Ravi Mathai is the owner of a house property worth 70 Lakhs located in Chenganoor taluk of
Alappuzha. This property has been inherited by him in full as he is the only son to his
parents. He now desires to sell his property as he is intending to shift his family to Thiruvalla.
Verghese Kurian, a resident of Anand,Gujrath with an intention to move to Chenganoor to
setup his business at Alappuzha , having learnt that Ravi Mathai is willing to sell his house
approached him to purchase the same. Ravi Mathai is also willing to sell his house to
Verghese Kurian for 70. Render help to the parties to draft a sale deed.
SALE DEED
This DEED OF SALE executed this, the 16th day of March, 2017 BETWEEN
Mr.Ravi Mathai, son of Mr.John Mathai, aged about 39 years and residing at No. 10, All
Saints Street, Kallakadavu PO, Chengannor, Alappuzha 689 121, hereinafter called the
VENDOR (which term shall mean and include all their legal heirs, executor,
representatives, assigns, etc.) of the ONE PART AND Mr.Verghese Kurian, son of Kurian
Ouseph, aged about 47 years and residing at A-1, Anand Dairy Hosing board, Anand 302004
hereinafter called the PURCHASER (which term shall mean and include all their legal
heirs, executor, representatives, assigns, etc.) of the OTHER PART.
WHEREAS the vendor is the absolute owner of the property consisting of a house property
covering an extent of 1000 square feet, house Door No. 150, bearing R.S. No. 2782/89,
located in kollakadavu village, Changannor 689 121, more fully described in the Schedule
hereunder, he having acquired the same from his father Mr.John Mathia, by way of
inheritance in full in the year 2003 and registered with the District Registrars office at
Chegannor, Alappuzha.
WHEREAS the vendor is desirous of disposing off by way of sale the property consisting of
a house property covering an extent of 1000 square feet, house Door No. 150, bearing R.S.
No. 2782/89, located in Kollakadavu village, Chengannor 689 121, more fully described in
the Schedule hereunder, since the said property is no longer required for his use.
WHEREAS the purchaser having learnt that the vendor is desirous of disposing off by way of
sale his property consisting of a house property covering an extent of 1000 square feet, house
Door No. 150, bearing R.S. No. 2782/89, located in Kollakadavu village, Cheganoor 689
121, more fully described in the Schedule hereunder, approaches the vendor with a view to
purchasing the same.
WHEREAS the vendor and purchaser having carried out the negotiations for the Sale and
Purchase respectively of the property consisting of a house property and covering an extent of
1000 square feet, house Door No. 150, bearing R.S. No. 2782/89, located in Kollakadavu
village, Chegannor 689 121, more fully described in the Schedule hereunder, the vendor
having agreed to sell the property and the purchaser having agreed to purchase the same for a
total consideration of Rs. 70 lakhs.
WHEREAS in pursuance of the agreement arrived at between the Vendor and Purchaser as
regards the sale and purchase respectively of the property, more fully described in the
Schedule hereunder, the purchaser having paid to the vendor a sum of Rs. 30 lakhs (Rupees
thirty lakhs only), being the advance amount, on 12th March, 2017, under an agreement to sell
was entered therefor.
TO HAVE AND TO HOLD the property by the purchaser absolutely and forever and without
any encumbrance of whatsoever nature.
THAT the vendor and purchaser hereby mutually covenant as follows:
1. The Vendor hereby assures the Purchaser that the property hereby sold to the
Purchaser is free from all encumbrances and that if any subsisting is found to be there,
the same shall be discharged at the expenses of the Vendor.
2. The Vendor hereby declares that in respect of the property sold by him to the
Purchaser, he shall pay all the taxes and other levies due on the property up to the date
of execution of this Sale Deed and that the Purchaser shall pay the taxes and dues
falling due hereafter.
3. The Purchaser shall apply to the appropriate authorities and arrange to carry out the
change of name required in all the necessary record and for this purpose, the Vendor is
always in readiness to give consent and affix his signature.
4. The Vendor hereby declares that he surrendered all the parent deeds connected with
the property and that no document is retained by him.

village, Chengannor 689 121, and bounded on,
SOUTH by a house Door No.21, bearing R.S.NO.2798/89 and belonging to Philip Abraham
WEST by a house Door No.22, bearing R.S.NO.2798/89 and belonging to M.Thobias , and
having a right of entry to the property from this side.
