DEED OF EXTRAJUDICIAL SETTLEMENT OF ESTATE

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT is made and entered into this 6th day of January 2090 by
and among:

JOYCE FE E. MAGANNON, of legal age, Filipino, single, and with residence

and postal address at 14 Burnham Street, Turod, Bulo, Tabuk City; and

CHERRIE GAY E. MAGANNON, of legal age, Filipino, single, and with

residence and postal address at 60 Lapu-Lapu Street, Turod, Bulo, Tabuk City;

WITNESSETH:

THAT we are the legitimate children and sole heirs of ELISA E. MAGANNON
who died on July 5, 2089 in Tabuk City;

THAT said deceased died without any will or testament and without any
outstanding debts in favor of any person or entity;

THAT said deceased, at the time of her death, left a parcel of land, situated in
Tabuk City, containing an area of three hundred and thirty seven (337) square meters,
more or less, covered by Original Certificate of Title No. P-32090 and more particularly
described as follows, to wit:

LOT NO. 106, CSD-CAR-001977-D

Beginning at a point marked 1 of Lot No. 106, Csd-CAR-001977-D,

Port. Lot No. 3240, Pls-93, being N. 74 47 E., 2578.81 m. from BLLM No. 31,
Pls-93, Laya Public Subdivision, thence:

N. 29 15 W., 33.61 m. to point 2;

S. 29 15 E., 32.70 m to point 4;
N. 68 11 E., 10.25 m. to point 3;
S. 63 05 W., 10.18 m. to point 1; point of beginning

All corners are properly marked on the ground by P.S. cyl. conc. mons. 15
x 40 cm.

Bounded on the SW., along line 1 2, by Lot No. 108, Csd-CAR-001977-

D; on the N., along line 2 3, by Lot No. 105, Csd-CAR-001977-D, on the NE,
along line 3 4, by Lot No. 101, Csd-CAR-001977-D; and on the SE., along line
4 1, by the road.

THAT pursuant to Section 1 of Rule 74 of the Revised Rules of Court of the

Philippines, and we, being all of age and with full capacity to contract, do hereby
adjudicate unto ourselves the land described above, in equal shares.

IN WITNESS WHEREOF, we have hereunto signed this AGREEMENT, this

6th day of January 2090 in the City of Tabuk, Philippines.

 DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Donation, made and executed in the City of Tabuk, Philippines, by
ELISA E. MAGANNON of legal age, single, Filipino citizen and with residence and
postal address at 1000 Zamora Street, Pasay City, hereinafter called the DONOR

- IN FAVOR OF -

JOYCE FE E. MAGANNON, of legal age, single, Filipino citizen and with

residence and postal address at 14 Burnham Street, Turod, Bulo, Tabuk City, hereinafter
called the DONEE

- WITNESSETH -
That the DONOR is the owner of a parcel of land, situated in Tabuk City,
containing an area of three hundred and thirty seven (337) square meters, more or less,
covered by Original Certificate of Title No. P-32090 and more particularly described as
follows, to wit:

donation, unto said DONEE, her heirs and assigns, the above described real property, free
from all liens and encumbrances;

That the DONOR does hereby state, for the purpose of giving full effect to this
donation, that he has reserved for himself in full ownership sufficient property to support
him in a manner appropriate to his needs; and

That the DONEE does hereby accept this donation of the above-described
property, and does hereby express gratitude for the kindness and liberality of the
DONOR.
 IN WITNESS WHEREOF, the DONOR and the DONEE have signed this deed
on 29 April 2016 at Tabuk City, Philippines.
