possible until the design meets with
STAR MALL SHENYANGs specifications.

6. APPROVAL OF AMENDMENTS REQUIRED

After any preliminary meeting, Tenants will be advised normally within 7 working days of STAR MALL
Management Office, formal comments on their proposal together with the associated approval if/when
applicable. If the magnitude and nature of the comments will adversely affect the original proposal
submitted, a revised proposal will have to be made and subsequently procedures 4 and 5 above
repeated as required.

7. HANDOVER OF THE PREMISES

The premises will be handed over to Tenants at the date and time to be confirmed by Landlord in
writing but no later than the end of the business day and/or as per the terms of the lease.

8. GOVERNMENTAL APPROVALS

Prior to the start of the work, the Tenant must obtain all necessary Governmental approvals and
consents. Copies of the approved drawings and/or correspondence must be submitted to Management
Office prior to the commencement of work.

9. SUBMISSION OF AS-BUILT PLANS

Within 60 days of completion of all fit-out works, Tenants are required to submit completion certificates
for fire services installations, and 2 complete sets of As-Built record plans to STAR MALL Management
Office, Facility Management Department for record.

Note:
1. Fit-out Deposits shall not be returned until STAR MALL Management Office, Facility
Management Department has received a complete set of Record Plans, submission of Notice
of Work Completion form (FormW) and satisfactory inspection by STAR MALL Management
Office, Facility Management Department.
2. Fit-out Proposal and Technical Information must be submitted as soon as possible. Please
ensure that these documents are as clear and as detailed as possible. In addition, please
submit details as required as per this Handbook in order to avoid any delays in their review and
approval.
3. Tenants will not be allowed to commence their fit-out works until their plans have been
approved by Relevant Authorities and STAR MALL Management Office and all required fees
and deposits have been paid.
4. No delay in the lease commencement date nor any extra rent free period will be allowed on
account of the fit-out proposal not being complete, ready or approved, or failure to comply with
these rules & regulations.

2.3. PLANS AND TECHNICAL INFORMATION REQUIRED


To avoid delay, it is advisable for Tenants to submit by hand their fit-out proposal to STAR MALL
Management Office, Facility Management Department for processing within the period prescribed as
soon as possible.

Three (3) prints (Soft and hard copy) clearly showing the following will be required:

A. FLOOR PLANS

1. General layouts and perspective drawings

2. Internal partitions or walls from the structural and/or raised floor, the false ceiling and/or to the
structural slab above including details of the materials proposed and the fixing method

3. Any additional toilets and wet pantry facilities

4. Locations of safes, filing systems or heavy equipment which have an imposed loading greater than
3.5kn/m2.

5. Any change to the flooring system (for corridors within tenant space as per lease documents). The
following heights are available to enable the Tenant to install finishing of its own choice and not to
be higher than common corridor.

6. Details of any proposed signage in lift lobbies (for lobbies within tenant space as per lease
documents)

B. REFLECTED CEILING PLANS

1. Any partitions that penetrate the ceiling void and details of works within the ceiling void

2. Locations of all light fittings and fixtures

3. All proposed changes to the locations of the light fittings and any additional light fittings, clearly
indicating those which have air diffuser attachments

4. Locations of alarm bells, speakers and proposed modifications.( if any)

5. Existing layout of FS sprinklers & smoke detectors and proposed modifications.(if any)

6. All emergency lighting positions

7. Materials and locations (e.g. reception area) of any proposed non-standard ceiling. No combustible
materials or exposed cables are permitted in ceiling void.

C. HVAC LAYOUT PLANS

1. Any proposed modification to the existing HVAC arrangement

2. Any additions, reductions or relocation of FCU / air grillers/ air diffusers/ thermostats

3. Method statement of how to re-balance the supply air quantity after any modification to the existing
system

4. Any special heat generating equipment.

Note: No combustible materials or exposed cableare permitted inside the suspended ceiling.

D. ELECTRICAL LAYOUT & SCHEMATIC PLANS

1. Rating, type and location of main switch board (load shedding) and any local switch boards

2. Overall electrical schematic wiring diagram with data

3. Electrical maximum load calculation

4. MCCBs and ratings

5. All lighting and OA circuits

6. Details of any electrical circuit required to be connected to STAR MALLs stand-by power system
for Tenants' use

7. Any proposed ceiling cable trunking and floor data cable trunking system (core corridors where
applicable as per the lease documents)

8. Proposed cable management system and types and locations of the floor outlet boxes

9. Details of any electrical door locking devices for entrance doors Note Any such locking device
must be provided with a handbook override mechanism and automatically fail safe in the event of
power failure.

Note:Any electrical wirings/installation inside false ceiling & raised floor must be contained in metal
conduit/trunking and metal enclosure.

