TRADESPERSONS AND CONTRACTORS PROCEDURES

Welcome to your new Four Seasons Private Residence!

It is our goal to make the transition to your new home as smooth as possible. We understand that you may
have scheduled custom work to be performed. This document contains useful and important information to
be shared with your Tradespersons and Contractors. Please note that these rules, policies and procedures
are subject to change and may be amended from time to time by Residence Services.

The Four Seasons Toronto project is comprised of three components: the Private Residences East Tower
(East Tower), Private Residences West Tower (West Tower) and the Hotel (collectively as the
Complex).

Residents are responsible for arranging access to the Complex for their Tradespersons and Contractors by
submitting a Trades/Contractors Residence Access form (Contractor Access Form) to Residence Services
with at least 7 days advance notice. Access for construction/work hours are from 8:30AM to 5:00PM,
Monday through Friday. Construction noise (hammering, drilling, jack hammer etc) must be restricted to
10.00AM to 2.00PM Monday to Friday and management must be informed at least 7 days in advance in
order to notify residents. For the security of Residents, Hotel guests and employees, no employee of any
Contractor or Tradesperson will be granted access to the Complex without submitting the required form
with proper notice.

ACCESS TO THE COMPLEX

Tradespersons and Contractors are not permitted in the Residences lobbies, or any public area of the Hotel.

Service Elevators

To access the service elevator in the West Tower; Trades people and Contractors will take the freight
elevator from the loading dock to P1 and follow the signs to the West Tower and S5 Service elevator.

Please note that the distance from the freight elevator on P1 to the West Tower service
elevator is 300 feet. Tradespersons and Contractors are responsible for providing any
equipment needed to transport their materials as described below.

DELIVERY OF CONSTRUCTION MATERIALS

All construction materials must be delivered through the loading dock. Use of the freight and service
elevators is subject to availability and must be arranged at least 7 days in advance by contacting Residence
Services. West elevator access hours are Monday through Friday from 8:00AM to 5:00PM.

Please note that all materials to be delivered and used in your Residence must be listed on the Contractor
Access Form. Hotel Security reserves the right to refuse delivery if an item(s) is not listed on the Contractor
Access Form. Vehicles may be parked at the loading dock for loading and unloading only and should never
be left unattended. Public parking is available near the Complex.

Neither the Hotel nor Residence Services will provide trolley, hand-truck or carriers to transport any
materials and supplies in and around the Complex. Tradespersons and Contractors are responsible for
arranging for proper equipment to transport their materials.

SECURITY DEPOSIT

A one-time security deposit in the amount of $ 1000CAD is required from the Resident prior to elevator
booking. Deposit has to be made in the form of a Certified Cheque to Toronto Standard Condominium
Corporation 2282 and submitted to the Director of Residences or Residences Manager at least 48 hours
prior to the first delivery taking place.

DAMAGE TO THE COMMON AREAS

Residents are liable for any costs or expenses incurred as a result of any damage to the Common Areas of
the Complex caused by their Tradespersons, Contractors or their employees. It is the responsibility of the
Resident or his/her agent to request an inspection of the Common Areas prior to commencement of work.

ACCESS TO RESIDENCES

Residents are responsible for facilitating entry to their unit for their Tradespersons and Contractors.
Residents can arrange for the concierge to provide a key to their Contractors; provide the key to
Tradespersons or Contractors directly or be present to open the door to their unit. In all cases, the entry
arrangement must be indicated on the Contractor Access Form, any additions may be organized with the
logistics coordinator.

