AGREEMENT FOR SALE DEED

This DEED OF AGREEMENT FOR SALE executed this, the 8th day of March 2017 BETWEEN

Miss Macreena aged about 45 years and residing at Bunglow No. 20, Railway Colony,
Tambaram Chennai 6300030 hereinafter called the VENDOR (which term shall mean and
include all their legal heirs, executors, representatives, assignees, etc.) of the ONE PART and
Miss Jerusha, residing at Bunglow No. 202, Parrot Colony, Madurai 700003 hereinafter called
the PURCHASER(which term shall mean and include all their legal heirs, executors,
representatives, assignees, etc.) of the OTHER PART.

WHEREAS the vendor is the absolute owner of the landed property consisting of a vacant land
covering an extent of 2 acres, bearing R.S. no 200001/82 located in Chengalpetu, Chennai
677778 morefully described in the schedule hereunder having acquired the same from Mr.
Akash, by way of sale in the year 2000 and registered with the sub-registry at Chengalpetu,
Chennai evidenced by sale deed No. 2020/92.

WHEREAS the vendor is desirous of disposing off by way of sale the landed property consisting
of a vacant land covering an extent of 2 acres bearing R.S no 200001/82 located in Chengalpettu
Chennai 677778, more fully described in schedule hereunder, since the said property is no longer
required for her use.

WHEREAS the purchaser having learnt that the Vendor is desirous of disposing off by way of
sale her landed property consisting of a vacant land covering an extent of 2 acres bearing R.S no
200001/82 located in located in Chengalpettu Chennai 677778, more fully described in the
schedule hereunder, approaches the vendor with a view of purchasing the same.

WHEREAS, the vendor and purchaser having carried out negotiations for the sale and purchase
respectively of the landed property consisting of a vacant land and covering an extent of 2 acres
bearing R.S no 200001/82 located in located in Chengalpettu Chennai 677778, more fully
described in the schedule hereunder the vendor having agreed to sell the property and the
purchaser having agreed to purchase the same for a total consideration of 45 lakh Rs.

WHERAS in pursuance of the agreement arrived at between the vendor and the purchaser as
regards sale and purchase respectively of the property, more fully described in the schedule
hereunder the purchaser having agreed to get the sale deed executed after 6 months from the date
of this agreement to sell under an agreement to sell, is therefore entered thereof.

NOW THIS DEED WITNESSES THAT IN CONSIDERATION OF the vendor having agreed to
sell and the purchaser of a vacant land, bearing R.S no 200001/82, more fully described in
schedule hereunder, the purchaser having agreed to execute this agreement of sale from six
months from the date of this agreement, when an agreement to sell was entered between the
parties; the purchaser having paid on the day of execution of this deed, the full sum of Rs.45
lakhs to the vendor; and thus the total consideration of Rs.45 lakhs would be received by the
vendor at the time of execution of this agreement for sale; the vendor would convey unto the
purchaser absolutely all the title and interest in the schedule mentioned property and further, the
vendor would also deliver vacant possession of the said property to the purchaser to enable the
purchaser to enjoy the said property absolutely and without any interruption in whatever nature
once the full consideration is paid.

TO HAVE AND TO HOLD the property by the purchaser absolutely and forever and without
any encumbrance of whatsoever nature once the consideration is fully paid in six month from
this date.

THAT the vendor and purchaser hereby mutually covenant as follows:

1. That the vendor agrees to sell and the purchaser agrees to purchase the said property for a
total consideration of Rs. 45 lakhs within a period of six months from this date.
2. That all the expenses for the preparation and registration of the sale deed shall be borne
by the purchaser.
3. That the sale would sale would be complete when the parties comply with the conditions
contained herein.
4. That if the vendor defaults in performing any of the conditions herein, the purchaser shall
have a right to obtain specific performance through a Court of Law.
5. There if the purchaser defaults in performing any of the conditions herein, the vendor
shall be at his liberty to sell the said property to any other person and the purchaser shall
be liable for any deficiency or expenses caused thereby; and
6. The purchaser has good title to the said property and it is free from all encumbrances,
charges, attachments and other claims and demands, and its not affected by any notice or
scheme of acquisition or reacquisition and if found any defect of title, the vendor shall be
liable to pay back all money received from the purchaser along with all damages incurred
by the purchaser by such defect of title of the first party.
7. IN WITNESS WHERE OF, the parties hereto have set their hands on this, the 8 th day of
March, 2017.

SCHEDULE OF PROPERTY

All that piece and parcel of land including all trees of the landed property consisting of a vacant
land covering an extent of 2 acres, bearing R.S. no 200001/82 located in Chengalpetu, Chennai
677778 and bounded on,

NORTH by 100 feet road leading to Chennai City.

SOUTH by a house Door No 23, bearing R.S no 20002/81, and belonging to Giridhar and having
a right of entry to the property from this side.

WEST by a house Door no 24, bearing R.S no 200003/80 and belonging to Ganesh.

EAST by a 40 road leading to lord Ganesha temple and situated within the registration and sub-
registration District of Kanchipuram.
