Building Manager Responsibilties

Job description:
administration star ie Assistant Building Manager/Executive, Building Supervisor, Maintenance Supervisor,
Chargeman, technicians. handyman, Administrative and Customer Service Assistants and conduct regular
meeting and briefing with maintenance team on operational matters/issues.
To ensure all statutory requirements in respect of the building are met-
i) Fire Insurance and other necessary insurance eg Burglary, Cash-in-transit, Public Liability & Professional
Indemnity
ii) JKKP license for lifts

iii) Suruhanjaya Tenaga certificate for genset
iv) Bomba certificate for fire extinguishers
v) Bomba certificate for building (for Commercial Building only)
vi) Payment of Quit Rent
vii) Payment of assessment
viii)Conduct of AGM
ix)Audited Account
To ensure the billing of the Building Maintenance Fund, Sinking Fund, late payment interest,
other outgoing and other recoverable eg fire insurance, Quit Rent, water supply and etc is done timely as and
when necessary.
To ensure and monitor the daily collections are recorded in the in the system properly and
correctly and to deposit the collections ie cash and cheque on the following working day.
To ensure the House Rules and the Deed of Mutual Covenants are enforce and adhere by the
occupants of the building.
To ensure that Building & Common Property Act (Act 663) & Strata Titles Act (Act 318) are
observed and complied by the owners, JMB and the Management
To ensure the maintenance checklists and schedules ie General Maintenance Annual Planner,
Preventive Maintenance Schedule, Corrective Maintenance Schedule, Credit Control Exercise Schedule, At ekly
Checklist and Daily Checklist are in place, carry out by the respective parties and monitored.
To ensure all the service providers contracts are in order, review and renew timely and the services are rendered
dutifully as per the contracts.
To ensure the utility bills ie TNB, Syabas, Telekom or other telco company are settled timely.
To carry out due diligence of the building grounds, facilities, C&S and M&E systems and services of the building to
prepare Building State-of-Repair Report and recommend necessary rectification or up-grading works.
To ensure that a proper admin and management systems are in order as per the company's SOP, standing
instructions and needs of the site for efficient & systematic operation of the Site Management Office ie filing system,
residents record, pettycash usage, and etc.
To attend all owners and residents' complaints and feedbacks received through walk-in, telephone, e-mails, fax or
letters efficiently and promptly.
Maintain good rapport with owners/ residents, service providers and local authorities in regards of the
condominium.
To ensure that owners and residents are kept abreast of all the necessary important up-dates of any issues in
regards of the common areas and properties of the building via notices or/and newsletter.
To strictly enforce the approved Credit Control exercise (eg sending reminders, water disruption, access card
deactivation, issuance of Letter of Demand and summons and etc) to improve collections of Building Maintenance
Fund & Sinking Fund.
To prepare monthly Building Manager Report and submit to the HQ and JMC/Council on or before the dateline.
To prepare Annual Operating Budget for the operation of the building throughout the year and to monitor the
operating expenses as to be within the approved Annual Operating Budget
To prepare the planners eg General Planner, Credit Control Planner, Preventive/Routine
Maintenance Planner and Corrective Maintenance Planner for smooth operations at site.
To carry out any other instructions by immediate superior and General Manager or any person authorized by the
General Manager.
Any other assignments that may be assigned at the discretion of the Company from time to time.
Requirement
Candidate must possess at least a Bachelors Degree, Post Graduate Diploma, Professional Degree, Engineering
(Electrical/Electronic) or equivalent
At least 5 year(s) of working experience in the related field is required for this position.
Applicants must be willing to work in Jalan Munshi Abdullah.
Preferably Senior Managers specializing in Property/Real Estate or equivalent
5.5 Abrking days.
Full-Time position(s) available.