E. PLUMBING & DRAINAGE PLANS

1. Proposed plumbing & drainage connection points with pipe diameters and materials, details of
sump pump system including high level alarm and solenoid valve on supply, and details of
supporting anchors or hangers

2. Proposed pipe routing

3. Details of wet pantry floor waterproofing and door curbs

4. Waste water and grease treatment proposal.

F. FIRE SERVICES PLANS

1. Any proposed alteration of the Fire and Safety System

2. Any proposed additions or alterations to the hose reel system

G. OTHER SERVICES PLANS

1. Details of any special services, e.g. for CATV and security system, should be shown on a separate
drawing with all connection points clearly marked. Locations of STAR MALL SHENYANG
Management Office s and Tenants' signal interface points must be clearly indicated.

2. Conduit runs and associated details, where applicable, should be indicated.

H. SCHEDULE OF WORK

Schedule of Work showing the expected commencement and completion dates of the work and
important milestones.

2.4. BUILDING FINISHES AND M/E INSTALLATIONS BY STAR MALL SHENYANG

For details of finishes and M/E installations provided by STAR MALL, please refer to the shop drawings
and/or Landlord Provision Schedule (Form B) and check with STAR MALL Management Office.

When provided as per the lease agreement, ceiling tiles, ceiling light boxes and fluorescent tubes in
standard layout will be stocked on the floor, or partially or completely installed by STAR MALL
SHENYANG Management Office before the site handover. Any damage to the tiles, light fitting or
tubes will be to the Tenants' cost.

2.5. WORKS TO BE UNDERTAKEN BY APPROVED CONSULTANTS & CONTRACTORS


AT TENANTS' EXPENSES
In order to enable the building facilities to be effectively coordinated and controlled, the Tenants maybe
required to use STAR MALLs approved Consultant/Contractors for alternations to the following
systems:

Heating Ventilation & Air Conditioning (main risers/ducts and FCU only)
Electrical (main switch only)
Plumbing (main risers, supply & drainage lines)
Fire Services (all)
Building Management System (all)
Structural Engineering (all)
Security System (all non-Tenant aspects)
Telecom (main risers)

And for any required works carried out outside of the Tenants premises are subjected to review &
written approval by STAR MALL SHENYANG Management Office. All costs shall be borne by the
Tenant.

For all other items, Tenants are strongly advised to engage STAR MALL SHENYANG Management
Offices approved Consultants/Contractors to carry out alterations to the electrical, air-conditioning,
ventilation, plumbing, drainage, security system, public address system, false ceiling, raised floor within
the Tenants' premises at Tenants' expense. Contact STAR MALL SHENYANG Management Office for
a complete list of approved Consultants/Contractors.

3. FIT-OUT CHARGES

3.1. ELECTRICITY & WATER SUPPLY


Electricity - Tenants will be responsible for the cost of connecting from the metered tenant panel for the
purpose of fit-out works.

Water Tenants will be responsible for the cost of connecting to the supply valve with the STAR MALL
SHENYANG Management Office approved water meter and for all supply lines from thereon.

Note:For tenants that will not be installing wet pantries or internal plumbing works, the tenant must
contact STAR MALL Management Office for access to other sources of water within their floor.

3.2. PROPERTY MANAGEMENT FEE


Tenants will be charged a Property Management Fee assessed at a rate of RMB 65.00 per square
meter to cover the costs incurred in respect of provision of documents, Tenant design review, and
management coordination during pre-construction and construction of their premises during fit-out
period. The lump sum fee shall be paid before the commencement of any work. Any extension in the
project from the proposed schedule will be in addition to the initial Property Management Fee and
assessed with the monthly Management Fees as required. No refunds of the Property Management
Fee for whatever reason will be made.

3.3. FIT-OUT DEPOSIT


A sum shall be deposited with STAR MALL Management Office to secure Tenants' due observance
and performance throughout the fit-out period. Should any common facility be damaged by Tenants or
Tenants' contractors, the reinstatement cost shall be recovered by directly deducting from the said
deposit but without limiting Tenants' liability thereto should the cost exceed the deposit sum. In the
event that any damage is given to Landlord related to the Fit Out or Reinstatement and/or any
incidence of Tenants inability to pay any of its debts occurs at Landlords side and/or affects the
Landlord, including but not strictly limited to Tenants workers wages, contractors advance payments,
progress payments, installments, contractors or sub-contractors workers wages; Landlord shall be
entitled to pay such debts fully or partially by directly deducting from the said deposit but not limiting
Tenants liability thereto should the cost exceed the deposit sum. Notwithstanding Landlords right to
confiscate the Fit-Out Deposit as stipulated under hereof; damages to the common facilities shall not
be limited to the Fit-Out Deposit amount and Tenants the exceeding amount shall be paid to Landlord
in accordance to the market rate in order to reinstate.

