CONFIRMATION, AFFIRMATION AND RATIFICATION OF THE

DEEDS OF ABSOLUTE SALE

Know all men by these presents:
I, CECILIA MONTINOLA DE JALANDONI, of legal age, widow, Filipino and a resident of
Plaza Rizal, Jaro, Iloilo City, do hereby by these presents, hereby stated.

1. That I have previously executed a Special Power of Attorney dated November 24, 2014
Notarized by Notary Public Yanson P. Chin under Doc. 155, Page No. 31, Book No. XX1X, Series
of 2014, in favor of my daughter Ma. Regina Jean Jalandoni Gustilo, authorizing her to sell,
mortgage, encumber and/or otherwise dispose of the parcels of land including improvements
thereon, and including therein TCT No. 090-20140000593 of the Registry of Deeds of Iloilo,
involving Block 16 (Excluded) situated in Brgy. Malusgod, Pototan, Iloilo, containing a total
area of 71,360 square meters, more or less.

2. That the said Block 16 covered by TCT No. 090-20140000593 was subdivided into several sub-
lots, one of which is now covered by the following:

3. Lot 3 now under TCT No. 090-2017000361 contains an area of 6,263 square meters, more or
less.

4. That I affirm, confirm and ratify the Deed of Absolute Sale dated March 10, 2017 executed by
my said Atty.-in-fact Ma. Regina Jean Jalandoni Gustilo over the sale of the entire Lot 3,
covered by TCT No. 090-2017000361 containing an area of 6,263 sq. m. in favor of Maria Cecilia
J, Garcia of legal age, single, Filipino and resident of Plaza Rizal, Jaro, Iloilo City, and the same
was notarized by notary public Richard Jeruta under Doc. No. 132, Page No. 27, Book No CX,
Series of 2017.

5. Likewise, I also affirm, confirm and ratify the other Deed of Absolute Sale executed by my
daughter Ma. Regina Jean Jalandoni Gustilo in favor of Sps. Virgilio J. Garcia II and Mary
Catherine B. Garcia, involving the sale of Lot 10, PSD-06-087964 containing an area of 7,966
square meters, more or less. The Deed of Absolute Sale dated November 20, 1015 was
notarized by Notary Public Yanson P. Chin under Doc. No. 222, Page No. 46, Book No. XXXVII,
Series of 2015.
