1.1 Background of Study

Nowadays, peoples are eager to own personal asset especially in purchasing the
house. This is because the price of house never decrease which indicate that buying a
house is a good investment for a long-term. Assets is things that can produce value.
Things which are assets have value for the owner because they can be converted into
cash. Malaysia offers 3 major types of properties which is residential properties,
commercial properties and vacant land. Residential property defines a whole area of
property types including condominiums, residential houses, service apartments and
apartments. So, the prices of house is varied according to the types and size of the
house. As time goes by, the prices of the houses are expensive and its going to rise
and rise again over the period. This kind of condition is due to the inflation, population
growth, and increasing material costs which is used in the houses industry.

A cross sectional study was conducted from 1 st - 31st November 2017. The residents
recruited by using probabilistic sampling which is cluster sampling techniques. The
targeted population for this study is one of the residential area in Puncak Alam,
Selangor. The area consists of 20 blocks of double storey houses. Each block consists
of ten houses. A random sample of five blocks is selected. The questionnaires
disseminated by the researcher to the residents. All the respondents were well informed
about the aim of the questionnaire by the researchers who have been entrusted to
collect the data. In total five blocks of residents completed and returned the
