Maintenance Notes
Lake Drs have been servicing SLHOA ponds for approximately 4 + years.
Algae treatments should begin in late February / early March. Historically,
April has been considered the start month but thats too late if
temperatures are consistently in the upper 40s / 50s. Increased water
temperatures, lack of oxygen and longer daylight hours are key ingredients
for algae blooms.
o Chara algae will begin to bloom in late February / early March, as
water temperatures increase, especially in the shallow ends or the
drainage areas of all ponds. Example: west end of the Aster Way
pond. Chara is a green weedy / plant looking algae and will block the
water flow to the drainage pipes and cause water stagnation if not
treated early. This is key.
o All ponds have chara algae. The ponds should be treated early and
continue to be treated throughout the season.
o Google Chara for images / more information.
o Lyngbya algae will begin to appear as early as April. Its grows from
the bottom of the pond then peels and surfaces at the top of the
pond. Its very unsightly and difficult to control. Google Lyngbya
algae for more information.
Ponds should be treated with an anti muck digester chemical (vita stim and
floc logs) to reduce sludge that forms at the bottom of the ponds.
Ponds are typically treated once every 14 days throughout the season.
Ponds should be inspected on a monthly basis from April - October. Develop
relationships with neighbors whos property backs up to the ponds and ask
for water quality feedback .
Resist the temptation to reduce treatment(s) for a pond that may appear to
be healthy to service an algae infested pond to save costs. Spend the dollars
and fix the problem Oxygen /aeration has proven to be an effective
treatment.
American Pondweed (AP) is also common in ponds and must be treated
routinely throughout the season. AP is a leafy pond vegetation that grows
along the edges of the pond and can quickly / aggressively grow if not treated
/ maintained. AP tends to grow aggressively in the shallow parts of the
ponds e.g. west end of the Aster Way pond.
Great Lakes (4GL54) 4 stage aeration system was installed in the Aster Way
pond in October 2016. The aerator simply pumps oxygen into the water to
minimize algae growth. Please Google the benefits of pond aeration and read
the benefits of aeration for pond life eco systems. Historically, this pond has
been difficult to manage algae. Future aeration system installations may be
necessary for the remaining HOA ponds.

Fountain Maintenance Notes:


Main pond has two fountains, Aster Way pond has one fountain. West pond
has 1 fountain and the East pond (Lockwood Court) has 1 fountain.
Every 2nd year, the fountains should undergo a comprehensive maintenance
servicing.
Fountains are typically removed from the ponds in November and stored
during the winter months.
Fountains should be reinstalled and activated in March.

Key callouts:
The annual seasonal contract is typically payable in monthly installments
starting in the March / early time frame.
Approximately 30 grass cuts per season . Final grass cut is typically in Nov.
Vacant lots (unsold housing lots / lots without houses) are cut by the
landscape maintenance contractor and are considered an incremental
expense to the maintenance contract.
All fertilizers are to be P-free / phosphorus free. Phosphorus is a nutrient
found in lawn fertilizers and is problematic pollutant found in storm water
collection ponds.

All elective / additional lawn services must be approved via email by a Board
Member.
All HOA easements and property must be trimmed and cut. Also, Lawn care
provider should monitor the landscape for bagworms and evergreen insect
infestations. All edges around the ponds should be weed wacked.
