decades. Our experience began with the construction of several clean rooms for large
public universities. We have become an established builder of healthcare facilities,
completing projects such as hospitals, health education/research facilities, medical

projects over the years that demonstrate specific
experience and competence in the management of
comparable projects.
Projects such as the Island Hospital in
Anacortes and the Evergreen Hospital Expansion,
which both utilize a VAV system with reheat for
HVAC. These projects required heavy coordination
with the design team and close interaction and
cost management with the GC. Because of our
experience in building different sectors of the
medical field, we are prepared to offer suggestions
on different solutions to better suit the needs of the
owner.

Procurement Items:
We are anticipating that the chillers and RTU units will be the most critical items
on this job. Therefore, our plan is to complete early submittals and submittal review
with all the stakeholders to minimize review and resubmittal time. Concurrently,
purchase orders will be in place ready to be executed once submittals are approved.
The units will be held in a bonded warehouse until the project is ready for delivery.

accident prevention plan. She will work closely with the RM Mechanical site safety
engineer to verify compliance and assist with safety program implementation and

Our companys philosophy behind scheduling has proven time and time again
to be one of our leading factors in remaining competitive in this industry. It starts
during the design phase, the more effort we put forth during this time, the more
seamlessly each phase of the job is completed. This is in great part due to our
reliance on the solutions that our in-house BIM specialists have provided. Overall,
the design phase has become increasingly economical for both the owners as well as
us.

In this relationship built industry, we at RM Mechanical have established


everlasting connections with those who matter, our suppliers and manufacturers are
no exception. Our connections with these key people are the reason why we are able
to receive items at the highest quality, as quickly as we do. We have already
contacted our suppliers and identified the long lead items needed are currently
available and ready for order.

During the construction phase, everything scheduled in logical order is


constructed in logical order. This is especially important when we store items on
sight as they may pose as an obstruction, forcing work to go on around them.
Essentially, we strive to stay consistent with what was designed by our BIM
specialists. Throughout the duration of this project, our system start-up phase is
equally as important as those that have come before it. We are continually striving to
establish standards set forth by the owner, the GC and other involved agencies.

As the project nears completion, our close out phase is dedicated towards
acquainting all involved with the newly installed HVAC system and its components.
We have scheduled two days for owner training, with the first day being a general
overview of the system and the second being a refresher. This allows all parties to
become conscientious of the HVAC system and to formulate any questions they
might need clarification about.

Below we have created a WBS which details out tasks and durations for each
phase of the project.

759 Description of HVAC & Plumbing


Systems

The Mill Creek Medical Office Building will be using a Fan-powered Variable Air
Volume System with heating coils and single duct VAVs with heating coils for HVAC.

The designers of the building may have implemented this system for various
reasons. Due to the size of the building, there are distinct needs for airflow and
temperature for different areas of the building. VAV systems make this possible
through use of terminals that provide airflow to each specific zone. To heat a room,
one must simply change the temperature on the thermostat, which controls the coils
installed in the terminal of the VAV box. After the coils have been heated, air then
passes through the terminal and then into the room. When cooling is needed, the VAV
unit has a refrigeration cycle and the damper in the VAV box will be placed in the full
open position allowing maximum air to enter the room. When the room approaches
the desired temperature the damper begins to close. This system is pressure
dependent, meaning that the terminal units are equipped with devices that sense air
flow and control the pressure, which is normally dependent on the static pressure of
the primary duct.

Since one can easily adjust the desired temperature of the room through the
controls of a thermometer, this is beneficial for patients and staff. A VAV system also
has low noise output, because there is a minimal amount of air needed to keep a room
serviced. This is ideal for patients seeking quiet spaces during their resting times. It is
a cost effective option due to its ease of installation, especially in tenant improvement
projects. Terminal units can easily be added to one ductwork branch to another.

One drawback to the VAV system is that it negatively affects isolation zones;
areas that must be pressurized to eliminate airborne bacteria. This must be taken into
account, as these rooms are present in this building. For these areas, we would
suggest a positive pressure mechanical ventilation system. We also recommend
considering the addition of an economiser to the current system. Doing so would
capitalize on the outside environments naturally cool air.

It was stated that Rainy day Development is most familiar with the VRF systems
and water-source heating system. We would not recommend the VRF system in this
particular case, due to the inability to control airflow and the temperature in specific
zones. When looking at a water-source heat system, it does allow for multi control
zone, however it is more difficult and expensive to install in a TI project. These also
require much more maintenance than a VAV system.

The high efficiency, zoning attributes, and flexibility of the VAV system make this
an appropriate option. With that, we suggest a VAV system, however you as the owner
will ultimately make that decision. We hope this information will aid you in that process.

The table below is a count of the different plumbing fixtures called out in the
core and shell drawings for the MOB. The material used for the domestic water is
copper per spec section 22 11 00-2.01A. The material specified for the waste pipe was
cast iron. We found no information regarding any type of hot water circulation in the
plans or specs.

General Clarifications
1. Proposal is conditioned upon mutually agreeable subcontract terms and
conditions and can only be accepted in writing after agreement on mutually
acceptable subcontract terms and conditions.
2. We will clean up mechanical related debris daily. Broom clearing will be by GC.
We will not accept clean up back charges without 48 hours written notice prior to
the contractor executing the work.
3. We are to provide layout for mechanical openings. Openings to be fabricated and
set by GC.
4. Labor productivity units for change orders will be per MCA, and SMACNA
standards.
5. Basis of bid assumes a 3 Month Construction schedule.
6. GC to provide a clean, clear, accessible access to the workspace.

8. Third party commissioning agents site observation report to be available for review
and comment at substantial completion.

1. All line voltage power wiring. Electrical work including, but not limited to, wiring,
conduit, switches, motor control centers, starters, disconnects, and final
connections to mechanical equipment.
2. Disconnecting, moving, and connecting any owner furnished equipment.
3. Receiving, unloading, storing, handling, and setting in place all equipment and
materials furnished by others, unless noted otherwise.