Should any portion of the said deposit is applied or retained or confiscated as contemplated above;
within five (5) Business Days after receipt of written notice from Landlord or STAR MALL
Management Office, Tenants shall deposit cash with STAR MALL Management Office in an amount
sufficient to restore the Fit-Out Deposit to its original amount for the remaining Fit Out and
Reinstatement term.

Subject to the aforesaid, Fit-out Deposit shall be refunded to tenants without interest upon Tenants'
compliance of all fit-out requirements, receipt of Notice of Work Completion and joint inspection of the
completed works.

3.4. PROVISIONSCHARGES
Tenants will be charged at the following rates in the table below to cover the costs incurred in respect
of provisions provided by landlord during pre-construction and construction of their premises during fit-
out period. The total fee of the required provisions shall be paid before the commencement of any work.
Any extension in the project from the proposed schedule will be another addition to the initial Fit-out
Provisions Fees and assessed as required. No refunds of the Fit-out Provision Fee for whatever reason
will be made.

1. The monthly flat electricity cost per sqm shall be charged in accordance to the total number of fit-
out period stated in the lease agreement.

2. Lessee shall install separated and independent meters and utility charges for water, electricity
usage during fit-out period and shall be paid pursuant to the records of such independent meters;
of which the unit price of electricity shall be RMB per kilowatt hour as stated in the fit-out handbook
(the line loss in the power rate shall be inclusive). In case of adjustment occurring to the charging
standard stipulated by related governmental departments, Star Mall Management reserves the
right to make adjustment the aforesaid unit price of the utility accordingly. All installed separate and
independent meters shall be inspected and record by FM team before power or water supply turn
on for the purpose of the fit-out work as requested in Form N&O .Monthly and Final reading on the
utilities meters shall be recorded by Star mall Engineering Department. Approval from the Star Mall
Engineering Department shall be sought before dismantling the utilities meters.

3.5. CHARGES AND FEES
Please refer or contact STAR MALL SHENYANG Management office schedule of charges and fees for
any occurring costs during Fit-out period.

4. FIT-OUT RULES & TECHNICAL INFORMATION

4.1. GENERAL INFORMATION


In case of any breakdown of services during the fit-out process, please contact our Building Control
Centre at telephone (24 hours).

A. PASSENGER LIFTS

Passenger lifts are for personnel use only. No transportation of tools, machinery or materials will be
allowed. Normal lift operating hours is from 8:00 am to 11:00 pm; For security reason, registration is
essential if Tenants require lift service outside these hours.

B. SERVICE LIFTS

Normally service lift operating hours is from 6:00 am to 12:00 pm daily (everyday). Bear in mind that
there is normally a heavy demand on all available service lifts during the period when Tenants are
fitting-out. After these times the service lifts can be used, subject to availability and at least 24
hours/one business day advance application.

Application form for service lift is provided in Form M. For emergency or urgent night work, please
contact the Duty Manager at the Building Control Centre. Registration is essential by all service lift
users after normal hours for security reasons and we would appreciate your co-operation in this respect.

Note: Maximum capacity of the Retail Service Lift is 1,350 kg.

C. HEAVY EQUIPMENT

Prior arrangement must be made for the delivery of heavy equipment via service lifts. Please contact
the STAR MALL SHENYANG Management office during office hours at telephone at least
48 hours/two business days in advance for arrangement of such deliveries. Tenants should provide
the size and weight of the heavy equipment to STAR MALL SHENYANG Management Office when
making such appointment. In certain cases if the lift contractor attendance is required, some charges
will be made, cost of which will be at Tenants' expense.

D. PROTECTION

During the Works, the Tenant and/or his agents are required to protect the floors and walls leading from
the service elevator lobby to the Tenants entrance(s) that are used during the works. The Tenant is
responsible for any damage caused to the finishes in the common areas that arise as a result of the
reinstatement.

E. DISPOSAL OF DEBRIS

A daily disposal service for fit-out debris will be the responsibility of the Tenant and his Contractors. All
debris must be placed in the containers located in ______. For large volume debris removal (in excess
of 6 m3 per day), please contact STAR MALL SHENYANG Management Office at telephone during
opening hours for prior arrangement. Large volume debris removal will be at Tenants cost. Any abuse
of the debris removal volume by the Tenant and Tenant agents will result in additional costs being
assessed.

F. CONTRACTOR'S TOILET

Contractor should use ONLY the contractor's toilet(s) designated by STAR MALL SHENYANG
Management Office.

