Public spaces, parks, and city building landscapes are an expression of community and agency pride, creating lasting
impressions of the City of Carmel to residents and visitors. It is evident to all the efforts made by the community to keep
the Citys streetscapes, parks, and facilities within the character of Carmels rich culture history. Changing local, state,
and federal policies impact landscape forms, function, and management which may alter how we experience, access,
and use the Citys public landscape.

BFS Landscape Architects bring a history of experience, creativity, and dedication to every project task.

Public landscape design has been at the core of our firm since its inception. We offer design insights, project develop-
ment experience, and an understanding of site management to every project. We have developed long-term working
relationships with several municipal clients, including the cities of Monterey, Watsonville, San Jose, Morgan Hill, and
Gilroy. BFS has an established working relationship with the City of Carmel. Completed in 2016, the Carmel Mission Trail
entrance at Mt. View was a successful renovation project in which BFS worked closely with the Citys project managers
as well as the public interest groups. We were also involved with the renovation of the Sunset Center as well as general
landscape improvements around the entire property.

Our firm, located in downtown Monterey, allows us to provide a high level of service to our clients on the Peninsula. I
will be the point of contact for the City of Carmel, available at 831-646-1383 and mike@bfsla.com. Our service oriented
approach ensures that a principal is involved in every project. In support of our design staff, we have included several
other design and planning professionals with whom we team with on a regular basis.

Fort Ord Recreational Habitat Area Trails Master Plan

In 2002, Monterey County took own-
ership of approximately 2,100 acres of land to be maintained as a habitat preserve in perpetuity. BFS
prepared the Master Plan that formalizes a network of trails reflecting diverse user needs and environ-
mental conditions, and is in accordance with the draft Habitat Conservation Plan.

2005 landscape master plan with a more intensive analysis of the site, a more in-depth look at com-
munity desires, and an evaluation of the functional needs of all program elements, including buildings,

Working with City of Monterey, State,
developer and neighborhood interests, BFS designed a path link that improved the high school, Old
Town neighborhood and Downtown pedestrian connections. The pathway opend up a remnant creek
segment and created a small quasi public space for seating supporting adjacent retail and public needs.

hood park to provide new seating areas, lawn area, basketball court, synthetic turf volleyball court,
entry wall and paving. Renovation also includes upgrades to irrigation and new planting areas.

the realignment and redesign of the existing trailhead. New steps, handrails and a paved pathway were
key elements of project. Existing site conditions and compliance with current accessibility codes made for
a very tight site. The engineers estimate for construction costs provided by BFS to the City was $81,560.

redesign of 2,000 of a busy arterial road and adjacent bike trail, which included adjacent intersections.
BFS was responsible for site layout, hardscape, planting, and irrigation design from concept through con-
struction administration, including drainage swales to comply with C3 storm water regulations.

to develop a distinctive character that fit within the vision of the park system. The playground has (3) dis-
tinct areas of play. BFS worked closely with play equipment manufacturers, to design custom play struc-
tures that provide ample opportunity for children to seek out more challenges as they grow and mature.

structure, 3.5 miles of perimeter trails, a 20-acre open space park for picnic facilities and a Discovery
Farm for educational play. Site forms and materials reflect the landscape heritage of the region in the
late 1800s.

for the playground that would maintain the spirit of the original design while meeting the current design
standards. Master Plan is being incrementally implemented by the City as funding becomes available.

To define a pedestrian enhancement
improvement strategy, BFS assisted the City and the Cannery Row Business Improvement District with
design refinement, detail and final City approvals. Improvements consisted of benches, trash containers,
planting pots, news rack enclosures, signage, rec trail paving and banners.

BFS staff has been involved in the planning and design of numerous trail segments from Sand City to
Pacific Grove since 1987. Beach access, visual quality, safety, and historic preservation are some of the
issues addressed during the extensive planning and design process. BFS provided ongoing planning and
design services, including parking studies, lighting improvements, Coastal Commission permits, TEA
grant application materials, computer simulations, detailed design, native plant restoration and construc-
tion review assistance.

BFS prepared site designs and construction documents for the $12-15 million renovation of the Sunset
Center in Carmel. Working closely with the architects, a site plan was developed that maintains Car-
mels urban forest character, while being sensitive to parking needs, project budget, and the buildings
expansion.

In order to provide the school with a more diverse, aesthetically pleasing and sustainable landscape at
their reconfigured entry, approximately 14,500 square feet of area was replanted and a new irrigation
system installed. Native plants and a cobble swale reduced the amount of water needed, improved on-
site stormwater flows and reduced the staff resources required for maintenance. An onsite roof water
collection component was also designed for integration into educational programming.
