The Hamilton Co. mainstay paid $5.7 million for 313 Washington
St. 20 years ago this week before parceling it off six years later to
Massachusetts Premier Properties, an entity managed by cur-
rent Hamilton President Carl Valeri. In April 1997, the building
was secured for $6.75 million by a partnership that included
Michael Grill, Louis Grossman and Richard Simon. Two years
later, the building was acquired for $11.8 million by Paradigm
Properties Corp. That firm, whose principals include Stephen
Allison, John Caldwell and Kevin McCall, then traded 313
Washington St. to its current owners, a purchase made during a
spending spree that also resulted in Transwestern picking up 40
Broad St. and 75-101 Federal St. in Boston, plus the sprawling
Brickstone Square complex in Andover.
As for motivation on harvesting the Newton asset, local CRE
watchers say Transwestern might be hoping to catch onto a sudden
spark in the sales sector, especially for medium-sized properties in
preferred venues such as Newton Corner. “That market is really
hot,” says one broker who anticipates a lively response.
