This book which was scholarly writ-
ten by Atty. Alvin T. Claridades is a liv-
ing testament of excellence, dedication
and hard work. It is one perfect refer-
ence for every member of the bar and
student of law who continuously
search for unanswered questions
about the problem areas in land regis-
tration in the Philippines.

Being a recognized authority in the field and a respected mem-

ber of the academe, the Author has mastered the intricacies of the
system of land registration in our country. Moreover, being a lawyer
from the barrio, he took a different approach to make the compli-
cated world of registration of land titles and deeds easily under-
stood even by an ordinary layman.

From the historical background of the earliest system of regis-

tration, cadastral proceedings and property registration under Pres-
idential Decree No. 1529, as amended, together with the latest is-
suances and jurisprudence on the subject matter, the Author made
a very analytical study and a commendable explanation that will
surely make the reader comprehend the wisdom of the system of
land registration in the Philippines.