G. FIRE HOSE REELS

Temporary water supply points will be provided as specified by STAR MALL SHENYANG Management
Office during fit-out period. It is PROHIBITED to use the fire hose reels other than fire-fighting purpose
at all times. Any misuse of fire hose reels shall result in interruption of works until STAR MALLs entire
system is checked for damage and all consequential work for system resume/reset will be at Tenants'
cost.

H. ELECTRICITY

A 220V/400V, SPN 50Hz electrical supply will be provided. The normal provision is 100 VA/m2 as
installed power and demand factor is 0,7 and is judged to be more than adequate for fit-out works.
Tenants should co-ordinate with STAR MALL SHENYANG Management office and the main building
nominated contractor to wire their equipment from designated electricity supply board and be
responsible for earthing wires, over current and earth leakage protection.

I. DELIVERIES & LOADING BAYS

During fit-out, deliveries must be scheduled 24 hours in advance by filling out and submitting Delivery
Notification Form FormU. Failure to do so may result in the refusal to permit the delivery.

The loading docks on level 1 can only be used for the delivery and collection of goods/materials. Prior
arrangements for delivery/pickup of all materials and items MUST be made via STAR MALL
SHENYANG Management Office. All Vehicles must check in with the Loading Dock Coordinator upon
entry to the loading dock area where they will be assigned a specific loading dock for loading/unloading
of materials. Vehicles will not be permitted to unload at the main entrance or on the pavements
surrounding the building without specific review and approval of STAR MALL SHENYANG
Management Office.

J. EXIT PERMITS

To safeguard Tenants' property, Tenants must obtain an exit permit for any large volume removals
from the site. The exit permit must be endorsed by Tenants and validated by STAR MALL SHENYANG
Management Office to avoid any confrontation or confusion at our security post. Please fill in the Exit
Permit - FormT, and submit to the building management at least 3 hours prior to the anticipated
departure time.

K. CURTAIN WALL

Tenants must ensure that their contractors protect the curtain wall during fit-out period to minimize the
risk of damage to the glass, its coating, and to the sills and mullions. Any temporary or permanent
fasteners will not be permitted. Any damage to the curtain wall will be charged directly to the Tenants.

L. INSURANCE

Tenants must affect insurance policies to cover contractors' all risks and public liability (including third
party insurance) for the duration of any fit-out works. STAR MALL SHENYANG Management Office
shall require evidence that the said insurance policies have been affected with an approved insurer
prior to the commencement of work. Copy of the policies must be submitted to STAR MALL
SHENYANG Management Office.

M. EMERGENCY KEYS

Tenants are encouraged to deposit keys of their main entrance doors to our Management Office where
provisions have been made to hold them in a secure location for use in emergency situations only.

N. EMERGENCY TELEPHONE NUMBERS

In the unlikely event of an emergency which affects a Tenant's premises, STAR MALL SHENYANG
Management Office, Facility Management Department staff will need to contact a representative of the
Tenant. The ability to contact such a person is necessary especially after office hours, during
weekends and on public holidays. Tenants are required to complete the Tenants Authorized
Representative & Emergency Contact form and Tenants Designer/Contractor form Forms G&K.
STAR MALL SHENYANG Management Office, Facility Management Department -to-date information is
vital to avoid unnecessary damage to Tenants' premises.

O. INTERIOR IMPROVEMENT PERMITS

The application of the permit of Interior Improvement is required to be approved by all authorities.
Refer to Appendix for the Permit Process.

Note:
1. Star Mall SHENYANG Management Office shall not accept responsibility for losses resulting from
any electrical failure or interruption howsoever caused.
2. Fire retardant materials must be used for all construction work and finishes used by tenants.

4.2CONSTRUCTION PROCEDURE AND SITE CONDUCT

A. BEFORE COMMENCEMENT OF FIT-OUT

1. It will be Tenants' responsibility to obtain any necessary Government approvals, consents for
business operations, building permits, fire department approvals, etc. and comply with relevant
regulations, by-laws and conditions imposed. Copies of the approved drawings and/or
correspondence must be submitted to STAR MALL SHENYANG Management Office Facility
Management Department for records prior to the commencement of work.

2. An agreement on the Terms and Conditions contained in this Handbook (as per Form A) MUST be
signed by the Tenant and returned to STAR MALL SHENYANG Management Office, Facility
Management Department prior to the commencement of work.

3. Tenants should first obtain prior approval of the requested electricity capacity from STAR MALL
SHENYANG Management Office, Facility Management Department by using the Application for
Approval of Electricity Supply form - Form N.

4. Fit-out proposal and technical information MUST be approved in writing prior to the commencement
of work. Any abortive work and subsequent replacement that results from insufficient or inaccurate
technical information will be at Tenants' cost.

