s temperatures drop and thoughts
once again turn to lighting fires and
sitting down with a good book, its
important to revisit chimney main-
tenance. Even though chimneys do not require
daily upkeep, regular maintenance efforts help
chimneys operate safely and prevent injuries
while protecting homes from fire.

neys are not well maintained. Such problems
include chimney fires, carbon monoxide
poisoning and early failure of the chimney
and heating sources that the chimney vents.
Carbon monoxide can be scary, as it is virtually

byproduct of poor chimney maintenance. The
Chimney Safety Institute of America notes that
chimneys expel the byproducts of combustion,
including smoke, water vapor, gases, unburned
wood particles, hydrocarbon, tar fog, and as-
sorted minerals, which can condense on the
inside of the chimney flue. The residue, called
creosote, is highly combustible. With the right
conditions, a chimney fire can occur.

Steve Wadlington offers the following five
tips to share with your clients on how to

Sun exposure can cause warping,
fading, chipping, and other deformities
to roofs and siding materials. Inspect the
roof for cracks or other damages, and
repair any issues before winter.

If there is a blockage, or if residue is
built up, the risk of fire and other safety
issues increases. Homeowners willwant

tip-top shape for winter use.

their property clean and well maintained, it
can be frustrating to see that their messy
neighbors have enough junk outside to
fill up a landfill. Its embarrassing to the
neighborhood to have to live near someone
like this is. But the worst part is the way
that it is financially straining to other people
around them, especially in regards to how
much the messy neighbor lowers their home
values.
How a Homes Value is Calculated
When a local real estate agent or appraiser
determines what your home is worth, they
compare it to other similar homes nearby
that have sold recently that are comparable
to it and the amount that they are valued
at. If one or more of those comparables
is in poor condition, then it brings down the
property value for the rest of them.This
impacts all the homes in that neighborhood.
Each one can have their homes value drop by
as much as 10%.

the Pit would be pretty cool for a number
of years, he said. When we got into ne-
gotiating for the naming rights, I thought
that it would be a great way to include
having semi-annual home shows there.
Although there are several other home
shows in the Albuquerque metro area,
Chavez felt like there would be room in

when its at such a venerable and beloved
location, he added.
Were pretty excited about it, he
said. The Pit is an interesting place for
people to go to. I always thought it would
be interesting to have other events there.
I think the big attraction is the Pit. Its
the most-loved, most-known facility
in the state, which is a big attraction.
Although on the surface it may seem like
something of an unusual venue for such
an event, upon looking deeper into the
site, it turns out its essentially perfect for
a home show. The wide, round concourse
makes it easy to set up the exhibitors,
with easy access for strolling through to
make a big loop, Chavez said. There are
some little nooks and crannies so every
booth is a good one, he said. And there
are numerous concession stands already
in place that will be selling food and
drinks, as well as beer and wine.

Additionally, UNM staff will be
on hand to give tours of the building,
he said. Ive been going to basketball
games there since it opened, and three
or four weeks ago I had a walkthrough

of the building, Chavez said. We went
through the locker rooms and practice fa-
cility. I have never been up and down the
tunnel. So I thought a tour here would be
pretty cool. Its based on similar tours of
other iconic stadiums, he said. Ive been
on tours of Lambeau Stadium in Green
Bay, Wisconsin and the Dallas Cowboys
Stadium, and I always found them really
interesting. I think a tour through the
basketball facilities is pretty much on
the same level as many other places. We
think thats going to be an interesting
part of the event. A donation will be
asked for taking the tour, with those pro-
ceeds also going to three UNM facilities.
As for the donations and the proceeds,
they will help institutions at UNM that
need it.
This is extremely important to An-
derson, said Shawn Berman, Anderson
interim dean. Larry Chavez is an alum
and a 2016 Hall of Fame inductee, so to
be associated with one of our alums who
is so successful and kept his business
here in Albuquerque sets an example for
current students in terms of giving back.
