HIRE PURCHASE DEED

This DEED OF HIRE PURCHASE executed this, the 8th day of March 2017 BETWEEN

Rajooth Motors LLP, T. Nagar, Chennai 6200001 hereinafter called the VENDOR(which term
shall mean and include all their legal heirs,executors, representatives, assignees, etc.) of the ONE
PART and Mr. Ram, son of Laxman, residing at Bunglow No. 202, Kawabagh, Parrot Colony,
Chennai 700003 hereinafter called the PURCHASER(which term shall mean and include all
their legal heirs,executors, representatives, assignees, etc.) of the OTHER PART.

WHEREAS the vendor is the owner of the property consisting motor cycle bearing Registration
No. TN 45 AC 1245 more fully described in the schedule hereunder having acquired the same
from Mr.Adithya , by way of sale in the year 2000 and evidenced by sale deed No. 2020/92.

WHEREAS the vendor is desirous of selling off by way of hire purchaseagreement of the
consisting motor cycle, bearing Registration No. TN 45 AC 1245, more fully described in
schedule hereunder.

WHEREAS, the vendor and purchaser having carried out negotiations for the hire purchase
agreement respectively of the property consisting motor cycle bearing Registration No. TN 45
AC 1245, more fully described in the schedule hereunder and the vendor having agreed to hire
the said property for the term of twenty months from the date hereof at a total rent of Rs. 1150/-
(Rupees One thousand one hundred fifty only) to be paid by installments.

NOW THIS DEED WITNESSES THAT IN CONSIDERATION OF the vendor having agreed to
hire purchase the property consisting motor cycle bearing Registration No. TN 45 AC 1245,
more fully described in schedule hereunder, the purchaser having paid on the day of execution of
this deed, a sum of Rs. 600/- to the vendor, which sum the vendor acknowledges of having
received; and thus the vendor do hereby convey unto the purchaser absolutely all the title and
interest in the schedule mentioned property and further, the vendor also deliverspossession of the
said property to the purchaser to enable the purchaser to enjoy the said property and without any
interruption in whatever nature.

TO HAVE AND TO HOLD the property by the purchaser and forever and without any
encumbrance of whatsoever nature.

THAT the vendor and purchaser hereby mutually covenant as follows:

1. The vendor shall, unless and until all installments of hire are paid, keep and maintain the
sale property in good order and condition and preserve the same from loss or injury and
make good all damage whether accidental or otherwise.
2. The vendor shall keep the said property in his own custody at the above address of the
vendor and shall not remove the same or permit or suffer the same to be removed without
the owners previous consent in writing and allow the owner his agents or servants to
inspect the same wherever demanded.
3. The vendor shall, neither assign nor encumber nor sublet the said property not suffer any
decree or order of any court whereby the said property may be attached nor commit any
act of insolvency nor enter into any scheme or composition with his creditors.
4. The vendor shall punctually pay the license fee payable and renew the license in time in
respect of the said property.
5. At any time during the term of the agreement the vendor may terminate this agreement by
surrender or return of the said property to the vendor together with all arrears of rent, if
any, due till date.
6. The vendor shall have an option to purchase the said property at any time during the term
of this agreement by payment in lump, all the amount of hire less what has been already
paid.
7. If the vendor shall punctually pay the hire until and including the last installment, he shall
become the absolute owner of the said property.
8. If the vendor commits any breach of any of the terms of this agreement the owner may
terminate this hiring, retake possession of the said property and also recover any arrears
of rent due and damages for such breach.
9. In consideration of the owner having delivered the said property to the vendor, the
guarantor hereby stand surety for the hirer for due performance of the terms and
conditions of this agreement, and guarantee the punctual payments of the hire
installments, and to be liable for any loss or damage caused to the said property.

IN WITNESS WHERE OF, the parties hereto have set their hands on this, the 8 th day of March,
2017.

SCHEDULE OF PROPERTY

A 2003 model Bajaj KB 100, about 125 CC 12 horse power with self-start. Registered at
AnnaMalaimotors Chennai, vehicle bearing registration number TN 45 AC 1245 in the name of
Rajooth proprietor Rajooth Motors LLP.
