WELCOME

Welcome
Thank you for your interest in the Portugal Buying Guide. Here at The Overseas
Guides Company (OGC), we truly believe that buying a home in Portugal,
or any other exciting overseas destination, is a wonderful idea.
There are a number of obvious reasons that drive would-be UK expats to Portugal
in their droves the huge choice of friendly resorts along the Algarve, the golden
sandy beaches, the fantastic climate and the laidback Mediterranean lifestyle.
When you also consider the great deals available here at the moment, buying
a Portuguese home becomes even more appealing.
There are of course a number of pitfalls you could fall into when buying in Portugal,
but the good news is these can be avoided by treading each step towards
completing your purchase with caution from the planning, visiting and financing
of your property, through to completion and ownership. If just one of these steps
is not managed or researched carefully, problems can arise, typically leading
to stress and the loss of money!
No doubt youll have read stories about British people who have run into difficulties
when buying property abroad. Many of those problems facing buyers are by-
products of the recent financial downturn, and they highlight why it is so important
to safeguard your interests when purchasing somewhere youre not overly familiar
with. Too many unsuspecting people have entered into purchase agreements 3

blindly, signing contracts they didnt understand, not bothering to pay for legal
protection or getting drawn into finance agreements that were too good to be true.
When times started to get tough, its these people who have suffered the most.
Make sure youre not one of them and this guide should help you to do that.
So why this guide? The OGC was set up after one of the companys directors
suffered an unfortunate personal experience related to an overseas property
purchase. We realised that her traumatic episode could have been avoided if real,
truthful and educational information had been available from the outset. With the
creation of the OGC, we aimed to produce no-frills guides, recommend services,
and help buyers through the entire overseas property buying process.
We hope the Portugal Buying Guide makes your buying experience a safe and
satisfying one.

What would make your perfect property?

We have put together a starting list of important questions for you to ask yourself:

About the property:

What area/region are you looking at? For example the Western or Eastern Algarve,
or on the Silver Coast?
Would you like to live in the countryside, or in a village, town, city, or coastal resort?
What sort/type of property are you looking for a modern apartment, town house or villa,
or maybe a quirky character home or farmhouse with outbuildings?
Do you want to be in a tourist development or in a more residential area? Do you want
to be amongst other expats and foreigners, or somewhere more Portuguese?
How big does the property need to be? How many bedrooms? How many bathrooms?
Would you prefer an old house or something new? If old, are you happy to manage
a serious renovation? Or perhaps a redecoration is more in line with your plans?
Do you want a terrace, off-road parking, a garden, pool, or perhaps some land with fruit trees?
If rural, have you thought about connections to utilities?
7
What type of view, if any, would you prefer from the property?
What else is needed to fulfil your property requirements?
Will it be suitable for lettings, if you intend to do rentals?

About the location:

How far away do you want to be from local bars, shops, restaurants, markets, beaches,
or the marina?
How close do you want to be to the local airport?
Are there adequate pharmacy and medical facilities in the area?
What else needs to be in the area schools, entertainment, gym, or anything else?
Will you need to use public transport?

About your timings:

When can you realistically think about viewing properties?
When will you be in a financial position to purchase and what will your budget be?
When would you like to be handed the keys to your new property?

Algarve, selling their house in Colchester in a matter of weeks!
Everything happened so fast, said Chris, aged 60. I only decided to retire from
the construction industry at the end of May 2012, which is when we decided not
only to downsize but to look at moving abroad. Wed never been to Portugal but
knew it offered a great way of life and had a good year-round climate.
By July 2012, the Browns had done their research including reading the Overseas
Guides Companys Portugal Buying Guide and were viewing properties in the
Central Algarve.
The couples budget was up to 300,000 and, like the thatched cottage they owned
in the UK, they wanted a home with character.
We ended up buying the second property our estate agent showed us, continues
Jane, aged 59. The property, near Loul, was on the market for around 300,000,
but our second offer of 290,000 was accepted and included the furniture. It was
owned by another English couple who needed to return to the UK. 17

On returning to the UK, Chris and Jane escalated their efforts to sell their UK home,
a three-bedroom character property, with half an acre, a swimming pool and flat
over the garage, which theyd lived in for 15 years. They also purchased a park
home on the edge of Colchester, to have as a UK base for when they visit their
daughter, son and three grandchildren. By the end of August, they had exchanged
and completed, accepting an offer of around 400,000. They spent September at
their park home before driving down to the Algarve to receive the keys to their new
home on 10th October.
The location is stunning, says Chris. Were a few miles inland but up in the hills,
so we still have fantastic views of Vilamoura and the sea from the terrace! We
have three bedrooms in the main house, as well as a self-contained, two-bedroom
annexe for when family and friends come to stay, and a swimming pool.

Buying a home in Portugal is one of the
most significant purchases you will ever
make, and it is wise to invest in the services
of an independent, English-speaking
Portuguese solicitor, who will oversee the
whole purchase process, and advise you on
tax and inheritance issues. This is even more
important if you arent a fluent Portuguese
speaker, as they will be able to guide you
through every detail of the transaction so that
you fully understand the contract and any/all
supporting documentation.
Dont confuse a solicitor, employed by

property transaction in Portugal, they
are employed by the government, and

Managing

MANAGING YOUR PROPERTY

Property
management
If you are going to rent out your property,
one of the most important things for you
to do is hire a local property management
company. There are a number of different
services that these companies can perform
for you, from straightforward key-holding to
managing the rental bookings. It is important
to remember that in Portugal there are
regulations governing holiday lets, and
you must pay to obtain a license to do so.

As a guide, a property management firm could

offer all or a selection of the following services:
Key-holding
This can be useful whether or not you rent out your property
for example, if there was a domestic emergency and someone
needed to enter your property in your absence.
Bills and accounting
Your property will come with ongoing bills, including utilities,
council tax and possibly community fees and income tax due
from rentals. A nominated fiscal representative can take care
of this for you. 23

Changeovers and cleaning

This includes preparing everything for and meeting rental
guests, and carrying out inspections during changeovers.
Rental bookings
You could choose to take bookings yourself, through property
websites, or you could instruct your management company
to fill the weeks for you.
Pool maintenance
Ideally, this should be carried out on a weekly basis and include
cleaning the filters, testing the waters chemical levels and
cleaning the patio and patio furniture.
Garden maintenance
Lawns will need regular mowing, especially in summer,
and borders and pathways will need weeding appearance
is especially important for rentals.
