LEASE CONTRACT

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE is made and executed at the City of Tagbilaran, Bohol, this 15th day of
March, 2017 by and between:

_________________, of legal age, married, Filipino, and with residence and postal address at
__________________ herein after referred to as the LESSOR.

-AND-

_________________, of legal age, single/married, Filipino, and with residence and postal
address at _____________________________ referred to as the LESSEE.

WITNESSETH; That

WHEREAS, the LESSOR is the owner of THE LEASED PREMISES, a residential property situated at
_________________;

WHEREAS, the LESSOR agrees to lease-out the property to the LESSEE and the LESSEE is willing to lease
the same;

NOW THEREFORE, for and in consideration of the foregoing premises, the LESSOR leases unto the LESSEE
and the LESSEE hereby accepts from the LESSOR the LEASED premises, subject to the following:

TERMS AND CONDITIONS

1. PURPOSES: That premises hereby leased shall be used exclusively by the LESSEE for residential
purposes only and shall not be diverted to other uses. It is hereby expressly agreed that if at any time the
premises are used for other purposes, the LESSOR shall have the right to rescind this contract without
prejudice to its other rights under the law. In the event there are two (2) or more lessees under this
agreement, the obligation of the LESSEE herein stipulated shall be deemed joint and several, and the
signature of any one of the LESSEES to any letter or document pertaining to this lease shall be binding
upon each and all of them signed such letter or document.

2. TERM: This term of lease is for ____________years from _____________ to _________ inclusive.
Upon its expiration, this lease may be renewed under such terms and conditions as may be mutually
agreed upon by both parties, verbal and /or written notice of intention to renew the lease shall be
served to the LESSOR.

3. RENTAL RATE: The monthly rental rate for the leased premises shall be __________ pesos
(_______) only, in Philippine currency to be paid by the LESSEE on or before the____ day of the month.

4. DEPOSIT: Upon signing of this contract of agreement and prior to move-in, the LESSEE shall pay to
the LESSOR an amount equivalent to the rent for three (3) months or the sum of _______________
pesos (__________) only, wherein one (1) month applied as advanced rental and the two (2) months
security deposit shall be applied in payment of rental in arrears and other expenses or charges that the
LESSEE may owe in favor of the LESSOR for damages and any other obligations,

5. FORFEITURE OF DEPOSIT: That the full amount of the deposit fee as above indicated shall be deemed
forfeited in favor of the LESSOR in the event that the LESSEE decides to terminate the lease prior to the
expiration of the contract.

6. PUBLIC UTILITIES. The LESSEE shall pay for its water, electric, telephone, cable TV, internet, and other
public services and utilities during the duration of the lease.
7. REPAIRS. All repairs in the utility system therein shall be made by the LESSOR but for the exclusive
account of the LESSEE.

8. SANITATION. The LESSEE shall comply with all sanitary rules and safety regulations which may be
promulgated from time to time by the LESSOR. Garbage disposal shall be on LESSEEs account and
responsibility.

9. EXPIRATION OF LEASE. At the expiration of the term of this lease or cancellation thereof, as herein
provided, the LESSEE will promptly deliver to the LESSOR the leased premises with all corresponding
keys and in as good and tenable condition as the same is now, ordinary wear and tear expected devoid of
all occupants, movable furniture, and effects of any kind.

10. OTHER CONDITIONS.


a) The LESSOR or its duly authorized representatives shall have the right to inspect the leased
premises at any reasonable hour of the day for good causes. Such inspection shall be made
known to the LESSEE beforehand.
b) Pets are not allowed in the leased premises.
c) The corridors of the building are to be utilized as a passageway only. The LESSEE shall refrain
from installing anything (plantboxes, etc.) in this area, which may obstruct ingress or egress for
other tenants.
d) A monthly fee for the use of the garage will be charged in the amount of five hundred pesos
(500.00) for four- wheeled vehicles and one hundred fifty pesos (150.00) for motorbikes on a
monthly basis.
e) The LESSOR shall not be liable for any decrease or temporary stoppage of water supply and or
electric current wherein such is caused by the supplier companys rationing, repairs or any other
causes beyond the control of the LESSOR.
f) Any caretakers or employees hired by the LESSOR to with respect to the maintenance or
management of the building shall be under the sole control and direction of the LESSOR. Beyond
any such orders from the LESSOR concerning billings, necessary repairs or inquiries, the
caretakers or employees shall not be responsible for providing extra assistance to the LESSEE in
any manner.
g) Any damage or injury to the leased premises due to fault of the LESSEE, his (her) agents,
employees and/or domestic servants or other third persons who may have gained access to the
leased premises shall be repaired promptly by the LESSEE at his/her exclusive expense. The
LESSOR however, shall not be responsible for any loss or damage which the LESSESS may sustain
in the premises, due to any case whatsoever.
h) Control of the water and power supply for the benefit of tenants outside and independent of the
leased units shall exclusively rest with the LESSOR.

This CONTRACT OF LEASE shall be valid and binding between the parties, their successors-in-interest and
assigns.
