A new 12 storey condominium tower was to be built on a site where an


existing factory had been removed years earlier. Due to the previous
construction activity, the varying fill surface soils were unsuitable for
shallow footings and required deep foundations.

Design-Build Deep Foundations were designed and installed by EBS


Geostructural as requested by the developers representative

THE PROBLEM
The site was located directly beside the
Grand River and had a high watertable

Driven piles and drilled caissons were a more


expensive option due to the cobbly soil below the
fill material

Vibrations were an issue as the construction site

THE SOLUTION
The Chance Helical Piles were chosen due to the
ability of the pile to navigate the surface soils with
small obstructions and penetrate the cobble rich
material (SPT >100)
Eighteen load tests were carried out across
the site ensure the piers could carry the
required loads
