WHEREFORE, in the light of the foregoing considerations,

the just compensation for the property expropriated consisting


of 89 square meters covered by TCT No. 148755 is fixed at Five
Thousand Pesos (Php 5,000.00) per square meter or a total
amount of Php 445,000.00 for the subject lot and Five Hundred
Thirty Thousand Four Hundred Twenty Nine Pesos and Fifty Four
Centavos (Php 530,429.54) for the improvements for the total
amount of Nine Hundred Seventy Five Four Hundred Twenty
Nine Pesos and Fifty Four Centavos (Php 975,429.54).
Plaintiff is hereby directed to deduct the provisional
amount of Seven Hundred Three Thousand Nine Hundred
Seventy Nine Pesos and Fifty Four Centavos (Php 703,979.54)
deposited by plaintiff and received by defendants from the
above-mentioned total amount of just compensation. Plaintiff is
also directed to pay the balance of Php 271,450.00 to
defendants subject to legal interest of twelve percent (12%)
from December 23, 2011 until June 30, 2013 and six percent
(6%) from July 1, 2013 until full payment.
The Office of the Register of Deeds of Valenzuela City,
Metro Manila is likewise directed to annotate this Decision in
Transfer Certificate of Title No. 148755 registered under the
name of Concordia D. Lobo married to Alberto G. Lobo.
