B. Services
• This controls the switching operation of ACMV systems as per the desired
sequence and timing.
• This ensures effective control and monitoring of the ACMV system, Fire
Protection System, Electrical system, Lighting system Lifts and Exhaust fans
etc.,
• Central monitoring of technical parameters of all plant equipments,
switchgears, AHUs and pumps is possible thereby improving the reliability of
quality service.
• This also measures all refrigeration and power consumption units.
• BMS is powered from an UPS for higher availability, reliability and
prevention of data loss.
• These systems shall comprise of Direct Digital Control (DDC) connected to
Man Machine Interface (MMI).
• The rates are cheaper within Technopolis as the National Domestic Long
distance charges are not applicable.
• The cabling will be done up to the common floor levels for easy and faster
connectivity.
• An EPABX is proposed in order to provide intercom services within the Park.
• Power supply to the park is through 2 reliable feeders from 110KV Sub Station of Kerala
Electricity board. One supply source is from Bhramapuram Within Special economic
Zone there are 2 Nos. of 12.5MVA transformers to take care of the power supply
requirements.
• Technopolis receives 11KV Power supply from CSEZ and stepped down to 415 V
through transformers of capacity 2 X1250 KVA each and distributed within Technopolis.
• Further back up is provided by additional feeders thro’ ring main unit from Kerala
Electricity Board
• Back-up power supply will be provided from D.G sets of capacity 2500 KVA with Auto
Main Failure feature.
• UPS support is provided for fire protection system, General Lighting, Emergency
lighting in tenant and common areas, AC for office, Mechanical Ventilation system,
Lifts, Sump pump, BMS, Water pumps.
• All tenants will be metered for 415 V normal power supply through sub boards
located at each floor.

• The current power tariff for the LT connection to Tenants in Technopolis has two
components, viz., a fixed connected load charge of Rs.45/- KW and energy
consumption charge of Rs.3.25/- unit. An electricity duty of 8.2 % and an electricity
surcharge of 2.2 % on the electricity consumption charges. However the prevailing LT
tariff shall be applicable to the clients
B.5 Earthing
• A dedicated earthing system has been provided for to cater to the tenants’ UPS,
Server room and communication equipments. This is in addition to the normal grid
earthing provided for other electrical systems.

• Common area lighting will be provided with 1X11w CFL lamps, whereas M&E rooms
are provided with 1X40w fluorescent (recess mounted or ceiling mounted).
• The systems provided are as per the norms of National Building Code (NBC)
of India.
• 4 nos. of wet riser system with hose reels at all floor levels.
• Yard hydrants around the building at every 30 meters of interval with a
stand post.
• Each stand post contains 2 nos. of 63mm dia hoses and branch pipes.
• Sprinkler Risers at 2 symmetric locations for sprinkler system.
• There is an under ground water storage tank of capacity 250 Cu.m
exclusively for fire fighting purpose.
• A suitable type of portable fire extinguishers
• Smoke detector in electrical room, ducts, lift shaft, lift machine room etc.,
• Fire escape route sign boards
• MIMIC panel shall be located in the smoke free lobby at each floor level.