5. Details of the contractors to be engaged on the works MUST be submitted to the STAR MALL
SHENYANG Management Office, Tenant Coordination Department using the Tenant's
Designer/Contractor Details form - Form G.

6. A full set of the approved fit-out proposal MUST be displayed within Tenants' premises at all times
during the fit-out period for site inspections by STAR MALL SHENYANG Management Office,
Facility Management Department.

7. Tenants MUST insure against loss from personal injury, fire and flooding etc. during the
construction period as well as after business commencement. Tenants are reminded that such
incidents may emanate from premises outside their leased areas. STAR MALL and its
representatives should be fully indemnified against all claims or damages whatsoever arises.

8. Proper and adequate protection to sanitary fixtures & fittings, curtain wall members (including
glazing), lift lobby finishes and other vulnerable areas MUST be provided at Tenants' expenses.
Any damaged items will be repaired at the Tenants expense.

9. Proper and adequate fire fighting equipment (e.g. portable fire extinguishers, fire blankets and sand
buckets etc.) must be made available on site at Tenants' expense. Extinguishers MUST be in good
condition and in working order. A minimum of one (1) Carbon Dioxide type hand held extinguisher
(min. capacity 4.5kg or 10lb) should be provided for every 100 sqm of net leasable area.

10. Smoking on site is strictly prohibited and adequate No Smoking signs should be posted in visible
area.

11. Cooking or living in site area is strictly prohibited.

B. DURING FIT-OUT

1. During the Fit Out and Reinstatement, the Tenant and/or his contractors are required to protect the
floors and walls leading from the service elevator lobby to the Tenants entrance(s) that are used
during the reinstatement. The Tenant is responsible for any damage caused to the finishes in the
common areas that arise as a result of the reinstatement.

2. All noisy works and transportation of materials to and debris from the Tenants' premises must be
carried out between 10:00 pm and 7:00 am subject to the Environmental Protection Regulations
and any other Government Regulation, which may apply.

3. Tenants must notify STAR MALL SHENYANG Management Office, Facility Management
Department at least one business day in advance by the Notification of Overtime Fit-Out Work
form - Form P, if they intend to carry out construction or modification works beyond 11:00 pm,
where there is smoke or dust arising from construction or debris removal. Tenants should apply by
using the Application for Temporary Isolation of Smoke Detector form - FormQ, to STAR MALL
SHENYANG Management Office to isolate smoke detectors located on that floor to prevent false
fire alarms which will be directly connected to the nearest Fire Services Station.

4. Sprinkler modification work can only be done between 7:00 am and 6:00 pm by the STAR MALL
SHENYANG Management Office, Facility Management Department approved contractors at
Tenants' expense after approval has been granted by the STAR MALL SHENYANG Management
Office, Facility Management Department. The sprinkler system must be fully charged and
resumed operation by 6:00 pm every working day.

5. All materials and debris are to be transported to and from the Tenants' premises using the
designated loading bays, service lifts and service passage-ways. Passenger lifts are NOT to be
used during fit-out period unless specifically provided by STAR MALL SHENYANG Management
Office. Care must be taken to avoid damaging floors, ceilings, walls, joinery, lobbies and other
common parts. Only rubber-wheeled carts and trolleys are allowed to be used to deliver goods
and materials within the Building.

6. No work associated with fit-out is permitted outside of Tenants' premises. All materials and debris
must be kept inside Tenants' premises and no obstruction is allowed in common areas.

7. To avoid nuisance to other Tenants, hoarding is requested to be installed by tenant and kept
closed at all times while the work is in progress. All glass partitions and doors separating Tenants
space from public space must be neatly covered on the Tenants side with white opaque materials
such as paper or wall covering. All malodorous work MUST NOT be carried out during normal
business hours which are Monday to Sunday10:00 am - 10:00pm and subject to the Environmental
Protection Regulationsand any other Government Regulation which may apply.

8. Welding or heating of bitumen is tightly controlled within STAR MALL SHENYANG. Hot Work
Permit must be obtained from STAR MALL Management Office, Facility Management Department
by filling in the Application for Hot Work Permit form - Form S, before carrying out any welding or
heating works.

9. To avoid any fit-out debris/dust entering the air-conditioning equipment and adversely affecting its
efficiency, air-conditioning system should not be turned on while fit-out work is in progress and all
inlet/outlet louvers must be property sealed STAR MALL SHENYANG Management Office, Facility
Management Department.

10. Tenants are expected to keep their premises clean, organized with materials neatly stacked, and
safe at all times during fit-out.

