FOUR PHASES OF REGULAR SERVICES:

1. SCHEMATIC DESIGN PHASE
a. Consult with the Owner to ascertain
(determine) the requirements of the
project and confirms such requirements
with him.
b. Prepares schematic design studies leading
to a recommended solution including a
general description of the project for

approval by the Owner.


c. Submits to the Owner a Statement of
Probable Project Construction Cost based
on current cost parameters.
2. Design Development Phase
a. Prepares plans, elevations and other
drawings, and outline specifications;
Fix and illustrate the size and character
of the project (material, structure,
mechanical, electrical, etc.)

b. Submits to the Owner a further

3. Contract Document Phase
a. Prepares complete construction drawings
(detailed architectural, structural, electrical,
plumbing/sanitary, mechanical and other
service-connected equipment)
b. Prepares specifications (type of quality of
materials, finish, manner of construction and
general conditions)

4. Construction Phase

GROUP 1 (6% of PCC):
Structures of simplest, utilization
character which are without complication
of design or detail and require a minimum
of finish, structural mechanical and
electrical design.

1st structure- min. basic fee


2nd structure- 80% of basic fee

2 to 10 Units Fee of 1 unit plus 60% of Basic Fee for

GROUP-8 (15%):
Projects involving extensive detail such as
furniture design, built-in equipment, special
fittings, screens, counters, interiors and other
detailed parts of appurtenances of buildings
or structures and landscaping.
