RENT AGREEMENT

This rent Agreement is executed at Faridabad on 24th Day of March 2017


Between:-

i Sh. Avinash Verma s/o Sh. Rajender Pal R/o 19/NGO ,


Police Lines, Sector 30, Faridabad, Haryana 121008
(herein after called the first party).

AND

ii (1) Vishal Verma son of Shri Rajender Pal resident of


19/N.G.O.,Police Lines, Sec-30, Faridabad, Haryana
121008 (2) Vikram Kumar son of Late Shri Om Prakash R/o
663/25 , Near Honda Agency, Arya Nagar , Hansi , Hisar-
125033 (herein after called the second party/ Tenant)

Whereas the first party is the Primary Lessee in possession of the Plot
No. 30A, BHR Colony, Near Chanda Complex, Mujjesar, Tehsil
Ballabgarh, Faridabad, Haryana in the above said premises is ready
to let out the said Industrial Shed to the second party on the following
terms and conditions :-

CONDITIONS OF THIS RENT AGREEMENT WITNESSETH AS
UNDER :

1 That the rate of rent of the said premises is fixed at Rs. 3,000/-
(Three thousand Rupees Only). Per month.
2 That the lesser has let out above said premises to the lessee
w.e.f 24/03/2017 for eleven months.
3 That the rent of the above said premises has been settled @ Rs.
3,000/- (Three thousand Rupees Only) per month
+Electricity charges extra as per bill subject to the condition that
the rent of the said rent of the said rented premises will be
increased @10% on the subsisting rent after expiry of every
eleven months.
4 That in case of any damages to the said rented premises, and its
fittings, the lessee will be responsible and will make good the loss
or damage as per current rates in the market.
5 That the rent shall be payable upto 10th day of each English
calendar month in advance.
6 That in case then lessee makes default in payment of rent to the
lesser for two consecutive months. Then lesser shall have the
right to get the demises premises vacated from the lessee with
right to recover outstanding rent amount with pendent-lite
interest.
7 That the lessee shall not be entitled to make any addition and/or
alteration in the demised premises without the written
permission of the lesser.
8 That the lessee shall abide by the rules and regulations of the
lesser such as agreement.
9 That the rent of the above said premises shall be paid in cash to
the lesser.
10 That the second party shall not sublet party with the possession
assign the same to any person in any manner.
11 That the second party shall not make any construction or
additions for alteration in the building as well as in the open
space without the written consent of the first party.
12 That the day to day repair such as fuse leakage in water taps &
all electrical other accessories repaired by the Second patty to
the first party when damage or burnt etc. shall be carried out by
the second party on his own expenses and the major-repair like
cracks in walls building etc. shall be borne by the first party on
his own expenses when so informed by the second party.
13 That all types of materials and vehicles do not put/park in Gallery
in permanent gallery use only for loading and unloading material
purpose.
14 That the first party shall pay all the taxes such as property tax,
house, tax, etc. as are or may hereinafter be assessed by the
local authorities or any concerned authoritys in respect of the
premises in question.

15 That the party of the first party/land lord is entitled to get the
demised premises evicted after giving one month notice to the
party to the second /lessee, Similarly then lessee is liable to
vacate/quit the demised premises after giving clear one month
notice on the first party.
16 That the lessee shall use the premises only for Industrial
purpose.
17 That the electricity, water and sewerage charges of tenanted
premises shall be borne by the lessee/tenant.
18 That both the parties shall have to give Two months advance
notices writing to the other party in case of his vacating the
premises and payment should be paid in full for Two months in
case of Break of Contract.
19 That the duration of the rent agreement shall be valid for eleven
month.
20 That the terms and conditions of this deed shall be binding on
both the parties and final and irrevocable.

THIS AGREEMENT THE DATE MONTH AND YEAR FIRST ABOVE
WRITTEN IN THE PRESENCE OF FOLLOWING WITNESSES.