11. Slabs, columns, walls and beams must not be drilled, cut, chipped or chased under any
circumstances. Anchors into slabs & beams such as required for relocated sprinklers, ductwork,
suspended ceiling, etc. will be permitted but such anchors must be fully described in the drawings
and specifications. Refer to Appendix for recommendations.

C. WORK REQUIRED PRIOR TO COMPLETION OF FIT-OUT

1. Minimum 30 days prior to fit-out work completion

The Tenant may wish to retain the Landlords Consultants under direct contractual arrangement for the
production of design and working drawings.

If the Tenant chooses to employ consultants other than the Landlords Consultants for its design work,
STAR MALL Management Office may have the Tenants design documents reviewed by the Landlords
Consultants in order to ensure compatibility with the base building systems. The cost of this review will
be at the Tenants expense.

5. REINSTATEMENT RULES & TECHNICAL INFORMATION

5.1GENERAL INFORMATION
Reinstatement of your premises prior to handing over to the STAR MALL SHENYANG Management
Office must be accomplished as per the terms of the lease agreement. The following information is
given as to assist you in the reinstatement work. Please be reminded that vacant possession of your
premises has to be delivered to STAR MALL SHENYANG Management Office upon the expiry of your
lease with FULL REINSTATEMENT unless specifically agreed to by STAR MALL SHENYANG
Management Office.

5.2REINSTATEMENT REQUIREMENTS
Reinstatement is defined as returning the premises to the original conditions present at the time of your
occupancy. The Tenant is required as below:

A. Internal Partitioning

1. To demolish all existing dry walls, partitioning and wooden fixtures.


2. To remove all wall paper and finishes from base building walls. Repair or replace gypsum board
panels as required and provide a smooth rendered base.

B. Main Entrance & Structure

1. To take out demolish walls, glass partition and main entrance door, as per the original plans and
specifications.
2. To infill any internal stairway cutouts as required. Note that for any repairs to the structural
system, the Tenant must use STAR MALLs nominated structural consultant and contractor.

C. Ceiling Tiles & Grids (when and as applicable)

1. To make good and touch up STAR MALL ceiling tiles and grids, and to fix all ceiling tiles in the
ceiling grids in accordance with the original plans and specifications.
2. To touch up and repair any damage to the exterior curtain wall system in accordance with the
original plans and specifications.

D. Floor

1. To remove all floor finishes and anchors. Repair and patch as required providing a smooth
cement creed finish.
2. When applicable, remove all cabling and wiring from under the raised floor system in the corridor.

E. Light Boxes and Light Tubes (when and as applicable)

1. To relocate and replace all light boxes to the positions in accordance with the original plans and
specifications.
2. To disconnect and to remove all wiring, conduits, trunking, wire / cable trays, etc. in the ceiling
void.
3. Any lighting provided through the Tenants MCB in areas which were part or whole of the public
corridor but have been included in the Tenants area should be disconnected and rewired to the
buildings main supply.
4. To relocate and replace any emergency or exit lights as per the original plans and specifications.
5. To remove and demolish all additional light fittings installed and make good the areas affected.

F. Fire Services System (Designated contractor by STAR MALL SHENYANG Management Office)

1. To relocate all sprinkler heads to the positions in accordance with the original plans and
specifications and in compliance with the fire regulations.
2. To remove and demolish all additional fire equipment installed and make good on the areas
affected.
3. To remove and demolish all additional sprinkler heads installed and make good the areas
affected. The disconnected pipes must be plugged or capped to ensure no water leakage.
G. Air Conditioning System (when and as applicable)

1. To relocate all air conditioning diffusers ducts and other related materials to the positions as per
the original plans and specifications.
2. To relocate all FCU to the positions as per the original plans and specifications.
3. To remove and demolish any and all additional heating or cooling systems and make good areas
affected.
4. To return the thermostat wiring to the length and condition as per the original plans and
specifications.
H. Electrical & Voice/Data System

1. To remove all electrical and voice/data equipment and installations including conduit, wiring,
trunking, cable trays, etc. whether in the Tenants space or the public corridor, meter rooms,
risers, etc.
I. Plumbing & Drainage

1. To demolish all plumbing and drainage pipes, fittings and fixtures. The disconnected pipes must
be plugged or capped to ensure that no water leakage will occur.
2. To repair any penetrations in the structural slab as required. Note that for any repairs to the
structural system, the Tenant must use STAR MALLs nominated structural consultant and
contractor.
J. Debris Removal

1. Debris must be removed as per section 4.1.E of this handbook.


2. No debris is allowed to be disposed on in any part of the common area. Debris can be removed
via the service lift.
K. Protection

1. During the Reinstatement, the Tenant and/or his agents are required to adequately protect the
floors and walls leading from the service elevator lobby to the Tenants entrance(s) that are used
during the reinstatement. The Tenant is responsible for any damage caused to the finishes in the
common areas that arise as a result of the reinstatement.
2. To avoid nuisance to other Tenants, the door of the fit-out premises MUST be kept closed at all
times while the work is in progress. All glass partitions and doors separating Tenants space from
public space must be neatly covered on the Tenants side with white opaque materials such as
paper or wall covering. All malodorous work MUST NOT be carried out during normal business
hours which are Monday to Sunday 10:00 - 22:00, and subject to any Government Regulation
which may apply.

