Building Details – Technopolis

“TECHNOPOLIS” is a state-of-the-art intelligent building with a total built up area of


3,55,000 sq.ft. constructed in a plot area of 1.93 acres. This building consists of lower
ground floor, ground floor and seven other floors. The lower ground floor and ground floor
have car parking and service offices. The first floor has all the commercial space
earmarked for Restaurant, shopping mall, travel agent, foreign exchange, Gymnasium and
other support service providers. The Ductile design principle has been adapted to resist the
lateral forces due to wind and earthquake. The floor plate is 36,690 sq.ft. Each and the
space for office is provided from level 2 to level 7. This building is located on the Seaport –
Airport road with in the Cochin Special Economic Zone, closer to the International Airport,
collectorate, customs office and Sea Port as well as city business district.

LOCATION

• Cochin is the Queen of the Arabian Sea by virtue of its strategic location.
• It is just 11 nautical miles off the international shipping route connecting Europe
and the Pacific Rim.
• It is the nearest Indian port to this maritime highway.
• Which is why Dubai Ports International is investing in Cochin to make it a
transshipment container terminal.

B. Services

B.1 Air Conditioning and Mechanical Ventilation

• Central Air-conditioning has been provided to a capacity of 1050 T by


means of 3X350 tons of Chilled water system.
• The designed temperature of Air-conditioned area is 23 +/- 2 degree
centigrade and relative humidity not exceeding 60% for Office Areas.

• Normal Air-conditioning is provided through comfort AHU round the clock
for office, commercial and lift lobbies.
• Provision for locating condenser units for the server room A.C has been
made

• Fresh air quantity of 32cmh per person will be provided for the air-
conditioned areas.
• Staircase pressurization, lift well pressurization, Toilet exhaust ventilation
and kitchen exhaust ventilation system have been suitably designed to meet
the fire safety norms.

B.2 Building Management System (BMS)

• This controls the switching operation of ACMV systems as per the desired
sequence and timing.
• This ensures effective control and monitoring of the ACMV system, Fire
Protection System, Electrical system, Lighting system Lifts and Exhaust fans
etc.,
• Central monitoring of technical parameters of all plant equipments,
switchgears, AHUs and pumps is possible thereby improving the reliability of
quality service.
• This also measures all refrigeration and power consumption units.
• BMS is powered from an UPS for higher availability, reliability and
prevention of data loss.
• These systems shall comprise of Direct Digital Control (DDC) connected to
Man Machine Interface (MMI).

B.3 Communication & Connectivity Facilities

• BSNL is providing a telephone exchange for an initial capacity of 1000


lines. The connection will be given on demand.
• This exchange is capable of providing voice, E-Mail, ISDN, videoconference,
STD/ISD.
• Main distribution system frame (MDF) room for voice communication, to
receive telecommunication cables from exchange.
• VSNL are setting up a hub within the park, to provide high-speed
international private leased circuit (IPLC) and Internet leased line (ILL) for
connectivity.

• The rates are cheaper within Technopolis as the National Domestic Long
distance charges are not applicable.
• The cabling will be done up to the common floor levels for easy and faster
connectivity.
• An EPABX is proposed in order to provide intercom services within the Park.

B.4 Electrical Power Supply

• Power supply to the park is through 2 reliable feeders from 110KV Sub Station of Kerala
Electricity board. One supply source is from Bhramapuram Within Special economic
Zone there are 2 Nos. of 12.5MVA transformers to take care of the power supply
requirements.
• Technopolis receives 11KV Power supply from CSEZ and stepped down to 415 V
through transformers of capacity 2 X1250 KVA each and distributed within Technopolis.
• Further back up is provided by additional feeders thro’ ring main unit from Kerala
Electricity Board
• Back-up power supply will be provided from D.G sets of capacity 2500 KVA with Auto
Main Failure feature.
• UPS support is provided for fire protection system, General Lighting, Emergency
lighting in tenant and common areas, AC for office, Mechanical Ventilation system,
Lifts, Sump pump, BMS, Water pumps.
• All tenants will be metered for 415 V normal power supply through sub boards
located at each floor.

• The current power tariff for the LT connection to Tenants in Technopolis has two
components, viz., a fixed connected load charge of Rs.45/- KW and energy
consumption charge of Rs.3.25/- unit. An electricity duty of 8.2 % and an electricity
surcharge of 2.2 % on the electricity consumption charges. However the prevailing LT
tariff shall be applicable to the clients

B.5 Earthing

• A dedicated earthing system has been provided for to cater to the tenants’ UPS,
Server room and communication equipments. This is in addition to the normal grid
earthing provided for other electrical systems.

B.6 Lighting Systems

• Common area lighting will be provided with 1X11w CFL lamps, whereas M&E rooms
are provided with 1X40w fluorescent (recess mounted or ceiling mounted).

B.7 Fire Protection System

• The systems provided are as per the norms of National Building Code (NBC)
of India.
• 4 nos. of wet riser system with hose reels at all floor levels.
• Yard hydrants around the building at every 30 meters of interval with a
stand post.
• Each stand post contains 2 nos. of 63mm dia hoses and branch pipes.
• Sprinkler Risers at 2 symmetric locations for sprinkler system.
• There is an under ground water storage tank of capacity 250 Cu.m
exclusively for fire fighting purpose.
• A suitable type of portable fire extinguishers
• Smoke detector in electrical room, ducts, lift shaft, lift machine room etc.,
• Fire escape route sign boards
• MIMIC panel shall be located in the smoke free lobby at each floor level.

B.10 Water Supply and Sewerage

• Adequate Treated Water is being provided by Cochin Special Economic


Zone.
The storage capacity of drinking water tank is 200 KL.
The Average per capita water consumption is factored as 50 liters per day per
person.
• Sewerage connection to the central sewerage treatment plant is designed
as two pipe system as per IS Specification.
• Separate lines are provided for Waste stack and Soil Stack.
• Collected sewage is disposed in the CSEZ sewer manhole.
• Self-cleansing velocity of 0.75 m/sec to 1.2 m/sec at peak flow is
considered.
• The entire rainwater and surface storm water is recharged to the under
ground water table through a rain - water harvesting system.