Tradespersons and Contractors Health and Safety Rules and Regulations

Tradespersons and Contractors will perform their work safely and be in compliance with all
Legislated Standards, the safety rules of the Complex, and the Tradespersons and Contractors own
health and safety program.
No trade, resident or owner shall disconnect, damage or remove and safety device or any portion
thereof contained in a unit. All safety devices shall remain fully operational at all times and safe
from any potential health, safety or security hazard, loss damage or harm which may be caused to
any person or property.
Tradespersons and Contractors must submit a list of all chemicals or hazardous materials brought
into the Complex. All chemicals or hazardous materials brought into the building must be
appropriately labeled.
Tradespersons and Contractors are responsible for supervising, training and communicating all
pertinent information to their employees, visitors and vendors who are performing work on the at
the Complex.
Any and all unsafe conditions or hazards encountered while performing work must be reported to
Hotel Security immediately.
Any and all injuries/accidents that occur must be reported to Hotel Security immediately.
Fire exits, extinguishers and alarms must be kept clear of obstructions at all times.
In order to ensure a clean working environment, Tradespersons and Contractors are required to
maintain a clean worksite and conduct frequent clean ups.
Danger tags or lockout devices on any equipment must not be removed by Tradespersons and
Contractors.
Tradespersons and Contractors will conduct safety checks of their employees and equipment.
Tradespersons and Contractors causing serious safety hazards violating the health and safety rules
of the Complex (e.g., blocking emergency exits) may be expelled from the premises at the
discretion of Hotel Security.
Tradespersons and Contractors will keep an active and charged fire extinguisher on the floor at all
times during the work.

Additional Rules and Policies

All packages, bags and toolboxes are subject to random search by Hotel Security or Residence
Services upon entry and departure from the Complex.
Family and friends of Tradespersons and Contractors are not permitted on the Complex property.
Tradespersons and Contractors must abide by the rules and regulations of the Complex.
The Complex is a smoke-free facility and smoking is not permitted in any public areas. Smoking is
only allowed in the exterior designated smoking area.

Abusive language or swearing is prohibited and will not be tolerated in any manner on the Complex
property.
No alcoholic beverages, illegal drugs, narcotics or weapons are permitted on the Complex property.
Activity must be conducted so that minimal disturbance is caused to other Hotel guests and
Residents.
Tradespersons and Contractors must take all necessary precautions (i.e. masonite over carpeting
and on walls and corners, dollies for equipment etc.) to protect the Common Areas of the Complex.
Tradespersons and Contractors must inform Hotel Security if they are performing any dust-
generating work such as painting, carpentry, etc. so the smoke detector/fire alarm system can
accommodate this work.
All trash and boxes must be removed from the site daily and such removal must be arranged
directly by your Tradespersons and Contractors. Four Seasons is not responsible for removing any
materials, boxes, packing paper, etc. from your Residence or the Common Areas of the Complex.
Residents are responsible for any messes, spills, leaks or debris left in any of the Common Areas or
public areas of the Complex.
Cleaning supplies and equipment are to be supplied by your Tradespersons or Contractors.
Removal of trash from the premises is the responsibility of your Tradespersons or Contractors. Dirt
and dust tracks must be removed as soon as possible.
No waste products or liquids may be dumped or disposed of in any floor drain or exterior drains.
All paint cans, wood or carpet scraps, or other leftover construction materials must be removed
from the Complex. Such items must not be put into any interior or exterior drain.
Elevator protective pads (where applicable) must be used at all times when transporting large
items, carpets and construction materials.
Service elevator may be required when hotel service elevators or residence front door elevators are
unavailable or in an emergency
Personal items may not be placed or left in the Common Areas.
Water shut off to any unit other than your own Residence requires a 3-day notice to the Director of
Residences (scope of work must be included with notice). Water work must be completed within 2
hours or less, if possible.
All damage and/or loss due to construction or breach of security (e.g., leaving exterior doors open
or unattended) will be the sole responsibility and liability of the Resident causing the problem.

Tradespersons and Contractors Insurance Requirements

The following are minimum insurance requirements for independent Tradespersons and Contractors used
by residential owners. Please be aware that work done by some Tradespersons and Contractors may
require higher insurance limits.
All paperwork must be provided to the Director of Residences at least 48 hours prior to the Tradesperson or
Contractor coming onto the Complex to carry out their work.

(i) Commercial General Liability in an amount not less than $1,000,000 per occurrence combined
single limit for bodily injury, personal injury and property damage, Such policy shall include
coverage for products and completed operation, employers liability, cross liability, contractual,
waiver of subrogation as listed below;
(ii) Automobile Liability in an amount not less than $1,000,000 per occurrence for bodily injury and
property damage covering all owned, hired, leased and non-owned automobiles;
(iii) A proof of WSIB (Workplace Safety Insurance Board)
Tradespersons and Contractors shall ensure that Four Seasons Hotels Limited, Kingdom Hotels (Toronto)
Ltd., and Bay-Yorkville Developments Ltd. are added as additional insured to the Commercial General
Liability policy.