L. Reinstatement Work Process and Fees

1. The reinstatement work processes and regulations shall be as per required in the fit-out work.
This will also include all applicable deposit/charges/fees and provision service cost amount as
stated in this fit-out handbook.
M. Final Inspection & Return of Deposit

1. Once the Tenant has completed the Reinstatement Works, a final inspection must be arranged for
with STAR MALL Management Office Form Y. If, and once, all items are agreed to be
satisfactorily completed, the Reinstatement Deposit will be returned.

6.1TENANTSFORMS

FORM A - GENERAL TERMS AND CONDITIONS

We have taken notice and hereby agree to comply with the Terms and Conditions contained in the
STAR MALL SHENYANG Tenant Fit-Out Handbook.

1. WARNING: Slabs, columns, walls and beams must not be drilled, cut, chipped or chased under
any circumstances. Anchors into slabs & beams such as required for relocated sprinklers,
ductwork, suspended ceiling, etc. will be permitted but such anchors must be fully described in the
drawings and specifications

2. If damage is caused, STAR MALL SHENYANG reserves the right to stop all work until a full
assessment has been made. Tenants will be held liable for all costs for amendment and necessary
rectification work.

3. Any damage to STAR MALL SHENYANG finishes or fittings or common areas which may occur
during the decoration works, whether by accident or otherwise, will be repaired by STAR MALL
SHENYANGs contractor at the Tenant's cost.

4. The Tenant shall indemnify STAR MALL and its representatives against any claim for damage
arising from the execution and subsequent use of the works carried out on behalf of the Tenant.

5. All necessary permits from relevant Government Departments are to be obtained by the tenant. All
conditions and regulations specified by the permit, in particular the requirements of the Fire
Services Department, shall be complied with by the Tenant.

6. Approval of Tenant's proposals does not imply STAR MALLs endorsement of the specifications or
the performance in use of the plant or materials used. In particular the resultant conditions are the
responsibility of the Tenant.

7. STAR MALL SHENYANG reserves the right to require the Tenant to make any alteration it feels fit
even after the completion of the proposed works. Any such requirements must be complied with
within ONE MONTH from the date on which the Tenant is notified in writing.

8. The Tenant is to provide sufficient access to and from all Landlords equipment in order that regular
maintenance and replacement of such equipment can be carried out without detriment to the
Tenants proposed works.

9. All works must be carried out in strict accordance with the original approved drawings and
specifications, and all works must be undertaken by contractors who are approved by the Landlord.

10. Upon hand-over of the premises to the Tenant by the Landlord, the Tenant will be required to sign
to confirm that he/she has received and agreed to comply with the terms and conditions stated in
the Tenancy Design Criteria, the Fit-out Handbook and the House rules for Tenancy Fit-out Works.

11. If the heating& cooling water meters (calorimeters) and potable water meter are located inside of
the Tenant Premises, Tenant have to design and install an access panel according to fit-out
drawings of Landlord for accessing of Building Service Staff when necessary

12. The heating& cooling water meters (calorimeters) and potable water meter, balancing valves,
strainers and shut off valves will be installed by Landlord. The cost of the equipment will be charged
to Tenant by Landlord.

13. The heating& cooling and potable water consumptions of Tenant will be calculated by means of
heating & cooling water meters (calorimeters), potable water meters and building management
system. The costs will be charged to Tenant by Landlord.

14. All Restaurant and Fast Food Tenants (F&B Stores) have to install their own grease interceptor
(separator) inside their premises for waste water pipe lines.

15. Landlord will supply natural gas pipe line to only Restaurant and Fast Food Tenants (F&B Stores)
out of the boundary of retail area with sealed cap and valve by Landlord according to general
design of Landlord (the design of Gas Design Company).

16. All interior natural gas design, approval and installation works will be under responsibility of Tenant.
Interior design will be done by Gas Design Company by means of Tenant. Interior installation works
will be done by Gas Company by means of Tenant.

17. The temporary electrical consumptions of Tenant will be calculated by means of electrical meters
and building management system. The costs will be charged to Tenant by Landlord.

