DEED OF ABSOLUTE SALE OF REAL ESTATE

KNOW ALL MEN BY THESE PRESENTS:

That I, JEAN D. KEENAN, Filipino Citizen, of legal age, and resident of San Ramon East,
Manabo, Abra, for in consideration of ONE HUNDRED THOUSAND (Php100,000.00_)
Philippine Currency, to us paid and delivered by LILIA B. VALERA , a Filipino, of legal age,
and resident of Ayyeng Manabo, Abra, the receipt of said sum being hereby acknowledged do
hereby, by virtue of these presents, sell, cede, transfer, assign and convey, by way of Absolute
Sale unto the said vendee, his heirs assigns, and successors in interest, the following described
property;

1. RESIDENTIAL LAND located at Squing, Malabbaga, La Paz, Abra; designated as Lot

No. 026 ; Bounded on the North; Lot no7877; East by national road; West by Lot no.:
7884,7881 and on South by Lot no. 7879-A; covered by Tax Declaration No. 12192;
property identification no. 004-08-007-13-026; an area of 369 sq.m.

That I am sole, exclusive, and absolute possessor and owner of the above-described
property/ ties, my possession thereof having even actual, public, adverse against the whole
world, continuous, uninterrupted, and in the concept of owner for more than ____ years,
including the combine possession of my predecessors interest, while my ownership over said
property/ties was acquired from lawful source, that there are no liens and/ or encumbrances over
the afore-mentioned property/ ties; that in case of eviction, I shall reimburse the purchase price
and be responsible for al damages, including attorneys fees; that more than 30 days prior hereof,
all possible pre-emptioners and redemptioners were duly notified in accordance with Art 1623 of
the Civil Code but only herein vendee/s appeared ready and willing to buy the same at my price,
this instrument may be registered in the proper registry office in accordance with existing laws
on the matter ; and that the conditions of this sale is / are as follows:

The sale of the above-described property is absolute and irrevocable.
