According to Dr. B.V. Raman, 12th house:

Indicates misery, loss, expenditure, waste, extravagance, sympathy, piety,


divine knowledge and worship, moksha (final emancipation) and the state after
death.

Dennis M. Harness:

Whether an individual encounters loss or gain through the twelfth bhava is


usually reflected by the natal chart, navamsa and current dasas and transits.

In addition to the twelfth bhava signifying jails and prisons, confinement can
also come thru ashrams, monasteries, and other places of spiritual renewal

In his article, Dennis adds few more significations of 12th house:


Unconscious mind, activities in bed such as sleeping, dreaming and even sex (bad
pleasures). Of the body, left eye and feet. He also argues that 12th can indicate unusual
resources and hidden treasures because 12th is 11th (gain) from 2nd (money) and second
house from 11th.

In his chapter called: 12th House Vyaya Bhava House of Expenditure and Loss, James
T. Braha gives following observations:

The 12th house corresponds to a water Sign and Is therefore a


house of moksha (self-rea1izatlon or flnal liberation.
Expenditure, waste. misfortune, salvation, final liberation, the state after
death, bed comforts (sex life), bedding, confinement, misfortune, hospitals,
prisons, secret enemies, unknown places (far-off lands), life in foreign
countries, hearing (left ear), vision (left eye), feet.

Planets in 12th house are destroyed as are the houses where the ruler of 12th house is
placed, and planets and houses that aspects, continues with the explanations Braha.
Braha also adds that on the positive side, this house indicates moksha or final liberation and
good afterlife.

Karaka (significator) of 12th house is Shani (Saturn).

What ancient sages say about this house?

Parashara (underline mine):

O Brahmin, now I tell you about the effects of Vyaya


Bhava [12th House]. There will be expenses on good accounts, if Vyayas
Lord is with a benefic, or in his own Bhava, or exalted, or, if a benefic
occupies Vyaya. One will own beautiful houses and beds and be
endowed with superior scented articles and pleasures, if Candr (Moon)
happens to be Vyayas Lord and be exalted, or be in its own Rashi
and/or Nav [Navamsa], or in Labh/Dharm/Putr Bhava [11th, 9th or
5th House] in Rashi/Nav. The said native will live with rich clothes
and ornaments, be learned and Lordly.

And, if Vyayas Lord is in Ari, or Randhr Bhava [6th or 8th House], or be in


enemys Nav, in debilitation Nav, or in Randhr Bhava in Nav,
one will be devoid of happiness from wife, be troubled by expenses and
deprived of general happiness.
If he be in an angle [kentra], or trine [trikona], the native will beget a
spouse.

As we can see from this text, 12th house and its lord gives significations of the worldly
pleasures and how well the native will be successful in them or unsuccessful. If the Lord of
12th House is in the Trikona houses (5th and 9th) or in the house of gains (11th), then
produces good results in gaining worldly pleasures such as wearing nice cloths, putting
ornaments on your body, even being well educated, which is somewhat weird in this context
because the 12th House Lord usually destructs the house posses, even more so, if it is in
bad sign. So probably 12th Lord in 9th in good sign, or well positioned in Navamsa, would
bring good results in regard of the so called worldly pleasures. But why would the native will
be deprived from happiness from wife if the Lord of 12th is located in 6th or 8th? Where is
the connection?

Another signification of 12th House is Final Liberation or Moksha. Parasara says that if
benefic planet is placed in 12th house while its lord is in exaltation, or it is in yuti
(conjunction) with or receives aspect from a benefic, one will attain moksha.