18. The temporary electrical meters shall be installed by tenants. The cost of the equipment shall be

6.3CRITERIAFORSUBMISSIONOFDRAWINGS

Type of Drawings Details


- 3 sets if drawings shall be submitted.
1. Layout Plans / Elevations /
Sections - To adopt a scale of 1:50 or 1:100; Details Drawings shall be to a
scale of at least 1:20 or larger.

- To indicate the usage of each compartment or closures.

- All dimensions of compartments, enclosures, fixtures, fittings, and


furniture etc., and specification of the proposed materials shall be
indicated.

- The entrance doors swing (if any) shall not swing beyond the
lease line and encroach into the common corridor.

- The layout shall be designed such that the fire escape route &
doors and fire hose reel cabinet etc, is not obstructed.

- To indicate the existing and new proposed walls and walls to be


demolished (in dotted lines) within the premises.

- In the event of brick walls / partition walls are proposed to be


demolished / constructed or heavy equipment to be installed
within the premises, Tenant is to inform STAR MALL SHENYANG
Management Office, Facility Management Department in writing
and submit the proposal plan (s) with the necessary endorsement
and certification from the engaged Registered Engineer to STAR
MALL SHENYANG Management Office, Facility Management
Department for written consent prior to submission to the relevant
authorities for approval. The certification by the above-said
Professional Engineer on the plan (s) shall be as follows:

to be demolished / constructed / installed are load bearing / non-
load bearing and that the existing superstructure, walls and

shall be clearly indicated.

- Interior Perspectives: The proposed design concept and colour


scheme of the shop shall be clearly indicated.

3. Electrical Layout & Single-
Line Diagram - The exact position of the distribution board and the position of all
new and existing lighting / power / telephone / fax points etc. shall
be clearly indicated on the drawings.

- All wirings / cables shall be concealed and housed in conduits


according to Authorities requirements & regulations.

- The hacking of structural elements, walls and floor slabs to


embed conduit is not allowed.

- Drawing(s) showing the electrical single-line diagram shall be


drawn by a licensed electrical contractor / engineer and shall be
submitted for written consent by STAR MALL SHENYANG,
Facility Management Department.
- 3 sets of drawings shall be submitted.
4.Air-Conditioning Ducting
Drawings - The exact positions of all existing and proposed air-conditioning
ducts, air diffusers and return air outlets shall be clearly indicated.

- Tenants shall engaged a qualified person to design for any


additions / alterations to the air-conditioning system to ensure that
sufficient supply & return air are provided to the partitioned
compartments. The return air outlet shall not be blocked at all
times.

- In the case where Tenant proposed to install own fan coil unit, the
partition layout shall not obstruct the existing air-conditioning
system access way for servicing purpose.

- When new air-conditioning branch ducts are added, dampers


shall be provided for air balancing.

- Tenant shall ensure that air-balancing is carried out upon


completion of the fitting-out woks.

5. Fire Protection Works
Drawings - The exact positions of all existing and new sprinkler points /
smoke detector shall be clearly indicated.

- Tenants shall engage a qualified person to design for any


additions / alterations to the existing automatic sprinkler system
and to ensure that the works proposed complied to the
requirements of the local Fire Code.

- Written consent from STAR MALL SHENYANG Management


Office, Facility Management Department shall be obtained prior to
submission to the relevant authorities.

- All drawings to be endorsed by the Tenant and the Professional


Engineer. The certification by the above-said Professional
Engineer on the proposed plans shall be as follows:

the existing automatic fire sprinkler / smoke detector is designed
in accordance with the Local Fire Code of Practice and I will
supervise the proposed works done on site and upon completion
of works, I will be responsible for obtaining the Fire Safety
Certificate from the Fire Safety Bureau.

6. Plumbing & Sanitary
Works Drawings - Tenant shall engage a qualified person to design for any new
and/or additions / alterations to the existing plumbing & sanitary
system and such design shall be in strict compliance with the
requirements & regulations laid down by the Authorities.

- Works shall be carried out or installed by a registered licensed


plumber and such works shall be carried out in strict compliance
with the requirements as laid down by the Authorities.

- The forming of core-holes through structural elements, walls and


floor slab to accommodate the plumbing & sanitary installation is
not allowed. However, in the event of absolute necessity, the
positions and the method by which such core-holes are formed
shall be subject to the prior written consent from STAR MALL
SHENYANG, Facility Management Department, shall have
absolute right to approve or reject such application.

- The forming of core-holes (if allowed by Landlord) to


accommodate the plumbing & sanitary installation shall be
supervised by a certified Engineer employed by the Tenant and
Tenant shall be responsible for all cost involved including the
making good of any damages sustained to the building or any
part thereof, arising from the forming of such core-holes, to the
complete satisfaction of STAR MALL SHENYANG, Facility
Management Department.
