ORDER :
The LRS application filed vide reference to the 1st cited for Regularization of plot in unapproved layouts has been examined
with reference to the Telangana State Regularization of unapproved and unauthorised layout rules 2015, issued vide ref 2nd cited
to 8th cited above. The said plot is regulated under the said rules as shown here under subject to following details & conditions.

1. The above regularization orders are subject to the conditions that are likely to be applicable under the Urban Land Ceiling
and Regularization Act. 1976 and Telangana State Agriculture Land Ceiling Act.

2. The owners / applicant are solely responsible for any misrepresentation with regard to ownership title, Urban Land Ceiling
clearance etc. The owners / applicants are responsible for any damage claimed by anyone on account of regularization of the
above layout / plot.

3. The regularization order shall not be used as the sole reason for obtaining exemption from the provisions of Urban Land
Ceiling and Regularization Act.1976 and Telangana State Agriculture Land Ceiling Act.

4. The regularization of plot does not confer ownership on the applicant or alter the ownership of the land.

5. The regularization orders shall not be used as proof of any title of the land.

6. The regularization plot does not bar the Government or any public agency from acquisition of the above land for any public
purpose.

7. All developments / construction activity shall be taken up as per the layout pattern regulated by these orders.

8. The roads and open spaces as per the layout pattern regulated by these orders are deemed to have been handed over to the
local body and no claims / counter claims on the said roads and open spaces will be entertained in future.

9. The boundaries, dimensions and layout pattern of the regulated plot shall not be altered except with the previous approval of
the Competent Authority.

10. That in case of any disputes litigations arise at time in future, regarding the ownership of the land, the applicant shall be
responsible for the settlement of the same and the HMDA or its employees shall not be a party to any such dispute /
litigations / court cases.

11. That in the event, the land is declared as surplus / Government land in future, the same shall vest in the government and the
regularization proceedings automatically stand void. The regularization charges and other charges already remitted to
HMDA shall stand forfeited and the applicant cannot claim for refund of the same.

12. Regularization is restricted to only this plot/site covered under these proceedings. Plots which are not regularized remain

unauthorized and Executive Officers / Panchayaths shall not give permissions in such plots till they are regularized by
HMDA.

13. The regularization charges are not for providing development works / infrastructure in the layout or for the plot. The
development of infrastructure is to be undertaken by the concerned local body as per their priority in unauthorized layout(s).

14. In future if any modification is made by the Competent Authority regarding alignment of Master Plan Road & FTL, the
applicant has to accept the changes. In case of any disputes / litigations arise in future regarding the alignment of Master
Plan Road & FTL, the applicant shall settle the issues at his level and HMDA shall not be made a party in settling any such
disputes / litigations.

15. The applicant shall submit the EC for 13 years while obtaining building permission in the regularized plot(s) from the
Competent Authority.

16. If the road is planned as per Master Plan / Any other Plan, the affected area shall be handed over to the concerned authority

at free of cost by way of Gift Deed.

17. This office has regularized only for Plot and not for existing building in the site under as per GO MS No. 151 dated
02.11.2015. If BRS file is rejected due to not satisfied with the statutory Master Plan, automatically the regularized plot(s)
shall be deemed to be withdrawn and cancelled.

18. As per GO MS No 151 dated 02.11.2015 and its amendments Govt. Orders, if the site under reference is industrial /
recreational / water bodies land uses are earmarked in the notified Master Plan, the regularized plot plans shall deemed to
have been cancelled.

19. If the site under reference is falling in open space / park area in an unauthorized layout or approved layout, the regularized
plot plan / proceedings shall deemed to have been cancelled.

20. The applicant / developer shall comply the conditions mentioned in the GO MS No. 151 dated 02.11.2015 and its
amendments Govt. Orders

21. The HMDA has right to cancel this regularization proceedings if it is noticed that applicant has obtained Regularization
order by suppressing / concealing material facts.

Additional Conditions in Case of Peri-Urban Use Zone:

1. The ground coverage of the Residential building in the plot shall not exceeding 25% of the plot area as per the GO.

2. Maximim height allowed for Resdential use is 15 Mtrs and below
3. The owner / developer shall specifically mention this condition while disposing the plots in this layout in the agreement of
sale and the sale deed, as the case may be.
4. The owner / developer shall also mention the above conditions in the pamphlet / brochure and the sign boards etc. for
promoting this layout located in Peri-urban use zone as per Metropolitan Development plan-2013

Additional Conditions :

1. Applicant paid Total Amount of LRS & NALA Charges, hence We can Issued Final Proceeding Letter.

Further all proceedings and actions of enforcement by HMDA initiated or contemplated against the said plot are withdrawn by
