PEDRO BALICOG, of legal age, Filipino, married and a resident of San Isidro,
Balilihan, Bohol, Philippines, (hereinafter referred to as the "FIRST PARTY"),
- and -
Sps. ABEL ELIGIO LLORENTE and BARBARA LLORENTE, of legal ages, Filipinos,
and residents of Sagasa, Balilihan, Bohol, Philippines, (hereinafter referred to as the
"SECOND PARTY"),
WITNESSETH: THAT -
WHEREAS, FIRST PARTY is the legal and registered owner of a certain parcel of land, more
particularly described as Lot 1465 (Pls-940, Case 2), situated at San Isidro, Balilihan, Bohol with an area
of _________________________________ square meters, more or less.
WHEREAS, SECOND PARTY is the legal and registered owner of a certain parcel of land, more
particularly described as Lot 1468 (Pls-940, Case 2), situated at San Isidro, Balilihan, Bohol with an area
of Four Thousand Forty-Six (4,046) square meters, more or less, covered by Original Certificate of Title
No. CARP2015007158.
WHEREAS, the above-described parcel of land belonging to the SECOND PARTY is surrounded by
other parcels of land, including that belonging to the FIRST PARTY, and has no adequate outlet to a
public highway;
WHEREAS, the SECOND PARTY had asked for a right of way passing traversing to the above-
described parcel of land belonging to the FIRST PARTY, and the FIRST PARTY is willing and able to
provide and grant a perpetual easement of right-of-way in favor of the SECOND PARTY on the road
described and marked in the Lot Plan herein described and hereto attached as Annex "A" subject to the
terms and conditions herein agreed upon.
NOW, THEREFORE, for and in consideration of the generousity of the FIRST PARTY, the FIRST
PARTY, for himself and in behalf of his heirs, assigns, and successor-in-interests, by these presents,
hereby grants unto and in favor of the SECOND PARTY, his heirs, assigns, and successors-in-interests, a
permanent and perpetual easement on his property of the aforedescribed roadway, equivalent to an
area as described and found in the technical description of the lot hereto attached as Annex "A" and
made integral part of this agreement. The FIRST PARTY, his heirs, assigns, and successor-in-interests
undertake not to commit any act as would impede the flow of pedestrian and vehicular traffic on the
said roadway. The FIRST PARTY hereby authorizes the Office of the Register of Deeds of the Province of
Bohol to annotate this agreement at the back of the title of Lot 1465 as a perpetual lien of the real
property described therein.
IN WITNESS WHEREOF, the parties have hereunto affixed their signatures this 31st day of July
2016 at Tagbilaran City, Philippines.

in their capacity as the parties to this Memorandum of Agreement, all known to me and to me known to
be the same persons who executed the foregoing instrument and who acknowledged that the same is
their free act and voluntary deed as well as the entities they represent.
